Please note that if you have mobility problems or are just feeling lazy, Spoleto has a travellator, an underground network of moving walkways, escalators and elevators, whereby you can access anywhere in Spoleto, easily and free of charge.
TERRAZZA MERCATO/LUXURY has 2 double bedrooms (including 1 twin bedroom – beds can be joined by request), 1 large comfortable sitting room – seats 6, 1 extremely stylish and perfectly equipped kitchen + dish washer, 1 dining room – seats 6, 2 bathrooms (one of which has a double hydro massage shower + a jacuzzi), 1 terrace – seats 4 and a long balcony, both with rooftop and partial mountain views. The balcony connects the terrace to the dining room.

In the popular, lower, historic centre of Spoleto, conveniently located next to the escalator that joins the bottom of Spoleto to the top, Spoleto Gold is a spacious, luxury and contemporary apartment.
Perfectly located in an area where the shops, bars and restaurants are more concentrated than in the rest of Spoleto. It is immediately inside the wall, in the lane, Interna Dell Mura. And, it is a 10 mins stroll to the train station.
SPOLETO BY THE POOL:APT 6 has 2 double bedrooms (including 1 twin bedroom – beds can be joined, by request), 1 sitting/dining room that contains a fully equipped kitchen, 1 bathroom with box shower + 1 terrace/patio.
Part of a group of 6 apartments with a large private, infinity pool, 0.7 miles from the historic centre of Spoleto, Spoleto By The Pool:APT 5 and APT 6 totally occupy a 1 storey cottage besides the pool, separated from the pool by a lawn. APT 6 is the most private of all 6 of the apartments. Magnificent views from all its front windows of mountains, pastures and the pool.
While a car is not necessary to access Spoleto By The Pool, we do recommend one, unless you are the fit types, used to walking uphill and do not wear high heels.
Spoleto By The Pool (APTs 1, 2, 3, 4, 5 + 6) is situated on a hill, with sensational views, and is 10 mins walk to the train station.
SPOLETO CENTRAL: With its shops, bars and the largest selection of fantastic restaurants, all offering a diversity of dishes from local black truffles to pastas and paper thin, bubbly, crispy crust, piping hot pizzas, Spoleto is not a touristy place and, therefore, prices are good, competitive local prices.
The local wines eg Trebbiano, Grecchetto, Montefalco, Orvieto... are to die for. You will hardly notice the price of it on your bill. You can choose from amazing shoe, bag and clothes shops, any shape or size, designer label or otherwise. And, there are churches and monuments on street corners, under arches, through tunnelled alleyways, peppered hither and thither, as you meander along the picturesque cobbled lanes, every angle, a work of art. Fatal to take your camera out. You will obsessively do nothing but take photos ! The local bars are filled with friendly locals and the owners will warmly welcome you. The passeggiata is where everyone meets and is joyful, especially over aperitivi.
BUS, TRAIN OR CAR : From Spoleto train station, it is possible to get to practically anywhere in Italy eg 1 hr 20 mins to Rome, 4/5 hours to Venice and Naples, 30 mins to Perugia.... An easy walk along a flat boulevard road, stuffed with shops and bars ! The local buses take you to nearby villages and/or you can even catch a bus to Norcia, which will take you on a sensationally beautiful drive along the Valnerina, for about 1 hr 45 mins, passing through mountain scenery, climbing higher and higher. Or, by car, you can continue further to the heart-stoppingly, amazing Gran Piano and see the tiny hick town of Castellucio peeking through swirling mists. On a great plane, surrounded by mountains, the world spilling beneath you, your heart will miss a beat. In Castellucio, you can dine on the finest lentils and white truffles. Nearer to home, by car, it is easy to visit Todi, Gubbio, Orvieto, Perugia, Spello and Assisi, all within a 45 mins radius.
WALKING, HIKING OR BIKING: Walk to the top of Spoleto (20 mins), along the higgledy, piggledy arched and cobbled lanes, passing the famous Duomo, and you reach Spoleto's finest 2 monuments, the Rocca and Il Ponte. Then, you can do a circular walk around the Rocca, which is spectacularly beautiful, as you see Spoleto sprawling below you. Or, you can take the brand new escalator, which starts outside the entrance to Spoleto Gold, from the bottom to the top of Spoleto. Then, pausing at the bar at the top for a prosecco, you can continue across the famous and stunning looking, arched bridge, directly into the Sacred Mountains, and, either do another circular walk, passing across valleys, mountains and dales, ending up in Piazza Garibaldi, at the bottom of Spoleto, or, continue up through the Sacred Mountains to Monteluco. Or, you can take the bus from the bottom to the top, which takes about 10 minutes. If you are a cyclist, you can hire bikes locally and cycle along the river bank, all the way to Assisi, passing Campello and Trevi along the way.
POOL ON SITE
Car recommended, unless you are the type used to walking uphill and don't wear high heels. Only 0.7 miles to central Spoleto and the train station and just 5 mins walk to the supermarket at the bottom of the hill.

APT 6 is close to the pool, tucked into a corner and very private but still with the outstanding panoramic country views, enjoyed by all 6 of the apartments..
0.7 miles from the historic centre of Spoleto, this pool property is the closest to central Spoleto that you can get.
With manicured grounds, an ornamental waterfall, 2 large stone bbqs and large common seating areas, facing the spectacular pasture, hill and mountain views - particularly glorious at sunset, free WiFi and air con, all this makes Spoleto By The Pool very desirable.
The large infinity pool, with a jacuzzi at the side, and stone BBQs, is shared by 5 other apartments, each sleeps 4 persons
We were retired ! We 'fell' into our holiday rental business by accident. It started as a hobby after someone pleaded with us to rent them our house in San Mamiliano, while we were away.

However, we still do not regard ourselves as 'proper business people' because we care far more about contributing to making our guests' holidays fantastic than we do about making money.

The apartment was everything we'd hoped for - clean, well equipped, a lovely welcome pack, and lots of information. The location was great - up a hill just outside the town - a lovely pool with fantastic views across the valley. Lots of choice of sunny or shady places to admire the view. And at the bottom of the white road, a supermarket, and a short walk into the town. We used Laurie and Norma's recommendations for restaurants and had some truly memorable meals - especially at Osteria de Matto.
If you're going to be energetic and walk into town in the evening, as we did, I strongly advise you to bring a torch for the walk back!
We were very pleased with our stay in apt #6. The property was well maintained and the pool was great! The description of the property is very accurate with all the pictures etc. You know what to expect. The only thing that needs improvement is the shower cabin. It did not quite match the level of everything else.
Spoleto is a nice small town with many good restaurants. The ones Norma and Laurie recommended, were very good.
Car is necessary. We did many lovely daytrips, e.g. visited Lago di Trasimeno area. Very beautiful, would recommend to everyone! If you like shopping, Valdichianna outlet village is worth the visit.
I am sure we will come back some day!
Staying in Spoleto is like staying in a fairy-tale castle, peppered with piazzas, sprinkled with bars, restaurants and shops amidst a maze of tunnelled, cobbled lanes and alley-ways, all leading skywards to the famous Rocca, the aqueduct & some of the best views in the world. This whole surreal setting is akin to a stage-set, fringed by mountains, olive groves and vineyards and a mixture of medieval monasteries, towns, cities and tiny hill-top villages - all beckoning a visit ! However, for me, Spoleto is the ultimate temptress. Once under her spell, you are lost forever in her beauty. It requires will-power to leave this place, even for a short while. It is, quite simply, the most captivating city in Italy, never mind Umbria, Venice being on a par – the difference being that Venice has the water and Spoleto has the mountains. And, like Venice, Spoleto has a history to be reckoned with - it predates Rome. Easy access to Assisi, Perugia, Orvieto, Rome, Trevi, Perugia etc.
Other Activities: wine-tasting, markets, olive oil tasting, truffle trails, museums, galleries, churches. Indeed, we can arrange all kinds of special activities to suit your requirements. When you enquire, you will automatically receive a list of things to see and do in and around central Spoleto, all based on our personal experiences and those of our guests. Never a dull moment in this area !!
