Our home is undoubtedly the most reasonably priced house on the beach. The only thing between our front row home and the beach is the dunes, our private dune deck, and our beach boardwalk. Walk out the door of our home and access Kiawah's spectacular ten mile beach and the glistening Atlantic Ocean in our backyard.
In the house, you can hear the surf and feel the ocean breeze. Staying DIRECTLY ON THE BEACH makes your vacation much more enjoyable...(and there are fewer hassles). You can put your beach gear out in the morning and leave it all day. (Since there is no parking anywhere near the beach, folks have to tote their gear across the island...unless they're staying right on the beach.) It is a luxury to be able to walk a few steps to the house for a drink or for lunch, to take a break from the sun, to check on your family or catch the news (or, if you must, check your email). Our dune deck is a wonderful spot for morning coffee, happy hour, sunbathing, surf watching, and stargazing (it has a big sky view). You can also take your baby monitor and spend time under the sun or the moon, while keeping tabs on your sleeping infant or TV-watching children in the house.
The living room has ample, comfortable seating (2 sofas; 1 converts to a comfortable double futon). It has Cable TV/DVD/VCR and component stereo system (bring your own iPhone dock) and woodburning fireplace. The dining room seats eight and has a sideboard. The kitchen is well-equipped and has a bar with three stools at the window. The screened porch has a small dining table and eight comfortable cushioned chairs.
The master bedroom has a very comfortable king bed, two dressers, rattan sofa and chair, cable TV/DVD. The second bedroom has a comfortable king bed, two dressers, and rattan chair, TV/DVD. The third bedroom has new twin beds and two dressers, small TV/DVD/VCR. Two baths.
Cypress walls and ceilings and hardwood floors throughout give the house a clean, charming, beach house ambiance. The yard is large with stately live oaks and palm trees and there is a two-car carport. The house is clean and well-equipped. However, we do not provide beach chairs (but chairs and umbrellas can be rented on the beach).
Strolling the ten mile long, pristine, wide Kiawah Beach or swimming, boogie boarding, or body surfing in the calm Atlantic waters cannot be beat. Birdwatching (pelicans, egrets, herons, sand pipers, etc.), dolphin and shrimp boat watching, and wildlife/nature watching (alligators, deer, bobcats, etc.) are restful pastimes. Surf fishing, crabbing, and shrimping are some of the favorite activities on Kiawah. Kayaks, surf boards, and windsurfing gear can be rented on the beach. Canoes and kayaks can be rented on the Kiawah River.
Bicycling is a favorite activity. Rental bikes can be ordered in advance and delivered the day you arrive. There are 30 miles of bike trails all over the Island. There is now a nice bike trail off the Island, taking you to shops, Seabrook and Johns Island. We are a short walk to the Straw Market shops and restaurants. Bohicket Marina, right off the Island, has restaurants, shops, boats for rent, parasailing, deep-sea fishing, etc. Picturesque Freshfield's Market at the entrance to Kiawah offers restaurants, a bar, coffee shops, ice cream parlors, soda fountain, bookstore, outdoor outfitter, fashion boutiques, banks, great grocery store, concerts, local produce at farmer's market, and much more. There is more to do than ever on Kiawah... or you can do absolutely nothing!!! There is a never-ending assortment of activities in neighboring Charleston and around the Low Country (museums, plantations, aquarium, Fort Sumter, shops, restaurants, theatre, etc.). Kiawah is a gorgeous, tranquil, safe island, perfect for a family vacation. We'd love to rent our relaxing beachfront home to you.
ADDITIONAL RENTAL INFORMATION:
* Our home is Non-Smoking (except on the screened porch).
* Our home is open to renters' pet dogs. Dogs must be well-trained and well-behaved. They must be freshly groomed and must not come into the house wet or sandy. They must be on flea preventative. They must not get on the furniture. They must not scratch the hardwood floors or doors and must not pop out the screens. All dog waste must be immediately bagged and put in the trash. Kiawah has a strict leash law and alligators have been known to eat free-roaming pets. There are no alligators close to our home, however. There is a non-refundable pet fee. Allowing pets will be agreed upon on a per case basis.
* We strongly recommend that you purchase trip cancellation insurance to cover bad weather (such as hurricanes), illness, accidents, whatever, that might cause you to cancel or cut short your Kiawah vacation.

Wow! What a beach!
We were looking for an oceanfront house, non smoking, that allowed a dog. This was perfect for us. Fit our needs. We had 2 adults and 5 adult size children.
The house is oceanfront, in a gated community. This house is on the original street on the island; it is one of the original homes. There are huge, fancy homes in the neighborhood.
The beach is wide and not crowded , at least the week we just spent there. Great beach on which to walk or run. Actually one of the nicest beaches I've seen. And we've been to a few places in Caribbean, Central America and around all four corners of the US.
The owner was responsive and informative prior to our visit. We did not need help during our stay as everything worked in the house.
There are signs about alligators; none of us saw one during our week.
Amenities, are only a 10 minute drive.
Kiawah will be home to the 2021 PGA Championship. I'd imagine there will be a lot of development on this island over the next 10-20 years!
Snow on the beach
My family and I loved our stay at Ms. Ballenger's vacation home over New Year's. We were looking for a quiet holiday and found it, primarily because we were snowed in! I was amazed to see the surf actually freeze on the beach. Despite the cold weather, the house was warm and we enjoyed seeing the snow from the picture window in the living area. We did have a problem with a frozen pipe, but it was responded to quickly and we were not inconvenienced. The fenced in dog area was perfect for my pooch to run outside and then quickly back in! The house reminded me of a true beach cottage with wood paneled rooms and a cozy interior. I recommend the property and Kiawah in general.
Charming beach cottage
What a wonderful opportunity to stay in one of the few original Kiawah houses! We've enjoyed both Kiawah and Seabrook over the years, always renting somewhere new and this house made for a perfect weekend. We loved that the house was ON the beach and there were three very generously sized bedrooms and two full baths. We made good use of the screened side porch and there is even a little fenced dog area. All in all it was perfect for us! The owner was responsive and made sure we had what we needed.
Affordable Ocean Front!
Absolutely perfect for our family...wife, 8 year old girl and our two dogs. House was clean and has all the basics. The location had us spoiled...step out of the side screened in porch, walk over the boardwalk, and you are on one of the best beaches on the east coast. In case you haven't been to Kiawah, the beaches have a wonderful smooth sand, a gentle drop off in the water, tons of room and is never crowded. At low tide the beach is massive, great for biking, running and playing with kids. Still plenty of beach at high tide.
We took our daughter on dolphin encounter as well as a shelling excursion, both fantastic. I highly recommend the Mingo Point Southern BBQ and Oyster Roast when in season.
The house is nice and quiet and comfortable. Kay is easy to get a hold of and is very helpful. You can tell she takes great pleasure in sharing her family treasure. I love renting and supporting family owners as I know the taxes are extremely high and its difficult for a regular family to afford to hold on to a house that's been in the family for decades.
Our recommendation: Stay for two weeks, one week isn't enough.

We had a wonderful sisters reunion week in this lovely, comfortable home. It is perfectly situated on the beachfront, pristine, well appointed, yet relaxed enough so we felt completely at home. If only my kitchen were this well equipped! Highly recommend it for beach access, privacy, superior location near to Freshfield's, Sanctuary, and escapes into Charleston -- and just plain easy living, which is what you want on a vacation. We have many memories from the past attached to Kiawah and this home and its thoughtful owner welcomed us and reaffirmed all the happy times.
The Perfect Beach House!!!
We spent a long weekend at this house and I would highly recommend it! The location was amazing...the house has its own boardwalk right down to the beach, which is super convenient. The house itself is very tasteful, comfortable, and casual, and the kitchen is well stocked. Our group included three children and a dog. It really was ideal! The owner was very friendly and helpful, and we found the rates to be extremely reasonable for beachfront accommodations. We would love to return!
Every coastal pastime is close by.

Optimal rental in the summer is for 7 nights, Saturday to Saturday. Please contact me to discuss Kiawah, our home, rates, etc. Rates are subject to change until reservation is confirmed. If tax rate increases at any time, this will be passed on to renters. Pet fee is per dog.
