Stunning location and views
Rancione was in the most stunning location with far reaching views. It was definitely a 'wow' moment when we first arrived and saw the pool and scenery! We had worried when we first received Richenda's directions and house manual (which are very detailed and covered all situations) that we would have difficulty in finding the property or perhaps that we would be too remote but that wasn't the case at all. We found it easily and it was just a few minutes drive to find provisions (the local bar at the bottom of the hill had a small grocery shop attached) and a fantastic pizzeria which was also very reasonably priced (we would highly recommend their steaks too!) The property itself was very well laid out and thoughtfully equipped making it very easy and comfortable to live in. The pool was large enough to swim properly and had a diving board (we loved having diving competitions!) but still felt safe for our teenage children who can swim but perhaps not as strongly as I would like. Overall, we had a fantastic time and would definitely consider staying again. Richenda was a wonderful host and very quick to respond to our questions. Thank you, Richenda!

This was our second visit and we have not yet exhausted all that this fascinating part of Italy has to offer. But just to be at the house, absorbing the peace and the bird song, gazing at the distant views, is to experience real happiness.

Remote idyllic perfection
We dont want say how good this place is or it will get fully booked up! The house is immaculate, well equipped, set amongst woodlands and fruit tres but with tremendous views from the terrace. The pool is delicious, the indoor area cosy. It feels remote: the only sound is glorious birdsong. Actually it is not far from the two villages: the drive there is rustic but perfectly manageable and one,San Leo Bastia, has an excellent basic pizza taverna. Citta di Castello is fascinating and Montone is a gem. Both provide excellent eating. Both are about 40 minutes away. A bit further,Perugia and Arezzo are treasure chests of music and art.
Some people might be concerned by the occassional snuffling of inquisite wild boar at night, but we loved it.
Perfect Umbrian retreat
Rancione is absolutely delightful. Having stayed there once previously I returned for an Autumn mini break with friends, and it was as quiet and comfortable as I remembered. Waking up and taking coffee outside while watching the mist clear over the valley is the best start to a day!
The rooms are all very comfortable and we found everything we needed in the kitchen. While the house is secluded, we enjoyed the amenities of San Leo, particularly the outstanding pizzas at Bar Bucci. Previous guests left handy restaurant recommendations in the visitors' book and we ate very well at several local establishments.
There is plenty to do in the environs and day trips to Gubbio (splendid view from the top of the town hall), Arezzo (amazing Piero della Francesca paintings), Orvieto (stunning Duomo) and of course Assisi and Perugia were comfortable by car. Our trip coincided with the truffle festival in Citta di Castello where the offerings were delicious.
I can't recommend this house highly enough and certainly hope to return.
Stunning private farmhouse with large pool
Rancione is an excellent base from which to explore Eastern Tuscany (Cortona etc) and Western Umbria (Lago Trasimeno, Assisi, Gubbio etc). We were also able to do a short city break with kids to Rome from here (get the train from Foligno for a good direct service at less than E10 per adult each way).
Rancione itself is stunning, a tastefully renovated 3 bed stone farmhouse with exposed beams over 3 floors, with large private pool (ideal for families beyond toddler age, or adults of course), and beautiful views across the valley towards Petrelle. San Leo Bastia is in the valley behind, and has basic amenities, two bars with little shops, one of which is also a friendly, popular and very good pizzeria (Bar Bucci), but the Conad in Trestina is best for your big food and wine shops. Access is not for the faint-hearted (up winding dirt tracks), but follow the (good) instructions and you will be fine, with easier access from the Petrelle side once you have familiarised yourself.
The reward is complete privacy and tranquility amidst the beautiful wooded hillsides. The outdoor area is great for BBQs (just take plenty of insect repellent), while the kitchen is well equipped for cooking, with large fridge freezer and dishwasher. The wifi is efficient, and we managed to get Sky News on the telly. The beds (a double, a twin and and a single, with extra space / bed for someone on the landing) are surprisingly comfortable, and there are ample bathroom facilities (two en suites and a third loo and shower on the ground floor which also houses the washing machine).
All in all, a genuinely lovely place, and we hope to return one day – the photographs on the website do not do it justice!
A great place to truly get away from it all
The house Rancione is located in a wonderful rural location with real peace, quiet and nature around. There are no immediate neighbors and the house really sits in the middle of the forest. The pool is quite big and the surrounding terrace has spectacular views of the valley below and soaks up the sun from early morning until early evening but with some shading from the big trees.
The house is well equipped and had everything we needed for a relaxing holiday: well equipped kitchen with a good fridge and dishwasher, the beds are really good quality, the book shelf has a nice selection of guidebooks and maps for the area, there’s even DVD for a rainy day. The top floor does get quite hot but there is a fan and the downstairs remained cool throughout our visit.
As the house is in the rural parts, a car is needed. The local services within a short ride are more than adequate with great restaurants in every direction and so many places to visit from mountain top villages to the Lake Trasimento nearby.
The flexibility, guidance and information provided by the owners before our trip were top quality and really covered all we needed to know, both on the house and the area.

Nearest village, S Leo Bastia, has 2 bars, each with shops attached. Also good local restaurants. Good supermarkets and other shops in Trestina and Umbertide.
