Farmhouse in Villa Basilica, near Collodi / Pescia, Lucca, Tuscany - Quiet Location, Easy Access To Central Tuscany

Ferchia is a peaceful hillside hamlet near Lucca, recently lovingly restored into self-catering holiday homes from a 300 year old farmhouse and its estate. The conversion is of the highest standard, retaining period features along with modern facilities such as underfloor heating, high quality kitchens and bathrooms. Within extensive wooded and terraced grounds are three houses, which altogether can sleep 21 people, or any combination from 2 upwards. All rooms have spectacular views, the sitting rooms are large with open Tuscan fireplaces/woodburners and there are chestnut beamed ceilings and terracotta tiled floors throughout. Ferchia is private and secluded but not isolated. There is a 13 metre swimming pool with solar panel and shower. The air is clear, our own spring water pure; above all there is no noise or light pollution. Guests returning from a holiday here are relaxed, refreshed and de-stressed and have found it to be the most perfect base for exploring this beautiful region.

A huge sitting room, 22ft square with a large Tuscan fireplace, comfy sofas and large sofa bed. There is a quarter sized snooker table and a cupboard filled with books, information, games, CD player etc. This room leads onto a large terrace.

The spacious 22ft long kitchen is fully fitted in chestnut with granite worktops, with double sink, hob, oven, fridge/freezer, dishwasher, microwave and a 12ft long antique mahogany dining table with fourteen matching chestnut chairs. All cutlery, utensils, crockery, glasses etc are provided. This room leads onto two large terraces.

Four large bedrooms, two of which have double beds, one with three single 3ft beds and one with two 3ft beds. The bedroom furniture comprises chests of drawers, cabinets, chairs and hanging rails.

Two tiled bathrooms, with one having a bath with shower over, bidet, WC and wash basin and the other having shower cubicle, WC and wash basin. Please note. We charge per person per week. £300 is not for the whole apartment

About Roderick MacPhail

Rod is a surveyor, qualifying in 1970. Jennie, his wife for nearly 40 years, sadly died in January 2011. After various property associated employed jobs, they set up their own building company in 1981. Before recently retiring, they completed over 2,000 contracts. By far the hardest was the “Italian Job”. Different language, currency, working procedure and ethics, building materials, crazy bureaucracy–distance. (It took 3 years to get permission for the pool). They designed and project managed it all.

We have 2 children, both of whom love going to Ferchia with their children – and sometimes us!! It has turned out to be the perfect family holiday retreat for hard working people who want to relax and love seeing their children enjoying themselves.

Why Roderick MacPhail chose Lucca Area

Having decided upon Italy as our favoured European country in which to spend our holiday time, we bought Ferchia on our third investigative trip, having seen 24 different ruins in 4 days. It had (has) everything, that we were looking for, off the beaten track so that we have no noise, light or air pollution, our own water, 30 acres of woodland and a project to do.

We rebuilt the houses in traditional materials and style, adding modern kitchens, bathrooms and underfloor heating. Internally we have antique and quality new furniture, not cast offs from elsewhere. Happily every single visitor has admired the result, both inside and out. It is our home, not just property to rent.

"We had a wonderful time at Ferchia. The house is beautiful and you did a fantastic job making it a lovely home for us all to enjoy. We loved the quiet, the birds singing every morning and evening, the night sky full of stars and having almost all meals on the terrace with the stunning view. You almost feel optimistic about the world, seeing so many trees and having the sense that some bits of the earth are still unspoiled. We walked, swam, read a lot. We stayed 'home' every other day, so we could enjoy the peace, quiet and we loved the pool. 2 eagles came overhead every day plus visits from Frank the cat. Everyday Beppe came along to water the plants, a pool boy came by too. We saw Teresa, quietly doing laundry and watching over us, it all works perfectly".

Ideal family house

We have stayed here before so knew what we would find at the end of that tantalisingly long steep road! This was the perfect house for us to share a relaxed holiday with our sons, their wives and our two baby grandchildren. Everything we needed was there: all we had to do was enjoy our shopping trips to Esselunga in Pescia - so much more fun than Sainsbury's! It even opens all Sunday, we discovered.

The house, garden and pool are all beautifully kept by the caretaker and her family and it was a particular pleasure to know the pool was always ready for us, even if the weather was not. And each evening, we heard and then saw a group of wild boar, cracking nuts and rootling for food only a few yards from us on the terrace.

Swifts were evening visitors too, diving spectacularly over the pool.

Besides going to lovely Lucca twice and walking the entire circumference of the ramparts, we found a couple of pretty but different villages to walk around and from into the countryside. One was Colognara, going left on the main road, and one San Gennaro, found by going through Collodi. Both are a short drive away.

Perfect family holiday

Lovely Tuscan farmhouse in rural setting. Well equipped,spacious and comfortable. Pool inviting with tranquil views across the valley to Pariana.

Visits to towns of Lucca and Florence easily accessible by train from nearby Pescia.

Some of our party drove to San Gimignano, quite a trek but scenery lovely and famous gelato parlour made the journey worth while!

Ten of us there of varying ages 12 to 76, we agreed it was a good holiday enjoyed by all.

Fantastic, Relaxing, Magical Holiday!

Wow! That was our first impression on arriving at Ferchia, what a beautiful place! My husband and I stayed in the Metato which is perfect for a couple. Everything was clean and welcoming when we walked in, the fresh flowers on the table were a lovely touch! If you want a truly relaxing break away from it all then this is the place to come. We cooked outside most evenings and loved watching the sunset over the mountains on the terrace with a glass of chilled wine. If you fancy exploring the area Ferchia is close to Florence, Pisa, Luca and many other places. However, it was always wonderful to come back and relax by the magnificent pool after the hustle and bustle of the busy cities. If you enjoy wildlife, like my husband and I do, then you are in for a treat, we spotted wild boar, porcupines, foxes and deer! The bed was extremely comfortable and it was lovely to fall asleep with the windows open looking at the stars. Rod, the owner, was very helpful and everything was just as he said, there was no problems with getting the keys etc. and his directions were spot on! (We drove from Rome). We will definitely be back in the future to visit this truly magical place and have no hesitation in highly recommending Ferchia!

A really good relaxing time with superb views.

We had a great time, the weather was superb, between 28 and 35, although we preferred the lower range.

We did a bit of travelling, Luca, Siena, San Giagmano and Volterra. Had a trip to the coast at Viareggio and really enjoyed laid back Pistoia.

We stayed in Metato, which was suitable for 2. Mostly stayed and ate outside on the patio. Most of all we loved the view across the valley and walked 3 times through the woods to the village. We enjoyed sitting around the pool and cooling off with a swim. Even got the chance to read 3 books.

You have done a great job of restoring the properties.

A marvelous adventure in the Tuscany hills.

Our first trip to villa Bascillica Farchia. We had travelled down by car through Italy into Tuscany and found ourselves at Collodi village, famous as the home of Pinocchio. Rod’s directions brought us up the valley and then we climbed in first gear up to top of the beautiful hill of Farchia. The former chestnut roasting farm has stunning views across forested hills and the hamlet of Pariani. We were thrilled with the character of the Farmhouse, the lemon plants on the exit from the kitchen and the splendour of the hazel, chestnut and acacia trees that surrounded us. The heated swimming pool is a perfect size and afforded us hours of family fun. The house has facilities of snooker and bolles and numerous games and books for entertainment. The house is clean and airy and all rooms have as the film goes ‘’A room with a view’’. With memories of honey bees busying themselves as we lazed at the pool and the wildlife we had seen on the local forest trails we count our visit to Farchia as one of our best ever family holidays.

Another fantastic stay

This was our 9th stay at Ferchia - it never disappoints. The property is always immaculate, and the grounds perfectly tended to. We were blessed with great weather even this early in the year and the pool was open for business!

We love this property - it is only 30-minutes from Pisa, the journey to it is a dream using mostly motorways, it is private, peaceful, the views are as stunning as any we've ever seen. Well done to Rod for all the effort he puts into making sure that everything is right.

We're back in August - can't wait.

Ferchia would be the perfect place for artists, musicians, creative writing, photography and cookery. If anyone wants to run courses, do let me know.


The coast is approx 1 hours drive away and consists of miles of sandy, gently shelving beaches, from Viareggio through Marina di Petrasanta, to Forte di Marmi. Scores of restaurants back these beaches and there are sun beds and canopies to hire. The impressive hills around Carrara form a beautiful backdrop.


Airports: Pisa is 70 km and takes 55 mins. Genoa is approx. 2hrs. Train Station is Pescia, (about 15 mins) on the main line from Florence to Lucca/Viareggio. The A11 motorway (Florence – Lucca – Viareggio)is just 20 minutes from Ferchia. Our exit can be Capannori or Altopascio or Chiesina Uzzanese. Your own vehicle is essential to enjoy the holiday to the maximum. This is not a walking to the shops and promenading before supper type location.


Due to the proximity of the motorway, sightseeing and day trips are easy. This area is the genuine and traditional Tuscany, Lucca is just 28km away (some 40 minutes); Pescia 12km, Florence can be reached in an hour, Siena and southern Tuscany take about 2 hours. Cinque Terra is just over an hour, Barga 40 mins, Pistoia 35 mins and many, many more. The village of Collodi, where Pinocchio was written and which has famous gardens, is just 10 mins away.

Further Details:

For shopping, there is everything from the local shops, to excellent supermarkets, to the designer shops of Lucca and Florence.

Eating out. This, in our experience, is universally good and inexpensive in our noncommercial area, we have never really had a bad meal and never had anything but excellent local red wine. Prices obviously differ, and beware fish and steak which is sold by the etto (500 grams), sometimes there is a fright when you get the bill. On the whole, though, prices are far less than the UK and after a couple of weeks eating the genuine fare, you’ll never want to eat an Italian meal in the UK again!!

Our notice boards have cards from many of the local restaurants, with a note of which day they are closed.

The wine trail. The local wine, which is universally drunk in all the local eateries comes from Montecarlo. It is seriously good and is mentioned as one of the wines to ‘sup’ in Hugh Johnson’s guide to Italian wines. There are lots of wineries around here, who are only too pleased to invite you in to taste their wines. Another good day out!


There are wild boar in the woods around us and also porcupine. Plus the usual deer, fox, pine martins. On the house walls (outside) lots of different shades of lizard, three toed skink, lovely butterflies and all sorts of other wonderments for the natural history observers. Now that the hunters have mostly stopped shooting the song birds in our locality, the bird song and especially the dawn chorus is extensive.

Notes on accommodation: All the floors (except the first floor in the metato) are tiled, with underfloor heating throughout. The walls are white rendered and the ceilings traditional chestnut beams and terracotta tiles. All doors and windows are in planed and polished chestnut with wooden shutters and retractable insect mesh screens. There is a boules court near the swimming pool and a snooker table in the larger part of the main house. Our caretaker lives in the next house to us, a quarter of a mile away, should you have need of anything. Outside: At the back of the house is the utility room, complete with a washing machine, double sink unit and the boiler. There are tiled terraces leading from the large car park, in front of and behind the main house, and on to the Metato and the swimming pool where there are further tiled sun terraces. Sun beds, sun umbrellas, tables and chairs are all at the property. The pool is 40 feet long by 20 feet wide, is partially heated by a solar panel and is 1.5m deep throughout. It is shared between the guests of our houses only. Our land covers about 30 acres, all wooded and terraced. The views from all points are superb, and you can even watch buzzard hunting in the valley below you when on the terraces. There is a full time gardener, who cuts the grass and waters the flowers in this very verdant part of the world.
