We have lovingly converted this former farmhouse, keeping many of the traditional features such as the chestnut beamed ceilings and the terracotta floors, while introducing more modern comforts. The four bedrooms (two are ensuite) are bright and airy and have views over the gardens and surrounding countryside . The fully equipped kitchen means keen cooks can make the most of the local produce. There is a large dining room but in the summer months you will probably be eating every meal on one of the two terraces. There is WIFI wit decent broadband so you won't be cut off from the outside world too much!
We are baby friendly, with a high chair, cot and changing mat.
The garden has many different areas for enjoying the sun or shade, while the large pool is set in landscaped gardens. Our location in Umbria, near the Tuscan border, means you can enjoy the delights of both these regions. Assisi, Perugia, Gubbio, Florence & many more famous towns are all close by. The more active can take a trip to the beaches of Lake Trasimeno, canoe on the River Tiber, or go for a walk in the surrounding hills. All amenities, and many restaurants, are available in our local town, 4km away.
Capanna is a great place to gather family together (we were a party of 8 adults and 1 child), catch up and build memories. The combination of idyllic setting, tasteful and spacious indoor accomodation makes this a wonderful place to stay. Add to this an outstanding outdoor layout, lovely pool area, quiet places for quiet reflection, solitude and the odd siesta coupled with exceptional views of the surrounding countryside makes it exceptional. We had travelled to Italy before but not to this area, so a big thank you to Anna and Angie for the way in which they patiently and graciously handled my numerous questions prior to our visit and for sharing their beautiful villa with our family.
As mad as it sounds, we drove to Umbertide from North Devon. We had our reasons to do so, but upon reaching the house, the journey had been worth every mile, every minute of motorway boredom and every second of anticipation. There is only one word to describe the property: "wow!" And this journey was no mean feat for a family with four young children under the age of 10.
The location is fantastic; remote, but not too much, quiet, peaceful, secluded and immensely private. The layout of the property and gardens is well considered, innovative and always something to reveal as time goes on. The views from the pool, are breathtaking. We arrived to witness a picture perfect Umbrian sunset - orange embers of a fading sun upon rolling wooded hillsides, interspersed with the odd terracotta roof top and villa. A perfect birthday treat.
The pool is perfect for children and ours certainly came on leaps and bounds in confidence. The house itself is roomy and well appointed. We wanted for nothing. In fact we were spoilt for choice as to where to eat, as well as to sleep.
It was a pleasure and privilege to stay here. We've stayed elsewhere before but this trumped the other places for value, beauty and peace. Great place, perfect for families as well as for those seeking seclusion and pottering by a pool. Well served, well maintained and well worth the effort to get there!
What a relaxing holiday we had staying at your lovely house. It really is the most stunning and beautiful spot, and as we first explored the house there where shrieks of excitement ( by the girls) as yet another bedroom or bathroom was discovered! The cherry on the cake was walking up the steps to the dazzling pool with lovely sun beds and sparkling water.
It really is such a carefully restored and tasteful house - we were surprised you share it at all. Ornella and her husband made sure we were settled in well, and we really enjoyed her huge and utterly delicious lasagne on the first day.
There were no dramas, except for a short power cut , which was quite fun as we had a candle to sit around, and the hob is gas anyway, so we still could cook dinner!
We all left feeling so relaxed, brown, and slightly plumper than when we arrived!

We were delighted with the location and facilities of Capanna which exceeded our expectations, particularly the pool terrace sunny during the day lovely at sunset and atmospheric at night. The house is full of character with lots of levels and interest. The property was well equipped with everything needed. It is well located giving us opportunity to visit new places each day, though lounging by the pool is great. We would love to return.
I loved staying in this very comfortable, spacious villa which has been beautifully restored but still retains the timeless quality of places that have remained unchanged for centuries. Although one feels as if one is deep into the countryside, it is really not very far from a nearby lively town and all its amenities. The swimming pool is lovely and the two large terraces are perfect for al fresco dining in style. I highly recommend this truly delightful villa and hope to return someday soon.
The property exceeded our expectations. It is spacious, clean and finished to a very high standard. Despite being a traditional villa, the rooms are modern and comfortable. There are multiple terraces, each of which comes into its own a different times of the day. The pool area is interesting and fun, with commanding views of the spectacular surroundings.
Although there is little reason to leave the house, visiting the local towns including Umbertide, Perugia and Assisi is rewarded with some stunning sights - particularly for those not familiar with the area. All are easily accessible by car.
Lake Trasimeno is 30 minutes away with beach type facilities. The coast at Rimini/Fano is about one and half hours' drive away.
A car is essential. Although close to Umbertide (4 km away), we are in the countryside with no local transport available.
Airports: Perugia-30 minutes. Ancona-2 hours. Bologna-2 hours. Rome- 2 hours - all approx.
Umbertide: 5 minutes by car (superb supermarket etc)
Perugia, Assisi, Cortona, Citta di Castello, Lake Trasimeno: all close by and easy to drive to.
Florence, Bologna 90 miles. Rome 125 miles.
Some superb restaurants in the area. Umbertide -the local town - offers excellent supermarkets, weekly market on Wednesday, banks, restaurants, cafes, pizzerias, post office, internet cafes. Good rail links mean that towns like Florence, Bologna and Rome can be easily visited in a day. Road links to these major cities are also excellent.
