okay for cheap 3 day stay

Shower was really small but worked. Pieces of the tile floor in bathroom were loose just laying there not attached anymore. The biggest thing was the back door. The bottom piece of the door is total rotted and stuck when trying to open it. We got so once we got it open we wouldn't close it all of the way. Other wise the place needs a lot of TLC.

You Get what you paid for

This year marks our 20th year of visiting Mexico Beach. The area is a wonderful place to stay. I am not one to leave negative reviews about a property but in this case I feel like I need to let everyone know the condition of this rental. We were told not to arrive before 4pm because the check in time was 4. That worked great for us because it is a 14 hour drive from where we live. However, when we arrived we were unable to get into the house. I messaged the owner about this and received no response until an hour later. Luckily the cleaning service showed up at 4:35 to clean the property. She showed us how to open the door and let us in. I am not a picky person when it comes to furniture or decorations but when you can not open the back door because it is completely broken it becomes a problem. The kitchen cabinet door was off its hinges and falling down. The plastic tiles in the bathroom slid under your feet as you walked across the floor. The shower was small and I am fine with that but the wall and drainage were terrible not only cosmetically but functionally. This needs to be improved. The Windows were dirty and one window was broken. The window screens were out of the windows and held up by sticks. The corner of the Living room had a large crack with spider webs inside of it so it must have been old. This really needs to be sealed. We had a problem with the cable and had to text the owner how to fix it. We had to reset it every day or we only received 10 channels trying to sell you items. The house was for the most clean and beds were nice but the outside of the house had trash everywhere. I’m not sure if this was the previous renters or what was going on but it made the outside look trashy. I love Mexico Beach but we will not be staying here again. Sorry but this is a prime example of you get what you paid for.

After reading all the reviews I was expecting to be pleasantly surprised but I wasn't.

Mexico beach and port st. Joe were both excellent little towns. I'm glad we chose this area but I regret not choosing something on the beach. We normally choose a pricey condo right on the water but this year I decided to save money and chose Tropic Garden. It seemed like a great price and I have no complaints about the price, it was nice to save some money. After reading the reviews I expected nice accommodations , just a little further from the beach. This place could really use some t.l.c. The drapes are brown, (and ugly)the blankets are brown(and ugly), the back door is falling apart, the windows were dirty, and the bathroom is black and in need of remodeling. I understand at this price you shouldn't expect a mansion but I could redecorate and fix a few things in this place for a $2000.00 and it would be well worth it. Also there was ugly dark blue indoor/outdoor carpet in the living room and both bedrooms? Even some peel and stick vinyl tile would have been better and not very expensive. After a few days of a family of 5 walking back and forth to the beach the living room started looking like the beach. And to my dismay there was no vacuum to be found in our unit or the neighbors next door in this duplex. Not so much as a dust pan, we went and bought a dust pan and brush just to make the carpet bearable for our stay. I didn't expect the moon but would always expect "beachy " colors and decor in a rental at the beach and carpet just seems crazy to me. Plus we knew it was on highway 98 but after reading the reviews I guess I was hoping it wasn't going to be really busy all the time but it was. It was sometimes a challenge to get a family of 5 across packing floats and beach things. It was also quite loud in the master bedroom and the traffic didn't let up till pretty late. So to make a long story short........Mexico Beach, yes! Tropic Garden, no. Beach, yes. Highway 98, no.I saved a lot of money and if that's your only deciding factor then go for it. Otherwise keep looking, if we ever go back to Florida we probably will come back to this area but at the very least we will stay on the beach side of highway 98 and most likely I'll be able to hear the waves from a balcony and be able to appreciate the sunset from it as well. Even if it cost more. P.s., I did find a couple of great places to snorkel so make sure to buy yourself a snorkel set and go to windmark beach and look through the grassy areas !

Owner's Response: Tropic Garden is an economic rental that is kept clean and neat. Maybe the decor is not to everyone's taste. July is probably the busiest month and the highway is busy. But you can save a lot of money and enjoy what you came for. Which is the beach and a cool, comfortable place to crash at the end of the day. Tropic Garden is a great place for this. It's an alternative to the expensive Rentals that have flooded Mexico Beach.

Not worth rating.

I'm sad to say that we didn't stay. I was unaware of the shape the duplex was on the inside beforehand. I was unable to get a refund but we left anyway. There were leftover crumbs on the floor. The backdoor bottom appeared to have been kicked and covered with a piece of thin sheet metal and you could still out of it, the door was almost rotten. The chair cushions at the table and sofas looked like as if they had not been cleaned - dingy with food stains. The bathroom was the worst. The shower looked too small to get in (tile grout looks molded) and the floor tile and sink were not in good shape either - sink looked to have previous toothpaste stains (also black with no room to put anything). There is also a very musty smell throughout the duplex. The only good thing about this was the owner seemed very nice and was very helpful in getting the info we needed before we got there - address, check in info and location. This place has the potential to be a wonderful place to stay but as it is now, we were very unsatisfied. We left and went to stay somewhere else..I will never book with VRBO again after this experience.

Owner's Response: Very sorry that Tropic Garden didn't meet your expectations. Built in the 60s, it not as modern or expensive as other places on the beach. However, it is professionally cleaned after each guest. I have many guest that come back every year and are quite satisfied. Just read the otherreviews and the guest book in the unit. Everyone has has a different expectation and perception of clean. Occasionally a previous guest doesn't leave things as they were found. In this case I got a message the day after the checkin date that only stated that they weren't able to come for reasons beyond their control. None of the issues in the review mentioned any concerns or that they even checked into the unit.

Good stay!

Sad that the weather wasn't great during our stay but that isn't the owner's fault!

4 stars because no internet and the cable was a little wonky some times.

Otherwise, HIGHLY recommend!

Owner's Response: As the owner, I have to agree with the "wonky" cable TV. The local cable company needs to correct the problem when the weather is poor. The main reason I discontinued the internet service with them was due to the fact that it crashed almost every time bad weather came through. This happens often at the beach. It will be beautiful and then a thunderstorm will develop and be gone just as fast. However, it will sometimes zap the cable and Internet for a bit longer. At any rate, these issues will be addressed again to attempt to get the nice flat screens to receive a good cable signal. We strive to make Tropic Garden the best value in Mexico Beach!
