Villa near Siena, Tuscany - Set Amidst Its Own Olive Groves With Views Over Countryside, It Offers Total Privacy

The villa of Casabianca di Barontoli is a stuccoed house overlooking the Val di Merse and the Montagnolo mountains with a brick farmhouse attached to the back but which is also an integral part of the building. There are, therefore, 2 kitchens and 2 sitting rooms and is ideal for a large family or 2 travelling together. It has just undergone a 2 year restoration with every aspect of the interior designed to the highest specification: floors are traditional terracotta tiles, windows double glazed. The light and airy rooms are exquisitely furnished with antiques and Persian carpets. It is on 2 floors, looking out across a valley to a distant view of mountains and onto vineyards, olive groves and the garden.

All bedrooms are air-conditioned and there is an underfloor cooling system throughout. This switches to underfloor heating in the autumn and winter.

The whole house has WiFi, even on the terraces and there is a study with computer, fax and printer for the use of guests.

There is a huge and eclectic collection of books ranging from thrillers to tomes on philosophy and other such erudite subjects. Each bedroom as well as the sitting room has a bookcase.

Outside are several different terraces offering a choice of eating/sitting areas. Lunch can be eaten in the shade of the ilex trees and supper on the lower terrace with the fabulous view of the Val di Merse.

The house is set in a beautiful garden and has a large salt water pool with fabulous views over the valley. There is even a small kitchen garden with courgettes, tomatoes and all fresh herbs.

The private pool, which arguably has the best views from the property, is heated during the months of April, May and October. It has internal and external lights so provides lovely night-time bathing.

We also have 8 hens which provide the most delicious eggs every day.

The house is 7km south of Siena and 1 mile from a village with a wide variety of shops and restaurants. Nearest airports are Pisa and Florence and the sea at Castiglione di Pescaia, is a 1h drive.

Notes on accommodation: The property is the holiday home of the owners and is furnished as a family house. Please log on to our website for full details: casabiancadibaro We try to be as green as possible: solar panels provide abundant hot water even in the winter when the sun is out. The rooms are generally large and airy with characteristic terracotta floor tiles and are furnished with lovely antiques and Persian carpets. Bedrooms have top quality interior sprung beds from England. Several rooms have French windows onto the garden and upper terrace. This terrace also has a small table and chair. Outside: The house is set in a large beautiful garden and is surrounded by about 20 hectares of olive groves and fields, all belonging to the estate. Although it is a working farm, there are no animals. The fields are sown with wheat, maize or sunflowers and the 600 olive trees produce in a good year some of the best olive oil in Tuscany. There are 4 terraces with tables, chairs and umbrella for eating outside as well as sun loungers. Terracotta pots with beautiful annuals surround the house. Wysteria covers the trellises. The salt-water swimming pool is 12x6m and is mosaic-lined with a wide terracotta surround and a beautiful view across the plain to the wooded mountains. It is backed by a low stone wall and rosemary hedge with cypresses at the side. Tenants have sole use of the pool and it is heated in May, September and October. There is a small kitchen garden with tomatoes and courgettes in the summer as well as hens providing delicious eggs! There is a separate utilty room with a washing machine and tumble dryer. Cleaning / Towels / Linen / Maid service: All linen, bath towels and pool towels are provided and changed once a week. Angela our wonderful housekeeper comes 6 mornings per week to clean the kitchens and bathrooms. Our housekeeper's sister is a professional chef and will provide any meals that guests might like. The evening of a party's arrival is the most popular! Sample menus are provided. This is an extra cost and not included in the rental.

A perfect week making memories with family

We chose Tuscany to celebrate my 60th birthday, looking for a place with that 'something extra', and Casabianca exceeded all expectations. The setting is picture perfect with every window looking out on to beautiful gardens and countryside. The house is spacious, comfortable and luxurious (we hadn't expected a bathroom for every bedroom) and allowed us to have our own space as well as come together for meals and social time. It was hard to decide which outdoor table to use so we followed the sun and views. The covered pool was a highlight as I hadn't thought I'd be able to swim most days mid to late October but the salt water and heating made it irresistible.

Angela and Mirella were around most days gardening and keeping the house up to its high standard, and they cooked a delicious birthday dinner. Flavia's daughter-in- law Idania managed with some subterfuge between herself and my daughter, to bake and deliver a stunning gluten free birthday cake. I can highly recommend her baking skills but I'm not sure how this can be kept a surprise now that the secret is out.

Flavia was always responsive and helpful from the time of booking no matter how small the question. She and her sister have compiled a comprehensive folder of places to visit with lots of background information. We found it very useful for making the best use of our time when visiting the Siena duomo, and had a gem of a day when we visited Monteriggioni 15 mins away and walked some of the Via Francigena to the Abbadia Isola abbey.

I can recommend Casabianca to anyone wanting a week or more of complete indulgence - we could only leave with the thought that it would be possible to come back again. Thanks Flavia for making this week possible.

THE MOST Fabulous Villa - Casabianca

The use of this beautifully appointed 'home' was so much more than a villa and way beyond our expectations as a rental property. We felt we had been given special entry into this wonderful Italian home, set in the most amazing setting - picturesque - the website doesn't do it justice - as it is so beautiful.

Casabianca had the very best of everything - the linen, bathrooms, fabulous kitchen and equipment and oh that view and lovely gardens. In addition the plethora of information provided at the house and by the owner, via email, was so useful and generous as it gave us access to all the necessary information about the immediate and the surrounding areas . Loved the pool, particularly as the water was a perfect temperature and the weather was so kind in that first week - and the best and longest thunderstorm we Australians have ever experienced .

The staff and your son, who lived close by, was also extremely helpful when about the place and generous to phone and speak Italian for us when we needed help with tours, cars and the like!

I came away from a stressful job looking forward to a wonderful break and Casabianca delivered in spades. Now all we want is six months there to read through your wonderful library! Thank you - from me and my guests - it made my 60th birthday very very special.

I cannot recommend it more highly.

An authentic Tuscan Villa with modern comforts.

Casabianca was everything we could have hoped for. We spent two weeks at the house with extended family and friends. The house is well situated with amazing views from the grounds as well as most rooms, multiple outdoor dining/sitting areas with ample communal and private spaces. The addition of the farmhouse and multiple levels makes the villa ideal for more than one family or for guests seeking more privacy. The house is much larger than it appears in photos with a comfortable lived in feel but not too personal. Perfect for kids and adults. We delighted in collecting fresh eggs daily and picking tomatoes from the vine. Rosemary bushes, lavender, Cyprus trees, geraniums and olive groves compliment the natural but well manicured grounds. The refreshing salt water pool is a few short steps from the house. The house is equipped with modern appliances, Wifi, very comfortable beds and linens, air conditioning units in the bedrooms and very nice, clean bathrooms with high end fixtures. The kitchen is very well equipped with top notch coffee/espresso machine. Angela and Mariella visited daily to tidy the house and cooked two lovely authentic Tuscan dinners for us. The house is near to local conveniences with local grocers within 10 minutes. Sienna is a 15 minute drive, Florence and Pisa easy day trips by car or train from Sienna. And of course vineyards are abundant and within an hours drive. Highly recommend the Brunello! Flavia was a lovely distant host - very responsive and attentive to our questions and was available to provide directions and guidance (in English) Overall a wonderful experience! A great house to relax and drink up the Tuscan sun or to day trip.

A perfect holiday destination

Flavia Thank you so much for letting us use your lovely villa. We had a wonderful week and everyone agreed it was a place we should all like to return to. You have thought of everything: well organised and everything in its place. The swimming pool was a great favourite not only to keep cool in the hot sun but particularly in the evenings when your recently installed lighting was greatly enjoyed. Angela was very helpful and we much enjoyed the delicious meal that she and Mariella prepared for us when we first arrived. What was really nice was to sit in your beautiful garden and enjoy the amazing scenery. It is a holiday we will always remember.

Absolutely stunning

We stayed here for two weeks with six children and six adults. The house is enormous and finished to the highest specifications you can imagine.

The pool is large for a private house and able to accommodate us all comfortably and the view from it is spectacular - and it's not even the only view the house has to offer.

The owner couldn't have been more helpful and whilst there we were well looked after by Angela and even had her and her sister cook some amazing meals for us. We had everything we needed space, wifi, eggs, food, views, coffee machines, fresh towels, washing machines......

You will never understand the house from the floor plans as it is on so many levels and has so many terraces. We all fell totally in love with it, it was everything we had hoped for and more.

Book it now, you will not be disappointed (or maybe I shouldn't tell you that as we are all desperate to go back).

Amazing Property in Tuscany!

Casabianca di Barontoli was the perfect choice for our week-long holiday with family and friends. The location is quintessential Tuscany, with extensive grounds of beautifully maintained gardens and terraces and plenty of shade for alfresco meals. The views of the surrounding countryside, olive trees, and mountains dotted with villages are breathtaking. A path leads down to a large swimming pool with diving board that kept the teenagers in our party occupied, while the shallow end was perfect for the five- and seven-year-old in the group. The house was extremely comfortable and tastefully furnished, while the (beautiful marble) bathrooms and two kitchens were high spec but in keeping with the traditional decor — the caffeine addicts were particularly impressed by the Bosch coffee machine. We loved that the house was large enough to accommodate those of us who wanted a quiet nook to read or catch up on work (thanks to the WiFi connection) while the others gathered for a drink on one of the terraces. It’s a joy to cook and eat here (we loved collecting the hens’ eggs every morning), but there are many great eating spots nearby. We were also surprised just how close we were to Siena when we were looking for a change of pace. It was very hard to leave this lovely property; we’ll definitely be back.

We can provide (at extra cost) guided tours of local vineyards with the opportunity to taste the local brunello and chianti wines. If you are staying in the villa when the famous Palio horse race is taking place in Siena (there are 2 races: one at the beginning of July and one in the middle of August), we can arrange the purchase of seats.


The nearest beach is about 1 hour 15 mins drive but there are hot springs only about 30 mins away.


Pisa and Florence airports are respectively 1 and 3 quarter hours and 1¼ hours drive from the villa.


The villa is about a 1½ mile from the village of San Rocco a Pilli which has a large variety of shops including an excellent supermarket. Siena is about 15 mins away by car and Florence about 1 hour and 15 mins.

Further Details:

There are a large number of restaurants within easy reach of the property ranging from a 2 star Michelin restaurant to very cheap but good trattorie.
