This home has just been remodeled to sleep 6 in 3 bedrooms--2 full beds and one bunk with an open loft for more guests--air mattress available--. A fully equipped kitchen, 2 living areas. Two Great decks--the upper deck overlooks the property and has a grill . The lower deck is a bit more private coming off the lower level bedroom. Just a short walk down the driveway is your private waterfront and NEW this year will be a parked camper for you to use for the kitchen and bathroom facilities as well as a place to hangout inside. A walk out deck leading to an octagon for swimming and or fishing. Two fire pits are available for your pleasure. Kayaks and canoue are also available for your use (upon request) to truly enjoy sand pond.

Stunningly beautiful property and wonderful, private home.
Can't say enough good things about this property! The house is big, welcoming, and comfortable,with everything we needed for six people (three adults, three kids). There is ample outdoor space for relaxing. Best of all, it has a private lake access on the beautiful and tranquil Sand Pond, complete with canoe, kayaks, adirondack chairs and fire pits. Just perfect - one of our favorite vacations ever.
I stayed at this wonderful location the week of 7/27-8/3 and has the most memorable time. Upon entry, the house is secluded and massive- perfect for a family or a group of hard full-time working college students such as ourselves. Having two bathrooms was a luxury, and the bedrooms were both cozy and functional with each having it’s own walk out. The kitchen is bigger than it looks in the picture, very clean and stocked with everything you’d need. We cooked/grilled a lot so this was essential! All 4 tv’s and the internet connection worked flawlessly, allowing for us to gather and the end of every night comfortably.
The outdoor spaces on this property were uncomparable. The two furnished decks were nicely kept and large in size, this is where we enjoyed most of our meals and the sights and sounds all around us. The hammock on the lower deck became my piece of peace that week. The walk down to the water was made easier by using the parking spot next to the camper to drive down our towels and coolers and such, and although we didn’t use the camper much, many will enjoy that feature. My friends and I joked that we actually felt as though we were swimming in the water pictured on a Poland Springs bottle- that’s just how clean this mountain side pond is! The kayaks were awesome to have on site meaning we didn’t need to tow ours up from MA this year. All in all the waterfront area was worth it alone.
The neighborhood is private enough to feel like a summer getaway, but having a Walmart less than a 15 min drive made it possible to have everything we needed and chance to go back in case anything was forgotten. We also spent an evening in downtown Farmington- the drinks and soft pretzels with pub cheese from Tucks Ale House HIGHLY recommended!!
The owner was responsive to any questions we had beforehand, and was straight forward in her welcome letter what we could expect and the basics expected out of us a renters. Never a bother but totally available if needed.
This rental was way cozy, clean, functional, spacious, and perfect for everything we come to enjoy about Maine. Would absolutely recommend, except for the week I plan on returning!! 🙂
Clean and comfortable. Very spacious and the kitchen was well stocked with cook ware and dishes.
The property is on a steep hill and there are a lot of stairs inside. Might be difficult for older travelers. Our little dog had to be carried a lot. Other than that, the site is pretty, in the woods which kept the house cool. The pond is nice and warm for swimming. Nice for kayaking as well. Surprisingly quiet, most of the camps nearby were empty. Very relaxing stay!
We had a wonderful time at Stephanie's beautiful retreat. The house is at the top of a long driveway. There are 2 main floors so it was perfect for us as my daughter and her kids stayed upstairs and we were downstairs. There was a baby gate which we appreciated as my 10 month old granddaughter is moving all the time. My five year old granddaughter loved the loft and practiced many dances. The lake was perfect with kayaks, canoes, and paddle boards provided. Three fire pits made s,more making easy. There is a camper at the water's edge which provided a great touch. Keep in mind the beds are small especially. If you are used to king size beds at home. The blow up mattresses upstairs came in handy. We were able to explore the beautiful area. There is lots to do. It was a great vacation.
Wonderful time at a great home with fantastic owner
This is a great property - The long driveway provided a great secluded feel giving us the privacy we wanted so we never needed to feel like our dog or kids might disturb anyone. The kids and dog had a wonderful time in the pond, we have several pictures/videos of our Golden Retriever running the long length of the dock and leaping off into the water. Stephanie was great to work with, she was very responsive when we had any questions or to help us with any problems. She even brought over a new canister of propane when we ran out that same evening. Past owners I've rented from required renters to refill propane so that was nice of her. Also, Maine was in the midst of a heat wave so even though the house is not listed as having A/C she was kind enough to install a window unit in the living room for our stay. There were days when it was in the 90's so even the one unit made a big difference when we couldn't stay in the water any more and came back inside. I wouldn't hesitate to recommend this home and even though we usually try to go to a new property every year, for variety, we are strongly considering coming back to this one again.
Clean and spacious but further from the water than we expected and no DVD player
The house was as large as is described and definitely a private setting. The 'short' walk down the drive was in fact a short walk and across a road. Not so great if you have small children. We were further from the water than we expected and that meant that at night once the kids were sleeping my husband and I could not walk down to the water alone just to sit as we would be too far from the kids. The fire pit behind the house has a hole in it so we kept losing our very hard worked for fire into there. The fire pit down by the water is beautiful but the bathroom by the camper did not work so each time one of the children needed the bathroom we had to trek back up the hill. As I was heavily pregnant this became a difficult thing for us. The kayaks were great, there were several and the dock wonderful. The DVD player did not exist and the Direct TV did not have many channels. The WIFI was weak so we could look up museums etc. but could not stream anything live. Several lights in the house were missing bulbs and when we called about that the owners were out of town and said they would call when they got back in a couple days but never did. Hard to sit in a house with no lighting in the dining and living areas. I would recommend this for someone looking to be close to the water but not too close or for adults who are able to walk easily.
It is a walk to the water as it does state in the description. The Bathroom in the camper Is fully Functional when you Turn On the pump as it states in the Welcome letter left on the table by the Complimentary bottle of wine. And Also would have Let you know that IF something was reported to us. I did leave Several messages Upon our Return the Next day in regards to the light bulb issue, that were never responded to. We also gladly would have taken care of the Fire pit in the back If we were notified of a problem. I feel All of these issues would have been fixed in a day or 2 If communication was Better.
The area has many small unique towns to enjoy. Farmington being the biggest with a quant downtown shopping experience. Farmington and Wilton have restraunts and pizza for all to enjoy. The Narrow Guage Cinema is located in Farmington and has very reasonable prices showing all upcoming films.
There are walking and hiking paths and trails as well for all of your outdoor adventures.
