Situated in a peaceful location on the outskirts of the traditional village of Catalkoy lies the stunning Villa Carob. Its name originates from the Carob tree, which lies in the colourful landscaped gardens. This villa is of a unique modern design and is considered to be in one of the most desirable areas of Northern Cyprus. Uninterrupted views of the Besparmak mountain range and the Mediterranean Sea make this a special location. Watch the sunset whilst enjoying a brandy sour from the roof terrace, or enjoy a quiet time hidden away from everyone else. Enjoy long lazy days in the Mediterranean sunshine. Choose between the pool or the local Turtle beach. Dine al fresco or choose to eat at one of the excellent local restaurants.
We are the Garner family, Janet and John and our two grown up daughters, Catherine and Rebecca. We were visiting friends in northern Cyprus and arrived on a snowy February night. Having been collected from Gecitkale airport in an ageing charabanc, we were relayed to the Pia Bella Hotel over a dangerous and unmade mountain road, by an elderly driver who had never driven in the snow before! Fearing for our lives, we thought the end was nigh. However, we fell in love with the area and love it even more now that we have discovered more about it.
Janet & John Garner purchased this villa in 2004
We bought the villa in 2004, having searched the whole of northern Cyprus before deciding upon the village of Catalkoy. We loved the proximity to the mountains, the stunning sea views and a clean and tidy village bursting with charm, and local people who were eager to get to know friendly visitors, and keen to tell their stories. Knowing that we are a short distance away from bustling Kyrenia town, yet still have our own peaceful haven in Catalkoy, makes returning to the villa quite special. The villa is our second home and it has been furnished so that we have everything, and more besides, to make our holidays comfortable and enjoyable.
We wanted the villa to reflect the sunny Mediterranean, and have used both antique and modern furniture designed and made by highly skilled local craftsmen. Jewel colours in the interior furnishings and a spectacular Turkish light fitting reflect this.
We love the modern design, the clean lines and the large plot, which has enabled John to pursue his passion for gardening. He has spent many happy hours nurturing the varied plants and fruit trees and getting to know the Mediterranean way of gardening.
Crusader castles, turtle beaches, secret Roman harbours and the friendliest of people.
Come and share a little of what we enjoy.
Having visited South Cyprus we hoped that Villa Carob would be more quiet, more peaceful and relaxing than the busy town of Paphos where our first package tour landed us. The taxi which Janet and John had organised to pick us up was there on time and drove us over the border to our holiday Villa. We continued on small, quiet roads and finally reached our destination, Villa Carob with its lovely garden and illuminated swimming pool, beneath the spreading Carob tree. The villa is beautifully crafted with marble floors and staircase keeping the spacious rooms bright, clean and cool. The morning dawned bright and beautiful and with the shops nearby the fridge and wine rack were soon filled. We would thoroughly recommend Villa Carob. Children only need a bar-b-q and a pool, I am told and if they need a TV, then it is all there. Children are, of course, welcomed to all the restaurants in Kyrenia . Book and enjoy! Just a quick message to say we had a wonderful time. The villa is the best accommodation we've had in Cyprus to date, excellent location, very comfortable, well equipped, spotlessly clean - a real home-from-home. We would have no hesitation in recommending your villa to others. We would love to stay there again in the future, perhaps two weeks next time! Missing that lovely veranda and pool!
Lots of love and best wishes
Allyson and Anton de Rijk
It was just perfect. The Villa was well equipped, lovely pool and lots of outside areas for eating and relaxing. The Villa Manager was always available if needed. The location was within easy reach of lots of restaurants if you had a car. The Kyrenia Harbour area was a favourite place of ours to eat especially in an evening. There is a lovely small beach a short distance away. Would definately recommend this Villa.
We have been to Villa Carob before so felt instantly comfortable and at home. Travel to the Turkish Republic of Northern Cyprus is easy with stress free taxi transfers from the airports available at a very reasonable cost. The accommodation is excellent for a family or for a party of adults. The private pool, set in spacious villa grounds in a quiet, rural neighbourhood, is so relaxing and makes it a pleasure to spend time here. The property is well maintained, well equipped, clean and very comfortable. Driving is easy (on the same side of the road as in the UK) and there are so many different places to see and things to do, it is an advantage to hire a car. There are shops, beaches, restaurants and places of interest very close at hand. We thoroughly enjoyed our visit and took the oppotunity to travel a bit further afield to see the beautiful more remote parts of this beautiful part of the world. We hope to return again some day soon.
This was our first visit to Cyprus and arriving at Villa Carob at nightfall made it all very exciting! We’d had a smooth journey with Easyjet to Larnaca followed by a taxi ride with a chatty driver who drove us deftly over the mountains, after navigating us smoothly across the border from the Greek Cypriot area into the Turkish region.
The scent of wisteria at Villa Carob’s gate was heady and beautiful. The garden looked intriguing by moonlight. Once inside the villa, we were highly impressed with its spaciousness and very tasteful décor. The furniture blended the contemporary with some antique Mediterranean pieces and was complemented by soft furnishings and wall hangings picked out in jewel colours. Restful yet vibrant, homely yet tantalisingly exotic!
We slept soundly in very comfy beds with snugly duvets. There was always plenty of hot water for baths and showers with lots of soft absorbent bath towels - and the plumbing never let us down.
Mornings dawned bright and sunny. The kitchen appliances and gadgets all worked easily and the water cooler was an unexpected bonus. We had our pick of 3 patios to eat breakfast on – the south-facing one was a real suntrap at that time of day. The garden was delightful with its mixture of Mediterranean flowering plants, citrus trees and shrubs. The owners’ love for their garden definitely shone through. The orange blossom was in full bloom as were bougainvillea and roses. The aloe vera plant stood proud as did the mighty carob tree.
Then there was the swimming pool…so blue and clean and inviting…beautifully relaxing in the water and around the pool on the sun loungers….heavenly.
The roof terrace was the perfect place for sundowner G & Ts every evening with its backdrop of the mountains to the south and the blue Mediterranean sea to the north. (Bombay Sapphire gin was a third of the UK price and local brandy was very cheap and very drinkable!).
We’d have had a wonderful time if we’d have stayed the whole time at Villa Carob but we do like to get out and explore so, with a rental from A1Car Hire, we visited Kyrenia and loved its harbourside bars and cafes with its relaxed atmosphere. The mountain-top St Hilarion Castle was super-impressive but you’ve got to be prepared to climb and climb – but it was definitely worth it for the terrific views you get of the northern coastline. Bellapais Monastery was a tranquil and spiritual place and we can certainly recommend eating at the courtyard restaurant of Bella Moon in
This is a lovely villa which is ideal for a relaxing holiday. It is very well furnished and equipped with a lovely pool and gardens. The owners were extremely helpful and arranged car hire and transfers from the airport for us. There are restaurants and supermarkets nearby and the nearest beach club is only a 5 minute drive away. A great base for a holiday in Northern Cyprus.
We cannot recommend this villa highly enough. We have been coming to Cyprus for many years and while this was our first stay at Villa Carob, this is sure to become a favourite for us and our friends.
The owners were wonderfully helpful and communicative, and always made themselves available for questions about the house or the island itself.
In addition, the representative on the island, who came to introduce himself and to clean the pool, was really helpful, and provided us with a great welcome shopping pack to get us up and running on our first morning.
The villa is situated in a quiet area just above the main village of Catalkoy, with the mountains behind and the sea below.
While Catalkoy has some amenities, it is about a 15 minute drive to the main town of Kyrenia. As with anywhere in Cyprus we would recommend a car to make the most of the island. There are great supermarkets only 5 minutes drive away.
The villa has everything you will require during your stay. It is clear from the décor and furniture that the villa has been used extensively by the owners as a family holiday home as it has a really homely feel. It was also immaculately clean.
There is a lovely through breeze in the lounge/diner downstairs throughout the day, even when the August heat was at it's peak. This meant that for once we didn't need to put on the air conditioning unit downstairs in the house at all. Upstairs the rooms are spacious with plenty of storage and all have air conditioning units to ensure a good night's sleep in Cyprus in August! The roof terrace (complete with glitter ball!!) is a nice addition though we didn't use it.
The gardens are really nicely laid out, which is unusual for newer villas in Cyprus. There is also a BBQ, and all of the necessary tools, and there is a good degree of shade where required. Although the house is on a small estate of villas, you do not feel overlooked. The pool is a great size with graduating depth and our young boys spent most of their time in there until late at night.
Overall, we recommend Villa Carob highly. We only hope it is available again for us next year as it is sure to become a popular property.
Villa Carob has been lovingly designed and tastefully furnished to reflect all the charm that this part of northern Cyprus has to offer. Set as it is in immaculately maintained and sensitively landscaped gardens, you really do feel as if you have stepped into your own piece of paradise. We stayed with our sons and their partners and it was three days before we made any attempt to explore further afield: the villa and gardens provided everything we needed! The pool & sunbathing deck were fantastic whilst the fabulous carob tree and lots of other special corners, provided ample shade for the times when you wanted to retreat in isolated splendour! Inside, the owners have bestowed love, care and attention on every facet of the decor. Beautiful fabrics and artwork - reflecting the Turkish culture, reinforced the sense of place and really did help us to connect with this wonderful part of the world. We will be back!
The sea and mountains can be viewed from the front terraces. The nearest beaches are 1km away, and can be reached by walking or car. The local beach, the Shayna Beach club, has been completely refurbished to a high standard.Turtle beaches and other unspoilt beaches are easily accessible by car or boat trips. There is also an outdoor fitness trail in the village. Exercise whilst gazing at the spectacular mountain views.

The centre of Catalkoy village is a 5 min walk where local shops sell basic goods and fresh produce. Larger supermarkets are a 5 minute drive. There is a large open air stall selling a wide range of fresh fruit and vegetables at very reasonable prices. Kyrenia is 3km and Nicosia is a 30 min drive. There are many historical attractions: Roman ruins, Neolithic caves and Crusader castles are all within a short distance of Catalkoy. The local beaches are 5 minutes by car - all just waiting to be enjoyed.
There are too many lovely restaurants in the area to describe them all, but the nearest one is about 1km and then you can find them where ever you go. There is a local bank in Catalkoy with a cash machine (English menus) and several in Kyrenia. Leisure activities include scuba diving, go-karting, quad biking, horse-riding, jeep safari, tandem gliding and turtle and bird watching.
Fourteen days could be spent just in the garden and pool, but there are many archaeological sites to visit and many deserted beaches to explore. Shopping is easy and there are many fruit and vegetable stalls on the roadsides, piled high with every vegetable imaginable, plus oranges and lemons galore. And, of course, at a fraction of the price we would pay in the UK!
