6 Bedroom, 5 bathroom, sleeps max of 13

Traditional farmhouse and cottage restored to highest specifications. Beautifully positioned in rolling countryside and situated off a quiet country lane close to the Tuscany border. Fenced and gated grounds of 1ha contain: 6 x 13 meter salt water pool, BBQ & pizza oven, 3m trampoline and unobstructed views of Lago Trasimeno.

The property consists of 2 houses. Farmhouse has 4 bedrooms (sleeps 9), 3 bath - traditional home which was expertly restored in 2005. The cottage was constructed in 2006 in the traditional style (c.70m from farmhouse) and has 2 bedrooms (sleeps 4), 2 baths.

Location is excellent for relaxing by the pool in a tranquil setting or for touring the Tuscany & Umbria regions and visiting many of the beautiful towns and villages close by - Arezzo, Assisi, Cortona, Montepulciano, Orvieto and Siena - all being within a 1hr drive. Florence and Rome are best reached via 1.5hr train ride - station is 20mins from the property. Both houses have wireless broadband.

Wine tasting and cookery schools/lessons: We have many highly recommended wineries close by and the famous Vino Nobile di Montepulicano region is just minutes away.

Sightseeing trips: The immediate area has many wonderful towns and villages to visit.

Cortona - Base for the popular book and movie 'Under a Tuscan Sun' is approx. 20 mins.

Montepulciano - Internationally renowned for its wine and beauty.

4 UNESCO World Heritage sites -

1. Pienza; also famous for its pecorino cheese.

4. Val d'Orcia & Montalcino - area of exceptional beauty and home to Italy's greatest wine, Brunello di Montalcino.

Castiglione del Lago, Paciano and Panicale - designated amongst the most beautiful villages in Italy.

Florence & Rome (we suggest by train- station 20 minutes from house).

Also shopping at Val di Chiana Outlet Village.

Additional features of the house include: Fantastic Pool - features include, roman steps, 2.4m deep end with diving board, skin-friendly salt water system, wonderful 'bisazza' mosaic tiles which shimmer and reflect different colours. A large terrace surrounds the pool and there is ample space to relaxing and sunbathing.

Guestbook comments from the owner

We were expecting a lot from your website and friend's recommendations, but we are each more than amazed by the beauty and thoughtfulness you have lovingly put into this special place. We can feel your passion for Italy and life and I feel grateful that we can partake in that and so happy to be sharing it with special friends and family. Thank you! We visited the lovely Castiglione del lago today, made a chicken soup and hosted the whole group for a scrumptious wine dinner tonite which started poolside, then on the patio and moved into the house. Tomorrow we will visit Montepulcianno in the morning, then spend another fabulous afternoon and evening in your lovely Italian home. I am sorry to be going on and on, but I cannot tell you enough how pleased we are. We are all wondering what the crop surrounding your property is. Looks like corn stalks with brown tops and no husks. I am thinking of making some grape jam from some of the trellis grapes if that's OK, as souvenir of this special place. Best wishes, Jo

Relaxing and Re-energising

  • 5 of 5

We recently stayed at this beautiful villa and there truly is something for everyone in the area. The house is set up as a real home from home with every convenience you could wish for. Our day trips included a number of local markets; Isola Maggiore on Lake Trasimeno where we discovered an Irish lace making museum and a tradition of lace-making which is still alive on the island today; Città della Pieve where we saw some beautiful works of art by a famous renaissance painter, Pietro Vannucci, known as Il Perugino (The Perugian) who was born in the city. My teenage daughter spent a number of hours on a horse-riding trip through vineyards and olive groves which will always be a special memory for her. We would relax in the evening with a glass of some delicious local wine under the stars watching the fireflies play and wake up next morning to the sound of the cuckoo in the distant forest. There's so much to experience locally but more importantly this house is a perfect getaway where you can relax and switch off, unwind and re-energise your heart, mind and body.

Wonderful holiday home

  • 5 of 5

We had a wonderful holiday staying in this amazing house. From the moment we arrived, the beauty and tranquility of the house and surrounding countryside was just fantastic. The information folder provided is a gold mine of information to help you enjoy your holiday even more. We followed the recommendations for a few restaurants and all were fabulous. The nearest town, castellione di lago on Lake trasimeno was beautiful and we also visited montepulciano and Cortona, gorgeous hill-top towns. We didn't do too many days trips as we spent lots of time chilling out at the house and enjoying the beautiful swimming pool. Just to note, we traveled with our 7 month old baby and our room was set up with a very comfortable cot for her, there was a high chair also and a lovely big tree just beyond the swimming pool provided perfect shade for us on the patio so she could still enjoy sitting at the swimming pool with everyone between her swims.

Tranquil Paradise

  • 5 of 5

We stayed here for 1 week in June and can't wait to go back! The villa was even more impressive than the description. Perfect pool with stunning views to the lake. Very private and tranquil setting yet close to all necessary amenities. Ken and Dancia were extremely good hosts and their recommendations for restaurants etc were superb. I would highly recommend this property.

Perfect Villa in perfect location

  • 5 of 5

We have been having family holidays in Italy for the last 14 years and this is one of the nicest villa’s we have stayed in. The house has been beautifully restored and the adjoining cottage finished to the same standard. The kitchen is well equipped and there is plenty of fridge freezer space as the garage has a second one. The villa provided plenty of constant hot water even with 11 people showering at more or less the same time every night. On an evening the barbeque and the pizza oven provide ample space for outdoor cooking for a large party.

The situation is fantastic, peaceful with lovely views wherever you look and plenty of space for a large group to relax and enjoy themselves. The sunrise over the distant lake and sunset over the Umbrian hill were spectacular.

The pool is excellent with ample sun loungers and for those who like shade this was provided by large oak trees. The trampoline was a big success with our grandson. The outside eating area is superb whatever the time of day. The mesh screens at the windows and the fans in all rooms mean we could actually sleep comfortably throughout our stay, a big plus if you have ever stayed in Italy in the height of the summer.

The villa is located within easy reach of supermarkets and the Agroturismo (Graziella’s) is within easy walking distance and provides extremely good value locally sourced typical food.

We would recommend this villa to anyone looking for a taste of Umbria in a beautiful location.

A Gem - Just Perfect!

  • 5 of 5

This spacious, very well maintained & equipped villa proved an instant hit with our family - 2 fortysomethings & 3 teenagers. Idyllic views and total peace are combined with easy access to fabulous restaurant options and some of Tuscany's most beautiful towns. The glorious pool & good wifi ensure contentment for all ages! Attention to detail and an emphasis on comfort (the beds!)made us feel genuinely welcome; as did the comprehensive folder of really useful local information. We'll be back!

Spectacular Villa with Stunning Views

  • 5 of 5

Words cannot do justice to this spectacular property nestled in an idyllic location in the Italian countryside. The views of the sunflower fields, the grapevines and nearby Castiglione del Lago are unmatched. Driving up to the property, you will be glad you are going to call this villa home for the next days!

The main house and nearby “cottage” are both rustic, yet completely modernized. We were a party of 11 in Italy to celebrate our parents’ 70th birthdays with 5 kids (ages 4-14) and there was plenty of space to both be together and get away for a break if needed. The beds were so comfortable and the rooms are large and airy. The main kitchen is well equipped. (As is the cottage, but we all just cooked together in the big house.) There is plenty of room to lounge comfortably inside, but you will likely spend most of your time outside under the arbor or poolside! The lounge chairs are modern and comfortable with individual “shade coverings”, a wonderful touch!

The kids loved the trampoline and we all enjoyed the gorgeous pool. The house is well situated for day trips (Assisi is a MUST!) and close enough to so many towns (Montepulciano and Orvieto were our other day trips) with time to be home for an afternoon of swimming, appetizers and cocktails poolside.

Ken and Danica were wonderful hosts and so gracious to share tips, ideas and help, as needed. Consider yourself fortunate should you be able to enjoy the wonders of Umbria and Tuscany from this amazing home!

Notes:
The farmhouse has a beautiful vine covered pergola which is ideal for al fresco dining. Positioned off the large country kitchen, it is south facing and is next to the pool area. A magnificent oak tree in the north side of the farmhouse offers shade throughout most of the day and is a beautiful spot for relaxation and reading. The guest cottage has a covered portico which can be a cool retreat from the activity of the pool area. We are the last inhabited house on the country lane and so the surroundings are very peaceful. The lane is wonderful for early morning or evening strolls - part of the lane is flanked by matured oak forests in which you are free to roam. The lane is very quiet and apart from the odd tractor it is seldomly used by other vehicles. The farmhouse has a water filtration system - so beautiful clean drinking water is available with negates the need to purchase bottled water.
