Newly Renovated! This 5 bedroom/ 3 ½ bath upper cottage has been fully restored to maintain its’ original charm and yet modernized with all the conveniences of new construction such as central heating and air conditioning. With TWO fully equipped kitchens with new appliances, refrigerators, ovens, dishwashers and micro waves, 2 washers and 2 dryers, both floors are designed to function fully independent of each other or combine for the closeness of one family.

This cottage was originally built in 1899 and raised in 1929. Its’ restored heart pine floors are exposed throughout and its’ original beautiful solid wood doors have all been refinished. Enjoy Ocean City’s breezes and listen to the sound of the ocean from the large front porch that runs the full width of the home and is furnished for your comfort. The new awnings have been installed for added privacy and protection from the sun and rain, so no matter what the weather, your family can enjoy the afternoons and evenings, playing cards, talking or just breathing in the fresh ocean air.

The main floor enters into a well proportioned family room that has been professionally decorated in soft tones of blue and yellow. There is an upholstered vintage rocking chair, a full sized comfortable sofa that can be converted to a queen bed if needed and a writing desk for you to charge your laptop computer and to keep up with your e-mails. There is wireless internet throughout the house and a TV and DVD in the family room. The full sized dining room is to the left with a very large maple dining table and chairs that will seat everyone. The new fully equipped kitchen offers a breakfast bar with 4 bar stools and is large and roomy, designed with plenty of workspace for cooking and entertaining. There is a washer and dryer off the kitchen and a hallway with a half bath leading to the back stairs. Also 2 bedrooms, each with a double bed and dresser are situated on the main floor with a shared full bath.

The upstairs is accessed through the family room or may also be entered by an outside door should you decide to “lock off” the floors and use them as separate apartments. The bright and airy, seashore feel is abundant as you enter top floor which has vaulted high ceilings throughout. Its’ cozy little great room has a 2nd kitchen with its’ own refrigerator, dishwasher, micro wave, and oven. It too, is fully equipped and there is a separate washer and dryer tucked away for the ultimate convience. There is a small dining table and a sofa, chair, and flat screen TV and DVD. The front bedroom is enveloped in windows with blinds and sheers for privacy and light. The bed is queen sized and comfortable with a closet that has plenty of space to the side to store your luggage and belongings. There is a swivel chair, side table and TV. (This room can be CONVERTED to a “sunroom” with a large denim sofa IF you have no need for the 5th bedroom and you give us enough notice to have it changed over for you.) A middle bedroom is perfect for any children in the family. It is furnished with a trundle bed (a twin bed with a pullout twin underneath, that can be used at different levels or the same) and a small chest of drawers and a closet. The 2 bedrooms share a brand new full bath that has been designed in the old style with a new “ball and claw tub” with showerhead, and all new fixtures. The Master Bedroom Suite is a recent addition and one that is sure to please. It has a private breezy roof top deck and a well designed bathroom with a separate and enclosed toilet area. The walk in shower on the left is tiled in tumbled travertine with accents in blue. The separate bath tub on the right uses the same tile and accents, and affords the luxury of 2 getting ready at the same time.

LOCATION, LOCATION, LOCATION!!!! While every attention to detail has been attended, you cannot change location. This house is in a PRIME LOCATION, less than 1 block from the First Street Beach and Boardwalk, which is the location of the main Lifeguard Station and Public Restroom Facilities. ½ block west you can walk to the corner grocery store or one of Ocean City’s finest restaurants, “The Island Grill”. You can hear the ocean from the porch and master deck (partial ocean view-limited). We are in the “Northend”, just a couple of blocks to the shuffleboard courts, Beach Volleyball, skating park, and “Wonderland” amusement park.

About Dale Halligan

Growing up in Atlanta, most people ask "why do you go to Ocean City, New Jersey?'. Well that's an easy one for me. It's in my blood. My grandparents retired there, my mom spent summers there, I spent summers there and it's just the greatest place to be. The people, the breezes, the food, the sounds, the activity, the boardwalk and the memories only begin my list.

When I first married a very Southern man years ago after graduating from The University of Georgia, I didn't know what he would think about my beloved Ocean City and all its uniqueness. After all, it was so "un-southern" in every way. It took only one week and he understood. That was a long time ago and since then we have raised 3 children on the summer beaches, and found a property that we want to keep in the family. It took us almost 3 years to totally update our home, adding the much needed extra bathrooms, central heating and air, washers and dryers, master bedroom and bath. It was quite the endeavor and challenge to renovate a home built in 1899, and yet maintain the original integrity and charm of the house. Removing old carpet and flooring only to discover the beautiful heart pine underneath. Stripping the old paint from the doors and restoring them to their original luster. I am proud that we didn't tear an old house down, but instead, transformed it with modern amenities and restored its original charm. The end result is a very comfortable home that is not huge but cozy, not new but restored.

All of this with an incredible location, so close to the beach and boardwalk, so close to the grocery/deli (on the corner), I plan to keep this house for along time, but for this time in my life, I am leasing it to families who I entrust to treat it as their own.

Disappointed - listing description not accurate.

The wooden railings going up to the second floor (we had second and third floors) were loose with peeling paint. Some of the furniture on the porch was broken and old. The pillows on the dining room chairs were stained and dirty. The refrigerator had rust spots inside. The third floor was in much better shape, but I would look elsewhere if we return.

Owner's Response: I am obviously both surprised and disappointed by this review. To address the railing. It was painted and secured less than a year ago and is being replaced this fall 2016. I supply a lot of extras for my tenants but a few things are out of my control. By supplying comfort items like cushions for 10 dining room chairs, wood rocking chairs and real furnishings on the porch, I have put myself in the position of being criticized for the normal wear and tear as the season progresses. Of course, if a guest feels that the cushions are soiled, they may certainly remove them and sit on the wood as intended. I rent to families with children and things aren't always as pristine in Aug. as June. I surprisingly received 5 communications in the first 2 hours from these guests. Most about things like passwords for the internet which were clearly in information left for their reference. I addressed all of them imediately. The maid service I employ was still cleaning when my guests arrived, something I can not control. (They are normally early). In return, I was asked for extra time on their check out. Most of my clients are happy. Life is never perfect, but I am doing the best I can. I am continuing to add new bedding, rugs, furniture, and appliances as needed. If a refrigerator is cooling properly or needs a new seal; it is taken care of. A spot of rust? We are at the shore with salt air. Anyone who leaves their bike out over night, knows how quickly things rust! I wish I could meet everyone's expectations, and I will continue to try. I pride myself in making and maintaining improvements on a very old, yet restored home. 😊

Enjoyed our Stay Here

We have been going to OC for a few years now and have rented at various places. This place was the best. We had plenty of room for our very large family. Having the rooms on the 3rd floor worked out wonderfully with our young children. It helped to keep the noise level in the unit to a minimum. They were able to go up there and play their games which was great especially when preparing meals. The unit was clean and very comfortable; awesome porch to relax on and socialize and very close to the beach. We had some trouble with one of the AC units but the owner was responsive and arranged for repairs. All was fixed and we settled in to a wonderful week. Having the bathroom was great, no back up or lines at the door waiting to get in. I would recommend this home to anyone who has children, it really is ideal. The people around us and downstairs were very friendly and helpful. It felt like a small community of neighbors just like home. We would certainly return to this spot.

Excellent place to stay

Our family of 10 people with ages ranging from 8 (youngest granddaughter) to 96 (my mom) all enjoyed our stay here. The house was very clean and attractive. We have a lot of allergy issues but everything was so clean and well cared for with a good A/C system that nobody had problems. The owner was very helpful and pleasant and eager to do whatever was needed to ensure we had a good stay. The kitchens were well equipped and there was plenty of room at the dining room table for all of us. The porch was great - my mom enjoyed sitting out there and watching the world go by while reading and even on a rainy day, the kids could all go out there. The location is very good - very close to a nice part of the beach (not as crowded as further south) and a pleasant walk to the part of the boardwalk that has all the attractions. A very good restaurant (Island Grill) that does catering trays to take out is a block away - very handy when eating in and not wanting to do too much cooking. We rented the house sight unseen and were a little concerned but now we know that we were lucky to have found it!

Perfect balance of space and beach location

A perfect balance is met at this nice beach home. Plenty of space for large families and little nooks to go for privacy/reading. Especially liked two separate kitchens. One was used for kids snacks and drinks, so they were not in the way when meal prep was done in the main kitchen. Lots of space outside on two decks.

Short walk to beach was easy, and having bathrooms close by was especially nice with the young kids. Will rent again and again.

A Very LUCKY Find!!!

In the many years we have rented in OC this is by far the nicest.The home was confortable and we all had our own space. Everything about it was well thought out. Having 2 living spaces where the kids/teens could go upstairs while we enjoyed the downstairs living room and porch turned out to be terrific. The 3 bathrooms plus the 2 outside showers allowed us all to get ready at the same time. When we arrived, we met the hands on owners who maintain their property and make sure it is spotless. A great find for anyone who apprieciates quality and comfort. Generally rented by word of mouth, we were lucky to find this one! A great location too!

Sister Reunion!

My three sisters and I enjoyed a wonderful fall weekend at your lovely home. We stayed on the second and third floors and it worked out perfectly. There was plenty of room for all of us and, the common areas were great, but we could also steal away to read a book or take a nap. The kitchen was great. We thought that we would be eating out but the kitchen was so well equipped that we made dinner every evening. The four rockers were great for the four sisters and the porch was perfect for the rainy days. The location is great - a short walk to the beach and the board walk. We will definitely return!
