Water front home with 4 bedrooms, 4.5 bathrooms and 2 kitchens. Sleeps 15-18

Riverbend Lake house is located on Lake Dunlap, downstream from where the Guadalupe and the Comal Rivers merge together. This part of the Guadalupe River opens up wide and maintains a constant water level that is ideal for swimming. Here, you will see jet skis, boats, wake boarders and fishing boats go by while you swim and float in the privacy of your own back yard. It is located 7 miles from downtown, the Comal River, historic Gruene, Schlitterbahn, resturants, live music and the new Creek side shopping center. Drive or have a shuttle pick you up from the house and take you up River Road to float the upper Guadalupe. Afterward, escape the crowded camp grounds of River Road and the congestion of downtown to relax in the peaceful privacy of your own back yard where you can swim or just sit in an inner tube while you cook and enjoy your favorite beverage. The water is 4 ft deep along the waterfront and gets deeper quick. There is a ladder off the deck and a ramp in the boat slip for the 4 legged friends. The river access is level with the backyard so there are no steep hills or stairs you have to climb to get to the water. The boat slip has a boat lift ideal for bringing your own boat or jet skis. There are rentals available in the area. This is an ideal vacation home for multiple families. There are three bedrooms upstairs, two of which have their own outside entrances. Both rooms downstairs have their own separate entrances. The upstairs and downstairs have their own kitchens which makes it ideal for large groups and families that like having their own space. The house is equipped with everything you need. Both kitchens have dishes, pots and pans, utensils, microwaves, coffee pot and complimentary coffee. The 4 and a half bathrooms have plenty of towels and with several water heaters, there should be plenty of hot water. The house sleeps 15-18 people. All pillows and bed linens are provided. There is an outdoor gas grill, a wood/charcoal bar-b-que pit, a fire pit, a ping pong table and plenty of fish. The driveway can accommodate 7 cars with more parking available along the street. The two porches both have stereos and a beautiful water front view to sit and visit. All bedrooms have their own TV, wifi and blueray players. The large TV room has many games and movies to chose from or you can play ping pong under the carport. We are a dog friendly rental. Both the front and back yards have a gate to secure your pets. This vacation rental offers the best of all worlds.

I have lived in New Braunfels since 1995 and started renting since 2010. People have asked why there are not more reviews and the reason is I do not pressure people to enter reviews. Most people go back to their busy lives, including my own and it is just not a priority. I do have lots of repeat renters and I assure you, no news is good news when it come to reviews. The renters who have a negative experience will enter a negative review, so no review means they had a good time but they are back to the rat race of life.

Why Terri Hannasch chose New Braunfels

I always wanted to live on the river in New Braunfels. I have always lived on or near water. I lived ion the river in Seguin for a while and would drive the streets in New Braunfels exploring the ones that led to the water looking for signs that said 'for sale by owner' and getting to know the area. Water front property outside city limits were usually just single streets. You could have a mobile home on one side and a nice house on the other. Back then the homes were mostly 'cabins' and this area was considered in the country where the old timers would go to their weekend lake cabins. The original house was a smalll 2 story pier and beam 'cabin' on a small lot, but located on one of the widest sections of the river. The living area was upstairs and only 600 sq ft. Finding a 'fix me upper' was the only way we could afford a place on the river. We completed our first addition in 1998 just in time for the 98 flood. It was the biggest flood event NB has ever had. Their last flood prior was in the 70's. The 98 flood was called the 500 yr flood and we got 8 ft of water. When we returned home, water was in the carport lights but the upstairs and new addition was dry! All the old cabins and old tin boat houses were either washed away or not worth rebuilding. All the beautiful homes you see are post 98 homes. If you look carefully, you can still see some old original cabins further up the street. After the flood of 98, we gutted the downstairs, poured a concrete slab and rebuilt the walls using cinder block and stucco, knowing there would be more floods. Two more floods later and a divorce, my X did not want the house. I did. So, I remodeled his shop downstairs into the room with the kitchen to start renting it to pay off the house. 4 floods later and 22 yrs of do it yourself improvements, the little 600 sq ft cabin is now ar 2300 sq ft. house. This is my only house and I have enjoyed sharing it with others who have always treated it well. Thank you!

What makes this house unique

The property description states the unique benefits of renting on "Lake Dunlap." Lake Dunlap is really the Guadalupe River that remains at a constant level so you can swim and boat in deep water. The property is 5 mls east of IH 35 and 7 min to Gruene,, the Comal, Schleterbauhn, River Rd. etc..., It is a wider section of the Guadalupe that few people realize exists. I enjoy renting and making sure everyone has a good time on their vacation. I want them to get their money worth. I try to keep my prices reasonable as I am sensitive to the fact that while groceries and the cost of living all have been going up, our salaries have not.

There is a public boat ramp underneath IH-35 where you can launch your boat or water craft. As you cruise down river, it becomes wider as you go. The lake house is located at one of the widest sections of the river and is easily visible from the water. Swim and ski during the day, fish at night. There is a small outdoor fire-pit with wood available and a large bar-b-que pit and gas grill for outdoor cooking. During the day, stay and swim at the house or drive into town to float the Comal or Guadalupe. Spend a day at Schlitterbahn, Sea World or Fiesta Texas. The options are endless. Dont forget to visit historic Gruene Hall, listen to live music and stroll through Gruene's unique shops. They don't call New Braunfels the vacation capital of Texas for a lack of things to do!

Family Graduation Celebration

We rented Riverbend Lake House for a gathering of friends and family to celebrate our youngest daughter's graduation from Texas State on May 11th. The property was as advertised, very clean and with good supplies of kitchen utensils, towels, etc. Water pressure is really good there and the septic system works well. We had 8 adults and 2 children staying in the house and there was plenty of room for everyone. My daughter and six of her friends came over after graduation and we had a crawfish boil and BBQ that evening. The upstairs and downstairs decks along with the big kitchen made for great areas for our guests to hang out and visit. We were a little concerned that parking would be a problem but with a little carpooling it turned out we were just fine. I think we got good value for our money and I would recommend this hidden gem to my friends and family.

Perfect Weekend Place

17 of us had an absolutely wonderful time!! The pictures don't really do justice ... all the rooms are very nicely sized, not crowded. The place was super clean and organized and had everything you would possibly need. The lake is so beautiful ... you can boat or float or fish. Thank you Terry for everything!

Family Friendly Relaxation!

What a wonderful and relaxing family vacation we had here. We BBQ'd, swam and relaxed by the fire pit every night. We even rented a boat one day and took it up and down the river ways. I highly recommend staying here. In fact we will probably be back in the future.

Superb Accomodations - Beautiful, Clean & Spacious

My family had an amazing week at river bend lake house this spring. My sister and I decided to combine our family vacations this year and this place perfectly accommodated our large and diverse group. Together we have 3 children in college who brought several friends. Needless to say, these kids had a very active week planned floating the river’s popular hot spots and enjoying the night life in Gruene. Their hours were quite different from the rest of the family so being able to give them the downstairs sleeping area with it’s own kitchen, 2 full bathrooms and large entertainment area was such a blessing. The kids were able to stay up late hanging out and playing video games late into the evening without disturbing the rest of us upstairs. The younger children stayed together comfortably in a large upstairs bedroom and thankfully had a bathroom all to themselves. Since this rental has its own boat lift we decided to bring our boat and the kids had a blast water skiing all week…the lake at this part of the Guadalupe river is just perfect for jet skis and boats – the kids would ski during the day and the men would fish in the early evening (good fishing here too). My parents also joined us this year since they were able to have their own separate room and bring their beloved dog, Mildred- it’s hard to find places that will let you bring you dog, especially when that dog is over 50lbs. Having a separate entrance for them to take the dog out at night and leave out early every morning for their walk walk. he entire property was very well kept, with all modern amenities (including big hi Def tvs in all the rooms, cable and working wi fi which thrilled all the kids). Another great plus you don’t get anywhere else is all the extras available you tend to forget you might need or run out of with a big group…they had everything here you could possibly need, forgot a special seasoning for your BBQ, ran out of dry towels, need extra life jackets, a crockpot, mixer, washer/dryer, dog leash, extra battery, special pots and pans or cooking utensils, a mixer, zip lock bags and plastic food containers – no problem. These were just a few of the things we needed. That feeling of being at home instead of a bare-cupboard, rented room . Tie owner was very nice, accommodating and pleasant to work with. We will definitely be coming back this summer and hope to be return renters in years to come.
