Overlooking the hills of beautiful Perugia in the medieval village of Castello delle Forme, this modern apartment is newly furnished in contemporary Italian design (eg lamp by Foscarini, Kartell chairs by Philip Stark). Large doors to the balcony open the living space to panoramic views across the vines and olive groves of the Tiber valley. About The Owner

Hi, meet Ruth and Mike, and welcome to our property page. In 2005 we spent 5 glorious months working and travelling in Umbria. We fell in love with the place, the art, the food and wine and particularly the wonderful city of Perugia. We found the apartment, with the fabulous view and didn't want to leave. We are busy professionals in the field of education and have lived and worked in different parts of the world, most recently in Ireland and in Italy. We have four children who, sadly, are beginning to spread their wings although we have two grandchildren and, hopefully, more on the way. We could happily live here in Castello delle Forme and love nothing more than to escape the hurly-burly of the city for the fun and tranquility of community life. Do come and experience it for yourselves!

Why The Owner chose Perugia area

The village of Castello delle Forme captures everything that is wonderful about rural life in Umbria. We are close to the city of Perugia, an endless source of fascination and learning, we have stunning views across the Tiber valley, we have all of the amenities and friendship that a small community can bring. The weather really warms up in June and then the pool is a real necessity. The apartment is nicely self-contained, modern and allows for very easy living, and we have good access to a wide range of facilities whilst also enjoying privacy and seclusion from the madding crowds.

What makes this apartment unique

The apartment has all 'mod cons' and has allowed Ruth to chance to infect it with her own style of furniture and fittings. It is very comfortable, has parking, lifts, central heating and air-conditioning, and is in easy reach of a wealth of eating places.

Great views and super helpful owners

Travelled as a family with 20+ age children. We found the apartment very comfortable for the 5 of us and every day we enthused about the views. The weather during our stay was spectacular and we enjoyed easy trips to Perugia, the Goretti vineyard ( where the wine tasting was superb), the Marmore falls, the lago twice as the sailing and canoe hire was great at Acqua Dolce and Assisi.

Ruth and Mike were really helpful when due to our own stupidity we locked ourselves out the apartment.

We hope to travel back to Umbria and hope we can stay again at Castello del Forme.

Thank you so much for a wonderful holiday venue.

Oh and mind your head on the light above the table especially if you are over 6 foot!

Lovely apartment, magnificent setting.

The listing description is accurate, the property was clean and well maintained. The kitchen is compact but well equipped, the area is outstandingly beautiful, although rural. You definitely need a car.

There is a supermarket nearby for basic things, the surrounding villages have everything else. Explore and taste as much as you can - we went as far as Norcia, which I can highly recommend.

Ultimate Umbrian Experience

We just couldn't believe how breath taking the scenery was on our arrival. The apartment nestles into the heart of the village community and has magnificent views from all windows. The apartment was lovey - spacious, modern and well equipped, although the lack of TV during the Euro football and the Brexit referendum was a bit of bad planning on my part! However the local bar/cafe which is two minutes walk, does have a TV and made us very welcome. Fabulous pastries and coffee can also be purchased in the mornings, and one can catch up with the locals who pop in and out all day! The apartment is ideally situated for many excursions and we visited 7 lovely towns and cities in our 10 day stay, which included visiting Perugia twice. All places were stunning and the information pack provided in the property was really useful and had brilliant restaurant and cafe tips. The pool terrace area is small, and at times it was busy, but it is a god send in the hot summer heat. We thoroughly enjoyed our stay, the well equipped apartment was a comfortable and relaxing environment, with beautiful views that certainly optimise Umbria.

A bit of luxury in a very rural location

We had a fantastic break in this superb apartment, it is ideally located to visit several local villages and towns like Assissi, Montefalco, Perugia and Marchiano. The apartments balcony is the best place to take in the superb view across the valley. The apartment is top class and will make a great location for anyone doing a bit of traveling

Family of four from Cheshire

A hidden gem. Located in a quiet hill top village, this comfortable well maintained modern apartment is nestled into an elevated hill position. The panoramic view from the balcony spands a complete 180degrees across a broad valley, with Perugia clearly visible 17 kilometres away. Although the pool facilities are shared we were often alone. The pool and surrounding area was maintained to a high standard.

The apartment is ideally located for touring Umbria and southern Tuscany.

The owners were a pleasure to deal with, providing invaluable advice on the area and recommendations for places to visit and eat out.

Would highly recommend this apartment. The description undersells its qualities.

Stunning, child-friendly apartment in rural Umbria

We spent two fantastic weeks here with our two young children. The apartment is beautiful and spacious, with incredible views looking out over the Italian countryside. The shared pool was lovely, clean, and the locals (both Italian and English) were friendly. The owners Ruth and Mike were incredibly helpful, and went out of their way to accommodate us by putting a cot into one of the bedrooms. We fell in love with the area, and could have happily spent another two weeks exploring Umbria! Perugia and Assisi were stunning; we enjoyed wandering the cobbled streets of Montefalco, Spello and could spend months here and still not see everything! The gelato, coffee, pasta, pizza, and wine were out of this world. We would happily recommend this apartment in charming Castello delle Forme to everyone!

One hour to the Sybilline mountains and National Park for walking and skiing, two-hour drive to Adriatic coast (Italian riviera), two-hour drive to the Tuscany coast. Closest beaches are Lake Trasemeno (25 minutes).


Perugia St Egidio Airport (Ryanair from Stansted), Rome (1 hour 45 minutes), Florence (1 hour 50 minutes), Bologna Forli (2 hours), car hire available and recommended.


1.5 km to San Valentino (bar, shops), 3.5 km to Deruta (all shops, banks, markets, ceramics outlets), 14 km to Perugia (all modern and historic facilities), half-hour drive to Torgiano/ Montefalco/ Orvieto for wine, olive oil and linen, Lake Trasimeno. An abundance of art and history almost everywhere. Perugia hosts the annual Umbria jazz festival (July), Orvieto the Winter Jazz festival (New Year).

Perugia, and its outlying districts, has all modern facilities, supermarkets, banks, hi-fashion shopping. Deruta is the home of Italian ceramic art, design and manufacture. The local restaurants range from small family hospitality, trattorias to formal haute cuisine - all champion 'slow food', local produce and regional cooking. There are many local markets (Deruta, Marsciano) for fresh food, cheeses, meats, wine. We organise tours of the excellent local vineyards and cantinas, to see and taste 'Perugina' chocolate manufacture, and for Umbria jazz. We can also chart trails for lovers of renaissance art, of linen and lace making. A second identical apartment is available next door to sleep a possible total of 12 people.

A deposit of £150 is required at the time of booking, full payment 8 weeks prior to occupation of the property. Cancellation policy: in the event of cancellation after 8 weeks from the start of the holiday, 50% of the rental payment is non-refundable, we return 50%. Towels and linen are included, property is cleaned on arrival, final clean and laundry (€100) required, paid directly to the staff who manage the apartment. Special prices for long autumn/winter weekends (Christmas shopping!).

Changeover Day:
High season changeover day is Sunday. Depart by 10.00, arrival after 14.00. We can be flexible in the winter season.
