Holmthwaite is so fondly described as a little piece of Victorian paradise all wrapped up into three floors of traditional townhouse living. A self-catering holiday home, that combines life’s everyday essentials with a dash of indulgent luxury. A home-from-home feel to easily unwind into, as within these walls there is a promise of comfort, alluring window-views and that stunning Coniston backdrop.
For the duration of your stay with us, this dwelling place could be whatever you want it to be. An energetic family hub, a relaxing solace or a quiet retreat that allows you to delve into that novel you have been meaning to read. Perhaps this home is just where you can soak up the quaintness of the village and experience a snippet of the Lake District life.
Holmthwaite offers a vast lounge-living area that provides the heart of the home downstairs. With the addition of a well equipped kitchen and dining space to prepare those traditional breakfasts, array of packed lunches and hearty evening meals. It proudly possesses the ability to house twelve people within six double bedrooms over three floors. Your brood can also enjoy the indulgence of four sizeable bathrooms. Plus the added bonus of easy car parking access, at the rear of the house, which comfortably fits two large cars (three medium sized cars) for your party.
All this amounts to a tailor-made holiday home for large groups and families, but no pets, so your four legged friends will have to give it a miss. As well as appealing to enthusiastic walkers, cyclists and sailors alike. Satisfy your thirst for adventure here for all that is natural, carefree and good for the soul.
Bedroom - Worthworth
The warmth of the duck-egg blue furniture and the sea-breeze shade of the entwined leaf wallpaper aid the view of the tops of Grizedale and vast sky faultlessly. A little picture-perfect window view to gaze out of while you sip your morning coffee and maybe a sneaky bite of that biscuit, before the rest of the troops wake up. A double-bedded room with a smart television and ample storage solutions, finished off with a lush dove grey carpet to sink your toes into. This bedroom promotes a sense of calm with the refreshing choice of colour palette and a contenting sense of space. The quaint vintage style of the bedroom benefits from the natural light, due to being positioned at the front of the townhouse and still enjoys one of its original features in the form of an impressive fireplace. A cleverly designed room that you can easily feel at ease in with all the comforts of home and the additional promise of a truly great British getaway.
Bedroom - Ruskin
The middle floor of Holmthwaite is home to a double room filled with notes of pistachio, vanilla and light grey. The charming tree stamped wallpaper is the perfect compliment to the soft mint vintage storage furniture that occupies this room. Enjoy flicking through your daily paper, as the morning’s light seeps through the window. This particular window frames the view of Wetherlam that beckons you to pull on your walking boots and amble amongst its landscape. For those stolen sleepy lie-ins, there is a smart TV to satisfy your viewing needs. The traditional Victorian features of the house does not abandon this room, it treats it to a bijou authentic fireplace to keep those toes nice and cosy.
Bedroom - Ransome
This double bedroom is situated on the middle floor of Holmthwaite towards the rear of the house, where its windows display the impressive views of Coniston Old Man and the peaks of Grizedale. Welcomed extras of smart TV for cosy nights under the duvet, duo windows for pleasant luminosity and an abundance of essential storage all tick the practical boxes for a holiday home that is stress free. The pastel grey eclectic furniture ensures a unique demeanour and sits well amongst the earthy tones of chocolate and sage that lie within its drapes and statement wall. A room to relax in for a piece of you time, the calm before the nights shenanigans or a quick back-pack check for the challenging trek after breakfast.
Bedroom - Coleridge
This top floor bedroom at the back of the townhouse has the distinct benefit of holding a handsome view of Grizedale and the beauty at its foot. It has twin beds that can simply be manipulated into a double version, if so required. The vanilla pod walls and quirky slanted ceiling creates an interesting room that has the advantage of natural light and welcomed comfort. The warm cream furniture provides a great companion to the coffee-coloured carpet and the rich plum fabrics that deck the room. There is sufficient storage for all those togs, wools and hiking socks, as well as a smart TV for the morning’s news and 9 o’clock film with a steaming mug of hot chocolate.
Bedroom - Quincy
This top floor double bedroom includes storage furniture in a musky slate grey and hosts the luxury of a thick mocha carpet and Cornish-cream walls. The aubergine shades shine mackerel-bright and provide rich warmth to the room and welcomes contentment. Imagine indulging into a sneaky black forest gateau with a dollop of clotted ice cream in the eve. From its windows you can gaze out onto the village of Coniston and also grab a slice of Grizedale all in the same moment. It sits on the top floor at the front of Holmthwaite and like all the other guest rooms; it possesses a smart TV to assist your sweet dessert indulgence.
Bedroom - Potter
A its highest peak, Holmthwaite houses the last double guest room and undoubtedly its windows presents the best clear views of both Grizedale and Coniston Old Man. A neutral light grey carpet provides the back drop for the hummingbird-teal shades of the drapes and lush soft furnishings in this room. Another smart TV and the mix of both cream and off-white storage furniture allows you to chuck that suitcase aside and fold away you knits, lycra and life’s everyday essentials. A lovely base for your family break-away, but with a family recipe on the range’s stove; the kitchen is where you secretly choose to be.

Beautiful Property - Superbly Located
We came to Holmthwaite in Coniston to share a birthday weekend with a very special person and friends. Having 6 amazingly appointed bedrooms meant everybody had their own little bit of luxury and with 3 bathrooms, no waiting for a shower. Very well appointed with everything that you could want whether a short break or a week or more. Having a log burning stove always adds to the atmosphere, especially in the cold of winter. That said, the house was incredibly warm throughout and very comfortable. The owners have carried out a superb re-furbishment. As if the house wasn't comfortable enough, it is within very short walking distance of all of the amenities that Coniston has to offer, from Shops, Restaurants, Pubs, Cafe's, to the most beautiful countryside walking and other activities. We always rate properties and locations on whether or not we would return and we will most definitely be returning to Coniston and will do it on dates that we can get into Holmthwaite, simply lovely and a credit to the owners.

Excellent short break
The property is in the centre of Coniston, with ample off road and on road parking. The house itself is superb. It is finished to a high standard and well laid out with ample bathrooms for 12 people. The beds are really comfortable and the heating given it was winter is superb and really easy to use. I would strongly recommend this property especially for a large family gathering as was the case with our visit. the kitchen is well appointed and the cooker more than able to cope with catering for 12 people. All in all a great stay and I would have no hesitation in going back

Lovely stay in Coniston
We had a fantastic Christmas stay at Holmthwaite House. The house felt like a home. It was comfortable, warm and top quality fixtures and fittings; a beautifully decorated house. The bedrooms were all a good size - even bigger and nicer than they looked on the website. The bathrooms were lovely and the huge top bathroom with free standing bath a real treat. The lounge area was large and fitted everyone easily. We were really impressed by how helpful our hosts were - arranging an extra cot and even putting up a Christmas tree and decorations. The house is well positioned in Coniston and we would highly recommend booking a meal at the Steam bistro which is a few doors away. All in all we were really impressed. An excellent base for a large family or friend group.

Holmthwaite is immaculate. It feels so very special,relaxing and homely. The house is full of character and has everything you could ever possibly need. We had a fantastic weekend cycling around the lake and of course, enjoying the local "brews".

A refundable security deposit is payable before the start of your holiday. The security deposit is held to cover any losses, damage and / or additional cleaning charges if the property is left in an unsatisfactory condition. The security deposit will be refunded to you within 14 days of departure subject to deductions necessary by reason of your, or any member of your party's, breach of your obligations.
