Set in a pretty grounds, our white stone villa offers two 2 bedroom ground floor apartments with a lovely hillside location overlooking olive groves, vineyards and fields of sunflowers towards Lake Chiusi glistening in the distance. To the front there are views over countryside towards Montepulciano and Cortona.
The two 2 bedroom, ground floor apartments are very comfortably furnished each with large private terraces, one with views overlooking our olive grove and delightful countryside towards Gioiella and Lake Chiusi, the other overlooking our pool and garden with the same views to Lake Chiusi. Each apartment is comfortably furnished and well equipped and there is free WiFi, Sky TV showing many english language programmes and DVD's. The apartments are cool and airy in the summer and enjoy central heating and fires for cosy winter occupation.
Relax in our pretty garden partly shaded by Umbrella Pines, soak up the sun around the pool or cool off in our pool (3.5m x 8.5m). Enjoy alfresco dining on your terrace or under our poolside Pergola . Our garden is divided into three areas - a formal Italian style area full of lavender to the front , a play area with swings, slide and a see-saw for younger guests and our pool area and lounging terrace below, all with stunning views over the countryside..
Extra beds and a cot, highchair and baby bath are also available. Friendly pets are welcome.

This light, airy S.E. facing apartment is a delightful modern living space opening out onto a large terrace fitted with bar-b-que, table & chairs and loungers.
The living area comprises: sofa and 2 chairs, Sky TV and video, DVD, internet, wrought iron dining table and 4 chairs + wood burning stove. Well fitted country style kitchen area with dishwasher, gas hob, electric oven, built-in fridge, kettle, coffee maker, 6 place setting of cutlery, glassware and crockery; non-stick pans and a variety of kitchen implements.
The country style double bedroom has wrought iron bed and white furniture, French doors lead to the same terrace overlooking pool area and countryside. Bedroom 2 has stunning views over the countryside to Lake Chiusi and has wrought iron single beds and furnishings. The bathroom comprises corner shower, toilet, bidet and washbasin.
Guests share our garden with sun bathing area, kids play space & shady pergola with alfresco eating which overlooks our swimming pool.
Hi I'm Jan, I love living here and I particularly enjoy sharing my local knowledge and ideas on where to go and experiences with my guests - especially the local Festas and live music that makes summer here so special. My dream of working for myself and setting up a holiday business has become a reality with two ground floor apartments and lovely swimming pool. I have my own olive grove and my oil is available for sale. I live upstairs with two friendly dogs -Penny a pale golden Labrador who just loves people and Luna a sweet natured Labrador/Collie cross, I also have four friendly well behaved cats. Latest additions to the family are six chickens so there there are often fresh eggs for sale too.

I first came to Trasimeno Lake 18 years ago on honeymoon and we fell in love with its unspoilt beauty and kept coming back. Later we decided to come here to live. When we first saw the house it took our breath away - the view was so enchanting and we just loved the style of the house. Upstairs was completed but downstairs was a shell - perfect for our plans to construct two holiday apartments. Our position is ideal too, a peaceful hillside location half way between two villages, easy to find and within comfortable travelling distance of all Umbrian and Tuscan places of interest - and of course beautiful Lago Trasimeno (in fact we are close to three lakes). Despite being in the countryside the autostrada and mainline train station are only 20 mins away making it an ideal location for holidays.
I live upstairs so am on hand to offer help and local knowledge if required, which can help make for a trouble free holiday, especially for people visiting italy or this region for the first time. I am happy to take guests to Festas or suggest hidden delights from tucked away restaurants, local vineyards to hot natural springs. Both my apartments are equipped to a good standard with games, books, DVDs and videos, sky TV and WiFi internet access (particularly popular with older children!). My pets are very friendly and I find children love seeing them and feeding the chickens The two apartments are also available for joint renting at a discounted rate which means families and friends can holiday together yet still enjoy their own space. There are plenty of walking & cycling routes around and horse riding locally. We are very central for visiting all the Tuscan & Umbrian places of interest, Florence & Rome are a reasonable train ride away and the Tuscan & Adriatic coasts are accessible by car.
In short we hope to provide something for everyone
We had a blissful week staying at this villa apartment. It's an excellent place from which to explore much of the glorious surrounding area in Tuscany and the Umbria. It's also very easy to get to cities such as Rome, Florence, Siena etc.
The apartment itself is comfortably furnished with all the amenities you would need. In particular, we found the beds to be very comfortable and loved the wood burner on a couple of the cooler nights we were staying.
The real star of our week though was Jan, the owner of the villa. Her encyclopaedic knowledge of the local area and great suggestions for things to do can't be overstated. As a result, we enjoyed every single day of our stay and would heartily recommend this place to our friends and family.
We'll definitely return to Jan's villa again to explore more of this wonderful part of Italy and of course to cuddle Jan's gorgeous dogs!

Jan is very hospitable, she was able to enhance our stay in the region with her handy tips and recommendations.
We felt completely at home here and more like one of the family than paying guests.
Our children loved the company of Jan's friendly pets and the pool was a big hit.
The views from the property are stunning. The apartment Limone was well equipped, clean, comfortable light and airy.
A great location for sight seeing as the Autoroute very accessible and a short drive to the nearest town with its excellent facilities.
I hope we are able to come back soon as this was one of our most relaxing holidays.
Jan was very friendly and welcoming - gave us great tips and suggestions of where to visit, what to do, where to find the best ice-cream and cakes, restaurants etc. Very well situated house with glorious views over the whole countryside and, very useful, just near her is one of the only general stores to be found in the area. Big pool and pool area though we didn't use it as the weather was not so good our week. Three very friendly but quiet golden labradors, a few chickens in her orchard (we had eggs for breakfast one day - delicious) and several lovely cats all made us feel very much at home. She makes her own oil from her olive orchard, which I'm looking forward to using here at home. Food in Italy is just divine - well maybe not in the very busy tourist cafes, but certainly in all the ones we went to ourselves. The apartment was large and airy, with a very comfortable bed thank goodness! It was reasonably well-equipped though with a smallish fridge which might not suit a larger group (we were just two).
We stayed for 2 months in the Limone apartment this summer (mid May- mid July). The layout and facilities are as described by Jan, with clean linen changed weekly and constant hot water. Although we ate out at several reasonably-priced restaurants close by, we also prepared many meals which we mostly ate on the terrace, with fabulous long-distance views over the surrounding countryside. We had a few short walks along the farm roads close by, and after a short drive, down to the nearby lakes of Montepulciano and Chiusi. We are bird-watchers, and this was ideal for us, particularly in early summer.
However, the main bonus of staying in Casa Julian is the friendly support and advice from Jan. She recommended places to visit and eat, and events and “Festas”, and introduced us to some of her friends and neighbours, which really made this a most interesting and enjoyable stay. We also had a lot of laughs. My wife is learning Italian, and Jan introduced her to some locals who were happy to converse with patience and encouragement. The lakeside resort of Castiglione is a 20 minute drive away, with all facilities and several supermarkets, and Chiusi with the mainline railway station to Rome and Florence about the same distance in the opposite direction. We took day trips to Rome, Sienna, Cortona, Arezzo, Spello, Bevagna, Pienza, Orvieto, etc. – all wonderful and each with its own character. We also hiked in the hills around Lake Trasimeno, before the summer became too hot. This is a delightful area, and Jan a lovely host and guide. Plus you get to meet the two dogs, 4 cats and 6 chickens, if you want to. The pets are no trouble to visitors, the cats are typical cats and the dogs only bark when strange cars enter the drive.
This was our 5th visit to the area and our first stay with Jan who helped us to find places, people and events that made our stay really special.

Sailing & wind surfing also available. Make Ferry trips to two islands - trace St Francis' steps around Isola Maggiore, admire the ladies making lace and relax in cafe's & restaurants. Learn about the Lake environment & explore Isola Polvese. Enjoy the bird Sanctuaries near Castiglione, Magione & Lake Montepulciano. If you want to visit the sea the Adriatic coast is about 1&1/2 hours away, Tuscan coast approx 2 hours
Travel: By road: Perugia airport is approx. 1 hr. Firenze is 1.25 . Pisa and Rome approximately 2.5 hours and Bologna approximately 3 hours. By rail: Most airports are served by railway connections to Chiusi & Castiglione stations (8 km & 10 km from us). Trains from Pisa and Bologna may require a change at Florence. Car hire is recommended. Either from the airport or at Chiusi. It is generally cheaper to organise car hire from outside of Italy.
Distances: 2 km to Gioiella & Porto villages (nearest restaurant). 6 km to Pozzuolo village (nearest ATM & pizzeria), 10 km to Castiglione del Lago and Lake Trasimeno. 7 km to Chiusi (Tuscany) and Lake Chiusi. 4 km to Lake Montepulciano. Within easy reach of Tuscan/Umbrian places of interest - Perugia, Orvieto, Assisi, Gubbio, Siena, Cortona, Montepulciano.

Music- Trasimeno Blues, Gospel and Jazz festivals, classical concerts, popular outdoor music in summer months. Markets - Colourful local markets selling fresh produce, clothes, shoes and household goods. Food and Wine - great low cost restaurants serving Umbrian cuisine or wonderful pizzas. Stop for a cappuccino or ice cream at a lakeside cafe. Buy Pecorino (sheep's milk cheese) from farms around nearby Pienza, olive oil from the local Frantoia or ourselves (subject to availability). Sample great wine from our local vineyards, 'Vino Nobile' from vineyards around Montepulciano and Montalcino. local Festas and medieval tournaments (April to Oct) - join in village Harvest celebrations. Good food, music, dancing - you will be made very welcome. Christmas and New Year - magical nativity scenes and re-enactments, Gubbio's largest Christmas tree in the world, villages decked in fairy lights and 6 January good children get a visit from Bifana a good Witch. Feb - Carnival time and Saint Valentines. March/April - Easter with village re-enactments of the Passion and traditional dishes following the Lentern fast; Kite & light aircraft shows. Oct/ Nov. - join us in harvesting our Olives and taking them to Frantoia where you can bring back your 'earnings' - a bottle of our Olive oil

Bookings can be made over the Internet. There is a booking deposit of 25% to be paid within one month of the booking with the balance to be paid 30 days prior to start of holiday. Bookings can be made via Paypal, Bankers draft or by cheque accompanied by a cheque guarentee card. A copy of our Booking form and Conditions will be sent with each booking request.
We try to accommodate flexible arrival/departure arrangements wherever possible but would prefer guests to depart by 11am and not arrive before 16.00. We are happy to store baggage if guests wish to remain on the property once they have vacated apartments
