It is located in quiet residental area near city cente of Edinburgh but only a 15/20 min walk to west end of Princes St, Haymarket train station, Stockbridge, Murrayfield rugby stadium, pubs, shops, grocery stores, restaurants, and other major attractions. There is a large retail park with grocery store etc only 15 min walk away. The driveway leads to off street free parking space for 1 car which is at the entrance to the flat. There is also an excellent bus service (only 5 minute walk) that will take you to the city center and all major attractions.
This spacious condo (total 1300 sq ft) is on 2 levels. It has a private entrance with stairs up to the condo and a large hallway with skylight. There 6 internal stairs leading to the living room and loft study with 2 velux windows and a full size single bed.
The living room faces south and overlooks the Modern Art Gallery and in the winter you can just see the castle. It has seating for 6 guests. The 42' TV has freeview with a DVD player and DVD films. The door entry system lets you speak to and see the person who is at the front door before you let them by pushing a button.
The kitchen faces west with the dining area sitting 4 comfortably is situated at the window. Modern appliances include dishwasher, an induction hob, conventional oven, steam oven, microwave, an electric coffee maker, coffee grinder and cafeteria for the coffee lovers. The wine fridge is also handy for chilling that bottle of wine or soft drink when you want to sit down and relax. The Kitchen is fully equiped with dishes, glasses, utensils and all kitchen supplies and staples including a welcome pack with milk, tea, coffee, sugar, bisquits, bread and butter.

The impressive Scottish National Gallery of Modern Art is just behind the condo and has beautiful gardens, interesting exhibitions and great cafes. The Water of Leith walkway is very close as it goes past the Modern Art Galllery and is a lovely quiet stroll to Stockbridge, Murrayfield or even Leith if you want. The cycle path is also a few blocks away.
The condo is ideal for a city retreat, walking or cycling or as a hub to visit the rest of Scotland,
