Located on the Beaverkill River in Cooksfalls, just outside the town of Roscoe with private river frontage and access to the river right out the front door. It is minutes away from world-class fly fishing spots. The house has three bedrooms, the master bedroom has a queen size bed, the second has a full size bed and the third has a single bed. There is a pull-out futon couch in the living room. It is just a few miles from Tennanah Lake Golf and Tennis Club and 30 minutes to the Delaware River. Roscoe is a 7 mile drive and is home to several full-service fly fishing shops, excellent fishing guides and famous fly tiers that can supply you with gear, maps and recommend destinations. During the summer there is a farmers market. The local area has many craft fairs and activities going on. Major ski slopes, BethelWoods Center for the Arts and New Casino located at Monticello raceway,are close enough for a day trip.

Outstanding Place to Stay
My wife, son, and I chose to stay here to enjoy some time relaxing, fishing, and visiting the surrounding Catskill area towns. The home is not far from Roscoe and Livingston Manor. Hancock is an easy 20 minute drive away. The home is also central to all area rivers (with the Beaver Kill out the front door). We settled into the house as if it was our home. We could not have been more pleased with our stay. The owner, Mary, is a delight to work with and incredibly responsive. The home has beautiful hardwood floors, comfortable furnishing, and the eclectic artwork and decorations throughout add a nice touch. Upon entering, the kitchen is straight ahead and the den is immediately on the right. The den flows into a large dining room and the very functional kitchen. If needed, one can sleep comfortably on the futon couch (I did one night to check, and was very comfortable). The kitchen has all the necessary and well-maintained appliances. The downstairs also has a large half bath, pantry, utility closet, and mud room (with washer and dryer). Out back, you'll find a nice patio with a table and chairs, gas and charcoal grill, and plenty of room. Out front, we enjoyed listening to the river flow while relaxing on the large front porch. Like with a few others who have stayed, the Bald Eagle made an appearance for us. Three spacious bedrooms (two with queen beds and one twin) and a full bath occupy the second floor. Mary's home is clean, roomy, solid, and welcoming. I am already looking at dates to book a trip with my two friends with whom I fish regularly. I am looking forward to future stays with family and friends.
3 guys for a long weekend of fishing. Place was nearly perfect for us. 3 bedrooms upstairs, nice kitchen & dining area. Mud room in back was convenient. Parking is a bit tight with room for only 2 cars & gets a bit soft after lots of rain. Not a problem though. Will definitely stay again on next trip to the area.
My husband & I had a fabulous time at Mary's house, it was a relaxation retreat all in itself. Not only is the house charming as the title describes but we felt right at home with it also being comfy & cozy with lots of rustic, vintage pizzazz. While my husband spent his time fly-fishing on the Beaverkill River I sat on the front porch reading & relaxing with all the beauty GOD put before me, it was a piece of heaven. Mary was a delight to work with & made our 5 day relaxation retreat simple & carefree. Thanks again Mary, be well.
Great place to stay
This house was perfectly situated for fishing the Beaverkill or other Catskill streams. The first floor is nicely functional - living room with cable, powder room, dining room, coffee bar, and kitchen - nice gas range. The bedrooms are comfortable and private one from another. We didn't do much porch sitting, nonetheless a terrific place to take in the river. A bald eagle landed in the tree in front of the house one evening. A great place to stay.
We did a long weekend at the house and couldn't have nicer things to say. The house was perfect for me to go fishing (Easy access) and had plenty of outdoor furniture and space for my wife to relax. Everything was sparkling clean and the beds were extremely comfortable. The kitchen is also fully stocked with equipment if you decide to cook. Needless to say we will be back!
