About the property

A period cottage with a private shingle alleyway to the beach. Tranquil.

The Cottage is a wonderful seaside family home built during the Arts and Crafts period - it is full of character and original features, such as the impressive staircase, carved in typical Arts and Crafts style. We have carefully and thoughtfully decorated the house to emulate the surroundings. It is bright, airy, cosy and cheerful. A definite sense of being by the sea.

Norman's Bay is a tranquil, small Hamlet with it's own railway station that runs along the coast from Brighton to Eastbourne, to Hastings and beyond.

There is a tiny shop that opens from March to October - a local pub/restaurant and a Hotel serving good coffee in nearby Cooden.

It is tranquil and peaceful. The birdlife there is a wonder and the beach so very quiet.

There is plenty of living space with two living rooms, a reading area, games room (fully heated, with a mini-fridge, table tennis table, dart board, futon and six Directors chairs with a coffee table) and well maintained garden with wildlife pond.

We have a large wood burning stove in the kitchen/dining conservatory area.

There are three pretty bedrooms that all have sea views, one bathroom incorporating a large corner bath and double shower cubicle with a separate loo and a downstairs shower room with loo.(very handy for sandy people coming home from the beach!)

With such close proximity to the beach, there is a wealth of walking and escaping the stresses of modern life. Beautiful country walks are on your doorstep.

There is so much to explore!

Hi - We saw and fell for The Cottage last year. James (my husband) and I spent months renovating and re-decorating. I have thoroughly enjoyed choosing the furnishings, artwork and colours.

This is the third holiday home we have now and this cottage is where we will one day live. We spend many an evening talking about the carefree life we will lead there!

We love to see and hear birdlife - of which there is so much in Normans Bay - we love our garden - the garden at The Cottage is beautiful - and we like to play games as a family - so the Games Room is wonderful!

I have had one Summer and Christmas with The Cottage let through an agent - although I ran the housekeeping side of things. The guest book is full of lovely comments - I have up-loaded some of them - you can view them here. I enjoyed turning the house for guests, so have decided the time is right in my life to manage the properties myself. I am a new 'Owner' this month so therefore do not have any 'Owners Direct' reviews yet. I am in the process of setting up my own little holiday let business called Home from Home. This name was an obvious choice because when I read the three guest books from the three properties, so many people had written that they felt being in our home was like 'home from home' for them. A real compliment and an incentive for me to make people's holidays just what they should be - relaxed, comfortable and enjoyable.

I am an approved member of the EHA (Eastbourne Hospitality Association) and advertise under 'Home from Home' with Visit Eastbourne.

This property has a fabulous layout and a lovely feel about it. There is so much living space and the beach is straight out of your front door - up a private shingle alley opposite.

The Games Room is cosy and roomy. We have had a guest stay in there before on the Futon!

Normans Bay really is an escape from the rat race. A peaceful spot, tucked away and very safe.

The private beach is so quiet, even in the School Summer Holidays! You get the odd family but it's very easy to get a spot on your own.

The walk at low tide to The Cooden Beach Hotel is magic.

The railway station gives great access to Eastbourne/Brighton or Bexhill/Hastings and Rye if you want to leave the car behind and enjoy the coastal track, taking in the views of the sea.

The cycle lane from Bexhill to Hastings is beautiful and an easy one for families. You can always get the train back! I can recommend a great 'pizza pub' in Hastings!

Sovereign Harbour is a 7 minute drive away and has plenty of places to eat, a large Asda, Cinema and various other shops as well as a full and busy marina.

Normans Bay has a tiny shop that opens for bacon and egg sandwiches, tea and coffee on weekends between March and October. Otherwise you can get provisions, fresh bread and milk as well as a newspaper. The 'shop' is a 20 second walk from The Cottage.

There is a real charm and character about the house and its location.

What makes this cottage unique

Normans Bay is like stepping out and away from the stresses of modern life. It is an unspoilt haven and the sounds of the birds are a real indicator to the peace and tranquility.

Exactly what was promised!

The house exceeded our expectations and our host Tracey went out of her way to help research specific activity requests. The house itself is beautiful inside and the beds comfortable - high quality linens and pillows. We spent the nine days walking on the beach - biking - visiting local sites and relaxing in the gorgeous garden. The neighbors were welcoming and we took Tracey's advice when eating out and enjoyed every meal/venue recommendation. Honestly - a perfect stay and just what tired city dwellers needed after a long winter. We had sunshine every day we were there - total bonus!

Rats in garden and TERRIBLE customer service!!

I have been so enraged about how I was treated that I have to write something down!

There were several issues during my stay:

1. Rats in back garden.

2. Broken glass on lower mattress of day bed which became embedded in my thumb.

3. Mouldy dishes and cutlery found in dishwasher on arrival.

4. No BBQ made available (despite being advertised as such).

I had cut my thumb, opened the mouldy dishwasher and noticed the lack of BBQ in the first couple of days of my stay. However, I chose not to speak to the owner about these things immediately as I didn't considered them deal breakers.

On Day 4 I saw rats on two occasions in the back garden, around the "games room" outbuilding. I called the owner and left a message to call me back.

Tracey (owner) soon called me back and I explained the issue with the rats and the other concerns that had happened previously. I said that I didn't feel able to stay at the property any longer. I had already stayed 4of 7 nights. She offered to refund 4 nights as a gesture of goodwill. I found Tracey to be reasonable in her approach. I even said I would be willing to return in the future if they could get the rat problem sorted. We had a brief email exchange after the call, she confirmed the refund.

HOWEVER, the following week I had an email from Tracey's husband, James. He was incredibly defensive, suggesting the pest control people had found no evidence of rats and that he could only imagine they were field mice as his gardener had seen those before. He also said that I had left dog poo (I did check when I left and didn't see any but may have missed it, apologies) in the back garden and had moved some cushions and got grass clippings (from the lawn) onto a blanket. He wanted to reduce the amount of the refund as a result.

He also criticised me for not communicating the initial issues with Tracey sooner and said that it says in the manual not to pull mattress out of the day bed (insinuating that if I hadn't done this I wouldn't have cut my thumb, even though the broken glass was on the outer part of the mattress).

He was determined to not pay the agreed amount of refund. It took several emails and threats to get Owners Direct involved before he finally coughed up all but £2 of it. Ridiculously bad customer service!

SUMMARY: fairly nice house, shame about the rats and other issues.

Really frustrating customer service in the aftermath.

Take responsibility when things go wrong! An apology goes a long way!

Owner's Response: I knew it was only a matter of time before I had an unusual experience. I have been letting The Cottage for two years now - through a local agent, then since January I have managed the lets myself through Owners Direct. We have another two properties in Eastbourne, which we also let on this site. I have three full guest books full of praise and happy times. I have not a single negative remark across all three properties. When Greg called me on the Tuesday, I called J J Pest Control immediately - I was shocked at his claims, but acted quickly. He came and found no evidence of rats - John at JJ Pest Control even searched through the shrubs along the perimeter of the garden. He laid 4 traps over a week ago and sadly there has been one fieldmouse killed - but not a single rat. He will visit 3 more times in the space of 3 weeks but he (in his experience) has laughed off rats due to the lack of any evidence. My gardener is there for 4 hours every Friday and has never seen a rat. No guest before, or since has seen a rat. We as a family stay there when we can and have never seen a rat. (An expensive claim - as it has cost me £150 to find out that there are no rats on my property) Greg also claimed there was 'mould' on wooden panelling that was in fact a tiny amount of sap that had seeped from a knot in the wood. Greg says he cut his finger on glass - there was no photo, no evidence of glass and no blood on the cream mattress, or the cream carpet. It's all very strange. My husband only contacted Greg because nothing made any sense. James was trying to communicate with him, but Greg was very defensive and demanding of a full refund at the lower rate for the 4 nights (even though I had offered him the Tuesday night for free over the phone initially when I was unsure of how to handle him, as a goodwill gesture) Other owners have suggested he didn't want to pay the higher rate for a Friday and Saturday night,(when you book for less than one week) therefore left early with a 'list' of 'complaints' in order to end up paying far less for a Bank Holiday weekend. It seems this was the case. When I have got 100% rate of 5* reviews across Owners DIrect and Trip Advisor, it is obvious for all to see that this is a rogue guest. I have a full calendar coming up for the summer, so it will be interesting to see if there are any mentions of rats or mould come September!

Immaculate coastal gem, the perfect escape!

Arriving to an immaculately presented little coastal gem was the perfect start to our weekend. Greeted with a beautiful Victoria sponge, fresh flowers and a spotless house with every little detail thoroughly thought of put us straight into holiday mode. From the well stocked wood burner, to all the lovely little coastal touches, milk in the fridge and a comprehensive local bible of information we didn't need to do anything other than relax. The house was beautifully set up for our family especially the teenagers with the games room in the garden where they sent majority of their time, to the perfectly fitted out kitchen, cosy sofas in the living room and the beautifully furnished bedrooms. Every detail down to fluffy towels and cosy blankets made this stay just perfect. We took advantage of the local pubs and restaurants which ticked all the boxes and after a 20 km hike over the hills of Eastbourne and the seven sisters on Saturday we spent the evening sitting in front of a roaring fire with a bottle of wine. We didn't want to leave. The house and its location are like a little oasis on the coast and the owners have thought of everything to ensure our stay was perfectly comfortable with everything taken care of. Highly recommend this to anybody and we are already planning our next stay, longer this time and with friends.

There is lots to see and do. Herstmonceux has a castle and an observatory centre which is interesting to visit. They often have events worth going along to.
