The lake is 40 acres (no motor boats) and is ideal for swimming, fishing and boating. We have 140 feet of lakefront, dock with rowboat and kayak. The house has three bedrooms and two baths with brand new full kitchen and a fireplace for those cool evenings. Relax on the private master bedroom balcony overlooking the lake and watch the sunset. You won't believe you're just two hours from New York City.

One of the big benefits for me is the tranquility of the lake. Even though there are other houses, sometimes I feel like it's my private lake. Taking a morning kayak around the lake is the perfect way to start the day!
My family stayed at the house for 1 month and had a wonderful time. The house was as described and looked brand new. House and kitchen had all the amenities we could want (including a fantastic blender!). We had one small problem and help was there in no time!
I think they must have changed the bed in the master since the last review because we found a very comfortable queen mattress.
The neighborhood is very quiet and neighbors are so far apart you really don't know they are there. Lake is small but nice for paddling around, my children went for a row or paddle almost every day - if you are looking for serious fishing you will need to go to one of the very nearby rivers.
Livingston Manor and Roscoe are both cool little towns with great restaurants and a very authentic German bakery.
We rented this house for two weeks in July, looking for total peace and quiet and a great place to swim. We were very happy with the experience on all counts (including the very reasonable cost), and found Ray, the owner, to be very helpful and responsive. The house itself is comfortable and spotless, and Amber Lake is a gem--clean, spring-fed, so always cool, and no motorized boats allowed. We especially appreciated the kayaks. The small town of Livingston Manor is seven or eight minutes away and has all the necessary basics--a small supermarket, nice farm store, great ice-cream. If you like to fish, the Beaverkill and Willowemoc rivers are just a few minutes away. The Catskills scenery is beautiful. If we had one minor recommendation for the owners, it would be to invest in a larger bed for the master bedroom--it's a narrow double and not super-comfortable, and we ended up sleeping in separate beds. But that was our only small quibble. Otherwise, highly recommended.
