Spoleto By The Pool consists of two 16C stone cottages, beautifully converted into 2-bdrm apts with large pool, Jacuzzi and expansive gardens. Atop a hill, outside the city walls, amidst resplendent grounds, immersed in acres of wondrous countryside, a romantic and glamorous setting, these 6 self catering apts, all with internet, are 0.75 of a mile to the historic center of Spoleto (10 min walk) - same distance to the train station, from where you can get to practically anywhere in Italy. For the car-free, Umbria's most up-market supermarket, where you can sit at the bar and spot famous faces from all over the world, is just 5 min walk down the lane. Staying here, you want for nothing ! Yet, lounging in the landscaped grounds, you are unaware that the local facilities are so close. There is no traffic on the lane leading to the apts, except for the cars belonging to the owners of the other 2 villas along this lane. Here is tranquility, a choice of town or country, at the same time.

PERFECT SITUATION: A mellow, beautiful and tranquil place, the waterfall, the jacuzzi, the manicured grounds, the BBQ area and the infinity pool, all ensure that, here, you will lie back and totally relax. A car is advisable. But, if you are the fit type, used to walking up and down hills, and, not committed to stiletto heels, you can stay here without a car. So, one moment you are floating in the pool and the next you are wandering in the fairy-tale city of Spoleto, through arched, cobbled streets, exploring alleyways and byways, admiring frescoes, browsing museums, visiting churches and indulging your senses in the many shops, bars and restaurants, sampling the finest that Italy can offer and, far more cheaply than touristy places such as Venice, Todi or Florence. From all of the apartments, there are magnificent views across swathes of crop fields, distant dwellings, and, mountains fringing the horizons. Here is a place to just be, to allow yourself to be mesmorised and to submit to an inner calm.

THE COTTAGES: Once upon a time, both these 15C cottages were inhabited by farm workers; and, the whole of Il Pincio, the hill that Spoleto By The Pool stands on and is locally known as, was owned by the next door neighbours. Delicate negotiations, taking several years, enabled a local builder to buy and develop the land, with an aim to selling on both cottages to passing millionaires. However, financial challenges resulted in this wonderful development falling into our hands and, instead of being privately owned by yet more rich people, you can enjoy what it is like to live in a sought after area, so close to historic Spoleto. While all the original features have been preserved eg beams, arches and cubby holes, neither of the cottages has lost its traditional appeal. Simply and practically furnished, both cottages are child-friendly and equipped fully with everything you could need on a holiday. If you like heights, then APT 2 is the best. If you have babies, then, APTs 5 and 6 open onto a lawn.

TRADITIONS: Spoleto is one the most un-touristy places you will find. Extremely popular with Italians because, not only is it beauitful, but, the Spoletini have remained faithful to their traditions. Here you will find live theatre, operas, concerts, ballets and plays, all year round. But, be prepared to hear only Italian spoken. Unlike, tourist traps, the indigenous Italian has never bothered to learn English. Nonetheless, foreigners are welcomed. Sign language still prevails. And, the language of food, wine and clothes is universal. Further, in Spoleto, as well as the surrounding villages and hill-top towns, sagras take place throughout the year, celebrating the harvesting of truffle, asparagus, olives, grapes, maize, tomatoes....... Halloween and various saints' days. Big spreads are provided, free of charge (or almost), as a kind of offering to the gods, a thanksgiving of good fortune, except that you will be the recipients and not the gods ! Indeed, any excuse will do for a celebration !

Details for APT 1 2 Bedrooms, Sleeps 4, 1 Bathroom

All 6 apts have original beams throughout + original stone features. Apts 1 + 4 are spacious, light and airy with large sitting/dining rooms, 3 large windows + French windows onto private terraces overlooking pool, Jacuzzi + BBQ area - panoramic country views all round. Apts 1, 2, 3 + 4 make up the 2 storey cottage and stand at the highest point, looking over the stepped and landscaped gardens towards the pool. Apts 5 + 6 make up the 1 storey cottage next to the pool, divided by a lawn - similar interiors but 6 is bigger. The grounds are spacious with nooks and crannies where you can sit in privacy. The pool is very large with lots of sun-loungers placed around a wide patio area surrounding the pool. Here, guests can sunbathe and relax without undue disturbance from other guests. Standing on a small hill, outside the city walls, Spoleto By The Pool is the nearest and largest pool property to central Spoleto. Add to that, a stunning and convenient location - unbeatable !

About Norma Williams

We were retired ! We 'fell' into our holiday rental business by accident. It started as a hobby after someone pleaded with us to rent them our house in San Mamiliano, while we were away.

We now have 2 major partners and between us, we offer about 40 very diverse villas, apartments and pool properties, both in central Spoleto and close by. Please see them all on my personal website, the address of which you will find at the bottom of the HomeAway page of this property.

However, we still do not regard ourselves as 'proper business people' because we care far more about contributing to making our guests' holidays fantastic than we do about making money.

La dolce vita!!

We have just returned from our week in Apartment 1 & found it superb. The situation of the villa, on a quiet hillside overlooking olive groves and the Spoleto valley, yet within easy walking/driving distrance of an excellent Co-Op supermarket and the beautiful hill town of Spoleto, was perfect. The pool, barbecue area and jacussi are absolutely wonderful. Plenty of sunloungers and shade under gazebos or trees if you need it. No mad 7am rush for sunbeds. Norma & Laurie provide - literally- everything you need in your 'welcome pack' & will get you anything else you ask for. Their service is incredible - Laurie personally meets you and comes to bid you farewell. Everything worked when we were there - the TV has news channels in English, but Laurie gave my 14 year old son 50 euros to buy a selection of DVDs, so there's plenty to watch if you need to. There is air-conditioning but we found that APT 1 is the highest apartment & gets a nice breeze. Temperatures were around 35 degrees but we were never too hot. Please remember - if you want 'ultra luxury' & perfection, Italy (the countryside) probably isn't the place for you - this is not a 'Florida' style villa. Furnishings are simple, comfortable & in keeping with the countryside 'ambiance'. You will be outdoors most of the time anyway, chatting to the neighbours, & admiring the view. Spoleto is a very 'Italian' (surprise surprise ??) town, with lots of little alleyways & restaurants tucked away here & there. A beautiful 'Duomo', ancient viaduct & lots of little shops. There is easy access to the whole of Umbria & Rome. Don't miss Asissi, Spello, Norcia, the Valnerina valley & waterfalls. We had a week here & it was not nearly enough, there is so much to see. Come here if you love the countryside, culture, history, mozarella, olives & wine! Not for little kids, bring your older teenagers or active grandparents.

a special place that we would return to anytime

Location: sensational, ticking all the boxes - private, tucked out of the way, but very close to the things you need (supermarket etc) and a stone's throw from the town itself. As for Spoleto, I'm tempted to describe it as The Most Fabulous Town In Umbria That You've Never Heard Of, smaller & more walkable than Perugia, less of a honey-pot than Assisi, more beautiful buildings than Spello...(all of which are fabulous places).

The Apartment: ample, simple, well-appointed, everything you need for cooking, nice bathroom & shower.

Surroundings: lovely pool with plenty of space & seating, a sizeable garden to wander in, and a view that will never be forgotten - from your poolside recliner you can survey a swathe of Umbria stretching all the way to Assisi 60kms away, framed by spectacular mountains to the east & west.

We hope to be back sooner rather than later.

Two small gripes:

- in an apartment that sleeps 4 there was only comfortable seating for 2 (a sofa) - which meant that if all 4 of us were in the kitchen, 2 of us had to perch on upright dining chairs, which at the end of the day was not ideal. For the amount we spent, comfortable seating for all 4 would seem to be a minimum, and there is plenty of space.

- we were regularly woken at ungodly hours of the morning by the sprinkler system coming on at high volume.

poor sleepers beware

Have just returned from apt 1 after two weeks. Pool and views-fabulous. Accomodation however left a lot to be desired as did descriptions of facilities. It promised Sky and WiFi. No Sky only english channel was news.As for WiFi it was mostly unavailable. The apartment had charm, but left us very disappointing in many areas. If you were 5 people, there was only comfortable seating for 3. Fridge door storage was broken which made it a pain to access essential drinks. Double bedroom had 2 beds with mattresses at different heights and was so cramped that the one nearest the wall would have to climb over the other to get out and there were no bedside tables. The bathroom shower was so small that you couldn't avoid hitting either wall or curtain, both of which suffered with mould ----probably because the extractor fan rarely worked. The bottom of the shower at the edge was chipped and dirty, which all made showering an unpleasant experience. The beds were comfortable which can often be a problem in rental places, however, for the first few nights we hardly slept because of at least 2 barking dogs in very close proximity.The barking from the house next door carried on most evenings and nights until the people left after a week but others were heard right through the holiday. Ironic, as I'm sure that Norma made a point somewhere that their properties didn't suffer from this particular problem. After speaking to several people on the site, we all agreed that the main problem was no sound insulation. They could hear people talking in the adjacent property and as for us, well when the people next to us were making breakfast and then clearing up, they might as well have been in our apartment with us. It was like being in an echo chamber.

Unfortunately, these things did take the edge off our holiday. One final word. Unless you are extremely fit you WILL need a car. The lane up to the property is steep, potholed and covered in very coarse gravel, difficult to walk on. A walk back from the supermarket with heavy bags is very hard work. Again, this was disappointing as we had looked forward to having a drink and meal in the evenings and then walking back , but that was impossible. It would be an unpleasant walk in the dark with risk of injury I expect.

Perhaps none of these things will put you off, but at least you will be fully informed, which we weren't.

Owner's Response: Our critic suggests she was not fully informed about the apartment. Most of our guests tell us that I tend to overload them with information. Thus, our critic may have missed relevant facts in this abundance of information eg that we have never advertised SKY TV re Spoleto By The Pool. To try to appease her, we loaned her 75 DVDs. The difficulty in accessing Wifi was not reported to us by this critic. It is the same Wifi system used by the other 5 apartments. The other guests had no problem accessing it. However, all she needed to have done was to ask us and we would have demonstrated how she could have accessed it or, indeed, fixed the problem for her, had there been one. There was no problem with the Wifi for the next guests who arrived in APT 1 after her. Had we been informed that that the fridge storage door was broken, we would have replaced it immediately. We do not charge for breakages. The double bed did have differently sized mattresses. Had our critic raised this with us, we would have replaced the 2 mattresses with a double mattress immediately. Unless you leave windows open in the bathrooms, you can get condensation. But, the other guests tell us that our critic kept all her doors and windows shut because she kept hearing noises in this very peaceful environment. Indeed, she complained to her neighbours next door, a married policeman and policewoman with 2 children, about their washing up noises. They were perplexed but they did not want us to ask her to leave as they were due to leave the following day. We were told by other guests that our critic cried and complained constantly. But, they all agreed that they could cope since none of them were actually next door to her. Indeed, from the 2nd day of our critic’s stay, there was no-one next door for the rest of her stay. The bottom of the shower was not dirty when our critic moved in. However, I cannot vouch for the state of the shower while our critic was in residence. Guests prefer short shower curtains to shower doors. None of the other guests reported barking dogs and our critic did not alert us as such, otherwise we would have investigated it immediately. We are always told by the car-free guests staying at Spoleto By The Pool, how easy it is. But, I always recommend a car. It is sad that our critic's joy at the infinity pool, the jacuzzi and the sounds of the waterfall were overshadowed by her disappointments.

We stayed for one week at spoletto by the pool after 4 days in Rome, The directions provided were excellent and therefore the drive from Rome a breeze. All we can say is "fabulous", we had such a lovely week and hope to return. It is such a beautiful part of the world and the apartment, pool etc were just lovely. Without exception, the food at local restaurants was also fantastic. Many thanks to Laurie for his recommendations (particularly villa marianna), and in helping make our week a fabulous one.

Fantastic holiday in Spoleto by the Pool !

We had the best time in the Spoleto by the Pool apartments! The property was very well organized and clean and the apartments are all very roomy and with that authentic Umbrian/Italian feel......

The airco and pool were very important to me because it can get very hot in Umbria in the summer and it is so great to come home after a warm day in town to enjoy the freshness of the airco apartment and the beautifull pool on the property! The owners are very helpful with all one might need and because of this the stay in Spoleto by the Pool is really perfect and without any flaws! I am recommending this property to all my friends and relatives, because I am sure they would like it there as much as I have. Moreover Spoleto is such a great liitle much to do and so many nice peopel living there! We have enjoyed great jazz, lovely classical concerts, ballet and other forms of art during the famous Festival of two worlds in Spoleto and we have enjoyed the BEST food ever in and around Spoleto. I have no bad or less good experiences to write about and I have spend 4 solid weeks in Spoleto by the Pool. In short: if you are thinking to spend your holiday in Italy: book an apartment at Spoleto by the Pool because you will not find a better place in Umbria for that price!!

This is a lovely place for a holiday. The pool is especially good, with wide views. Spoleto has good railway links, though a hired car is recommended to make the most of this hillside location. We received excellent customer service. The apartment was good value for money and comfortable rather than luxurious.

Owner's Response: The word “luxury” crops up every now and again. When I talk about these apartments having been “luxuriously restored”, I mean just that ! No expense has been spared in terms of the restoration of these apartments. Therefore, it is a luxury to have retained the original arches and all the various nooks and crannies that are in abundance. Many restorers of old farm-houses either cannot afford to have done this or skimp by simply concealing all the original features under concrete rather than spending time exposing them beautifully. We have tried to provide “comfortable” interiors so that guests do not feel nervous or afraid of staining or breaking something precious, especially if they have children. For instance, the interior furniture is all solid oak, in keeping with the newly polished and cleaned original 16C beams throughout each apartment. However, I do not think we have achieved this “comfortable” feel at the expense of the luxurious restoration. For anyone who appreciates fabulous restorations, they will understand that 16C cottages, bursting with original features, every one of which has been high-lighted in the restoration, renders the addition of “luxury” items superfluous, irrelevant and meaningless in this Umbrian rustic context. As another critic commented, you can go to Florida to get all that. Or, you can book into our 4 star hotel in central Spoleto with its 16C frescos, ornate chandeliers and flash furniture, in keeping with its aristocratic history. But, you won’t get the pool, the self-catering and the panoramic views. Of course, if you wish to pay more as well as be charged for damages, it would be easy for us to anachronistically upgrade the interiors to please critics, who are unappreciative of our efforts to retain the kind of authenticity that requires simplicity. So, we won’t ! However, even our harshest critics have all accepted the luxury of the grounds, the pool and the Jacuzzi. Lastly, we would recommend a car to those who wish to explore areas, where there is no public transport. However, if you are the fit type and just want to spend a relaxing holiday in a local area, bursting with restaurants, shops and bars, you do not need a car. It is a mere 0.75 mile walk to the historic centre of Spoleto, a 0.35 mile walk to the nearest large supermarket and well-established bar, where you can buy meals as well as snacks and a 0.5 mile walk to the train station, from where you can get to practically anywhere in Italy !

This location is the best ! Spoleto centre and the station are within spitting distance and, the mountains are all around you. A tranquil place with easy access to all the hot-spots….Assisi, Perugia, Trevi, Spello, Norcia, Perugia, Todi, Gubbio and, just over an hour to Rome. Spoleto is the Italians’ favourite place in Umbria – some say in Italy. Now, Italy’s best kept secret has been revealed. And, Spoleto is enjoying its new found fame. The locals are so friendly. Once here, you are bound in a kinship of love and worship of all that is most precious to the Italian….. sculpture, architecture, works of Art and, above all, food ! Not to mention wine, shopping and the most famous of all activities – the passeggiata ! The bus, at the end of the lane, goes to the top of Spoleto, the famous Rocca and Il Ponte. Very convenient if you fancy walking back home, down-hill, through the pretty, cobbled and arched streets of Spoleto, passing the myriad of shops, bars and restaurants along the way.

Each apt has a fitted kitchen area. The pool is open from May 1 - Oct 31 inc. All 6 apts have private balconies, terraces or patios + beautiful panoramic views over the pool and the surrounding countryside. All 6 are very similar. However, APT 3 has the largest sitting/dining room with a galley kitchen. All apts have internet access. The 100 sq mt pool and the Jacuzzi is for the exclusive use of the guests of Spoleto By The Pool. Please order your own BBQ if you wish to remain private - no extra charge. However, the communal BBQ has 2 chimneys for 2 BBQs to take place at the same time. This is a fabulous area for sun-downers because it faces the sun-set ! Please order a high-chair - no extra charge. Beach towels also provided - no extra charge. NOTE THAT APARTMENT 2 HAS 2 BALCONIES - 1 long that seats 4 side-ways, the other shorter to seat 2. APTs 1, 3, 4, 5 + 6 have seating for 4 persons on their patio/terraces. APT 3 has the largest terrace and can easily at least 8 persons.
