Traditional Country Villa with Private Pool near Perugia in Umbria

The driveway, lined with ancient umbrella pine trees, leads you to this very beautiful and quiet country villa. The original chestnut beams, terracotta floors, authentic doors and windows, discreetly make the point that this is "the genuine article"!!! It has been creatively restored and is in a serene and peaceful location - and demonstrates how beautifully one can blend the very old with the modern, with an ingenious "touch of flair". The creative elements of the décor and rustic design integrate completely with the furnishings. The outside also completely harmonises with the living space. The colours of the garden (full of lavender and over 150 rose bushes of more than 50 different varieties) contrast perfectly with the Villa's external stonework and the magnificent and private Swimming Pool (measuring 36ft x 16ft in size). The pool has deep and shallow ends from 1 to 2.5 metres in depth.

This Villa is in an elevated position with breathtaking views over open countryside, the village Church, the hilltop medieval borgo of Civitella Benanzzone and the Apennine mountains in the near distance. The Villa is just over 10 miles north of Perugia and just a few miles drive from the main north-south highway and small towns with shops selling a wonderful variety of local produce.

Brick steps lead to an airy loggia on the upper floor, where you enter the original farmhouse with its homely and rustic feel. The big kitchen with its old dining table, open fireplace and authentic atmosphere of times long past (whilst still having all the modern gadgets every cook could wish for) leads you to a pretty sitting room with glorious views from its picture windows over the verdant fields & woodland. There is a double bedroom and a second bedroom with two single beds in this part of the house, each with en-suite bathrooms. All bedrooms in this property have air conditioning.

The ground floor of the Villa has a huge sitting room with lots of inviting sofas and a billiard table. There is a small well equipped kitchen that conveniently opens straight onto the splendid shady dining terrace - one of a plethora of pleasant outdoor sitting areas. There is also a handsome double bedroom with views across to hilltop Civitella, and a bathroom on this floor.

A vineyard and olive trees cover much of the two and half acre grounds, while around the house and the spectacular pool there is a beautiful well-established and manicured garden full of jasmine, lavender and roses. There is private parking and an old arched barn provides shaded parking.

This Villa's perfect location finds you on the Umbrian/Tuscan border, north of Perugia and close to the historical medieval cities of Assisi, Gubbio, Todi, Orvieto, Città di Castello, Arezzo, Florence & Siena. This part of Italy is a much loved and noted destination for relaxation, healthy living, historical architecture and extraordinary scenery. Above all, it is an area known for it's excellent cuisine, wine, olive oil, truffles and chocolate and is famously known as "the Green Heart of Italy".

The owners of this Villa are the Mezzetti family - Aldo and Annalisa. They purchased this Villa many years ago and have a great love for the property and Umbria even though they live most of their retired lives in Milan. They have been renting the Villa for a number of years now and you will see from the guest comments recorded on this site that the Villa has been a much loved destination for many guests from around the world.

The property is managed by English speaking Agents, John & Caroline. Both live in neighbouring villages and they are always available to help you during your stay. We have a wonderful housekeeper called Rita. She also lives nearby, and is available for cleaning the Villa during your stay and to cooking a traditional Umbrian dinner if this is something you would like to experience.

This is a luxurious & charming Villa offering a peaceful atmosphere and perfect retreat, with all the facilities of a luxury resort. Guests can enjoy the large pool, relax on the many terraces and savour a traditional Umbrian candlelit dinner prepared by our cook Rita. Surrounded by lawns, stunning flowers, olives trees, woodland and a mountainous horizon, anyone staying at this Villa will appreciate the superb location, views and the special sense of peace & calm. The Villa has been lovingly restored and decorated with a rustic style that blends perfectly with the colours of the stonework of the house itself and the gardens.

Lovely peaceful Umbrian home in the countryside

San Gregorio is a lovely property not all that far away from a main road but with absolute peace and quiet, wonderful views and a very beautiful garden of which the owners are rightly proud. It provides a very relaxing environment, and being by the pool with the distant views was delightful. Plenty of good restaurants in the area (Borgomela our favourite) and enough food shops to make self catering easy as well. Lovely to have a housekeeper come in every other day to tidy, empty the bins and so on, and to be able to pick fresh figs in the garden and tomatoes from the orto. Good for visiting Perugia, Assisi and so on with driving in the area being easy. Caroline, who manages the property, is not far away and very helpful, especially if your knowledge of Italy or Italian is a bit limited. Inside the property is furnished in a traditional style but with good amenities, bathrooms, showers and so on. Our only negative was that the sofas in the upstairs living room could have been more comfortable (they may be sofa beds). Otherwise our stay was most enjoyable and relaxing.

Smoking is permitted at the property but only in outside areas.
The safety of the tenants is the sole responsibility of the tenants and NOT the property owner. The tenants must have in place for the duration of their stay, relevant Travel Insurance cover for health issues and for potential loss of any personal items. Children must be supervised at all times. The swimming pool is in the garden and a reasonable distance from the house and perhaps without fencing.
A security deposit of £250.00 is to be paid at the time of reservation. The deposit is not applied towards the rental price, however, it is fully refundable within 7 days of departure, provided the following provisions are met:
No damage is done to the property or its contents beyond normal wear & tear.
No charges are incurred due to illegal activity, animals or collection of rents or services rendered during the stay.
All debris, rubbish and discards are placed in rubbish bins and soiled dishes are cleaned.
No non-fixed items are missing from the property, including furniture, white goods, artwork, ornaments, electrical goods, books, CDs etc.
Any charges accrued during the stay are paid prior to departure.
No linen is lost or damaged.
No early arrival or late departure.
The renter is not evicted by the owner (or representative of the owner) or by local law enforcement.
All keys are returned to the owner (or representative of the owner) and the house is securely locked.
A sixty (60) day notice is required for cancellation. Cancellations that are made more than 60 days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay forfeit the full advance and any deposit. Cancellation or early departure does not warrant any refund of rent.
This property requires a seven (7) night min. stay for the high season. A shorter period of say 4 nights can be negotiated for other than high season periods.

Manager's Cancellation Policy

  • 100% refund if canceled at least 60 days before arrival date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
