The home is a 2 + bedroom - 1100' (additional sleeping areas are available in the separately air conditioned lanai 225' and the den), 2 bath and 1 car garage (available for use only on request) single family home located on a large lot with a private backyard.

The backyard has large Oak trees and an orange tree to provide great shade so you can sit out under the trees or enjoy the day in your large screened lanai. Adding (4/30/17) new paver entertainment area behind house so that when you grill out you will have a large space to enjoy.

The master suite includes a king bed with a pillow top mattress, 40" LED TV, dresser, ceiling fan, and huge closet.

The guest bedroom includes a king bed (premium 14" Dormia mattress), ceiling fan, 40" LED TV and a huge closet and dresser for your personal items.

The bathroom located off the Master bedroom includes a tub/ shower while the bathroom located off the den includes only a shower.

The bedroom or den includes deluxe twin sleep sofa with an innerspring mattress for comfort.

In the living room we have a new leather sofa and loveseat and a 48" LED SMART TV with Blu Ray Player and DVD/ VCR including Stereo system for audio enjoyment.

You have access to movies on demand with Comcast Digital PREFERRED TV 200+ Channels (SOME PAY PER VIEW AT ADDITIONAL COST). Music channels available on Demand that you can play through the Stereo system. We have available Comcast Hi speed internet available including Comcast Blast (75mbps) WIFI.

In the large air conditioned lanai we have - 2- (new) phonton full size sofa beds.

We have an additional 43" HDTV Smart LED.

The kitchen is completely furnished with all the appliances that you should need including a water treatment system to ensure the best drinking water is available.

The laundry is located on the screen lanai complete with full size new

washer and dryer.

We have Weber grass grill with side burner for your vacation use located on the outside lanai. In the screen outside lanai you have a large 6-8 person glass table so that you can eat outside to enjoy the Florida evenings.

We have at least two bikes that are available for use upon request.

About Mark S Ring, CPA

We moved from NH in 2000; purchased home originally for our parents to visit but both our parents have passed away so we have maintained the home now as a seasonal rental. We have three children with two in college now. We are both CPA's, I have practiced in public accounting for 30+ years while my wife went on to obtain her doctorate to teach for universities online and work in private accounting.

We travel up to our condo in the mountains of North Carolina twice a year for at least two weeks each time to enjoy the activities in the mountains with our children.

ABOUT THE SOUTH VENICE FERRY

The Ferry Captain will meet you at the landing located at 4800 Lemon Bay Drive. The Ferry leaves every half hour beginning at 9:30am, everyday but Wednesday, when the Captain takes a day of rest and volunteers make boat repairs and upkeep.

Hours of operation are as follows:

• November 1 through April 30 - 9:30 a.m. to sunset every day (except Wednesday)

• May 1 through October 31 - 9:30 a.m. to 5:30 p.m. on Mon and Tues, and 9:30 a.m. to sunset on Thurs, Fri, Sat & Sun. Sunset hours are posted every day at the Ferry House for your convenience.

• The ferry does not run on Wednesdays, Thanksgiving or Christmas Day

• The Captains have the authority to suspend services for any reason. Refunds will not be provided should services be interrupted.

• All ferry passes are good for up to six (6) people.

Hours of operation for Administration Office is: Tuesday, Thursday & Saturday 9am-1pm.

Notes:
You can use the South Venice ferry service to go to a private beach located within minutes from the home (Pass included with Rental for up to 6 guests to use daily). Many other great beaches located in short distances. You can travel onto the Island within a few minutes via the south bridge near the airport where you will find many fine restaurants, shops, the 'Venice Pier' for fishing, bike on the new bike trails around the ICW (Inter-coastal waterway) beaches to hunt for sharks tooth's or shells and other attractions. For the vacationer who would like to golf, boat or fish are close nearby.

A very tired property, very poor plumbing, drainage , owner uses house for storage.

I sent details per our arrival time and date arriving . no greeter, no keys phoned owner He Was on vacation texted where to find key initial entry house dirty. then NO WATER called again said son at work go find him. son called friend who fixed problem,. well and septic on 80 x 80 lot water foul FIXED 3 times we only used for washing. had to clean windows to let in light. storage used up by owner old TVs bags of personal property. totally misrepresented untouchable garden furniture a BBQ with no gas. a big black eye for VRBO

Owner's Response: Peter; I am very surprised by this posting since I have never heard of these issues from you? This is after the review that I just left for you which was glowing? We purchased annual ferry passes (saving you over $200) for you for your stay. That was not previously included which was noted in your lease. ARRIVAL; it is agreed your arrival was not smooth and I have apologized which I thought was accepted. Since your message; I have reviewed my messages; on 12/30 I sent you message notifying you of location of key, all other messages you received check your messages sent through VR. I am normally here but was away until 1/3. I provided my son’s information as backup not for you to go to his workplace as you did yelling at him in front of all present. You may have missed message but you only had a 20 minute delay regardless. The water issue; it’s always off until guests arrive; normally I turn on but missed that; you did have water initially as treatment tank has 100 gallons; once you ran out the problem was solved in under 30 minutes of notification (again check messages). TIRED PROPERTY; have no idea what you are referring to; see pictures the property has been updated; as far as SLOW DRAINS; If I had been told this would have been resolved; tank needed draining; (DONE 3/8 problem solved). CLOSETS; We do have plenty of bedding and pillows in both closets; both are about 10’ across each bedroom has full dressers (see pictures) along with hanging space? STORAGE; the listing; clearly states the garage IS NOT included; we store in front corner our Christmas items (20% of garage); the bikes and beach chairs for guests are there as well along with space for guests. TV’s just replaced all with LED (see photos); in closets there is plenty of space never been an issue; GRILL If the grill runs out of gas you need to tell me; I have several tanks. CLEAN The house was cleaned and inspected by myself before we left; nothing reported to me. I turned down guests for December since I could not inspect before for your arrival. LOT Size The lot is double that size for whatever that means; our water is treated and tested; the sewage is in tank not drainage field; not sure of comments. We have NEVER had prior comments about salt or water condition, regardless we had it serviced to your satisfaction since I have that under contract. I have NEVER had any issues and to post something like this without telling me of any of your problems?

Great stay in Venice

We had a great time in Venice and enjoyed staying at this home. Mark was very responsive to all of my questions prior to the visit and during our stay. The house is only 5 miles from the beaches. The town is great too. It doesn't seem to be as commercialized as say Daytona or Panama City. It is more laid back. The beaches are never too packed and it was always easy to find parking. I would recommend this rental home to anyone planning on visiting Venice. We were very happy with our experience.

Security Deposit per rental is a minimum of $400. The security deposit will be returned upon inspection within 1-2 business days. A credit card authorization maybe used for the deposit in lieu of cash or check. As stated in the lease; we DO NOT deposit the security deposit we return. NO Cleaning fee if you put linens into washer and do light cleaning. If you lose the keys to the house the cost will be up to $150 and if you lose the Ferry pass the cost is $20 per occurrence.

Manager's Cancellation Policy

  • 50% refund if canceled at least 30 days before arrival date.
  • 100% refund if canceled at least 60 days before arrival date.
