Sitting within the stunning grounds and gardens of the Marquis of Lothian, Monteviot Stables West enjoys a beautifully set position gently connecting to the rich woodland trails and inspirational gardens of Monteviot House, fringed by the graceful curve of the River Teviot.

Creating a warming sense of calm and space for families and groups has been at the heart of this courtyard conversion. The deceptively spacious interior has been carefully styled using simple natural fabrics, classic furnishings and a colour palette of complimentary neutrals to create a sense of flow and harmony.

The sitting room with generous seating and wood burning stove has lovely proportions with a large bay window which lets the sunshine flood in, while a well appointed study allows those with business commitments to take a little time-out.

The kitchen features high quality granite work surfaces and new fittings throughout, while coffee buffs can take advantage of the Nespresso machine and head to the wonderful open garden for a spot of quiet contemplation listening to the sound of bird song. A formal dining room seating eight has plenty of space for entertaining and there’s the option of privately catered services for a truly relaxing stay.

Upstairs, deep sumptuous carpets lead into four tranquil bedrooms (two superking and two twin) appointed with crisp linens and fresh tickings and florals for a comforting sense of warmth. There are three bathrooms on this floor (two en-suite) with roll-top baths or large rainforest head showers for a bit of pampering at the end of a busy day.

Outside, there’s something for all interests on the doorstep. Families will love to explore the woodland trails and outdoor adventure playground at nearby Harestanes; passionate gardeners can find their own little patch of heaven wandering the stunning gardens which bound Stables West; walkers can join the path of St. Cuthbert’s Way at this point; while the fishing members of the party can cast a line on the nearby River Teviot or Tweed systems.

Local amenities

The historic market town of Jedburgh with its magnificent 12th century abbey ruins, sits just 4.5 miles from the property which has a small selection of shops and supermarkets for essential provisions, or 12.5 miles will take you to the thriving town of Kelso with its super array of friendly independent shops, bars, restaurants and coffee shops.

For eating out, the Caddy Mann Restaurant (3.5 miles) is renowned for serving excellent local fayre amidst warm ambient surroundings, or a little further down the road will take you to the Roxburghe Hotel where you can experience a little bit of food heaven in the newly established Roux restaurant.

For relaxed lunches or a coffee and cake stop, Harestanes Visitor Centre sits right next door with gallery space and lovely artisan workshops to browse around, or across the road you can enjoy the delights of the Woodside tea room based within a pretty walled garden where you can purchase fresh fruit, salads and vegetables for supper.

Activities & attractions

A short woodland walk will take you to Harestanes Visitor Centre (0.5 miles) which features a busy events programme, art exhibitions, a craft centre and coffee shop, and a lovely selection of woodland walks and cycling trails from relaxed ambles to more energetic climbs.

There are four walks which start and finish at the centre including access to St Cuthbert's Way, the stunning long-distance walking route which follows the legend of St. Cuthbert on his journey from Melrose to the Holy Island of Lindisfarne; or for amazing panoramic vistas across the Border heartlands, walkers can take a hike to Penielheugh to the fantastic 150 foot Wellington Monument built to commemorate the Duke of Wellington and the battle of Waterloo. An internal spiral staircase gives access to a wonderful viewing platform.

For outdoor sports, the area is synonymous with fishing, sitting on the confluence of the rivers Tweed and Teviot, and is a much loved destination for salmon anglers who come to experience world-class fishing on the prolific Middle Tweed salmon beats around this area.

For golf fans, there is a golf range 3 miles from the property or the sublime Roxburghe Championship Course sits just 9 miles away - recently voted 6th best course in Scotland by readers of the country’s best selling golf title. There is a pro-shop and PGA golf academy here for those who are new to the game or wish to refine their swing, and if you’re feeling particularly energetic you may decide to finish off your day popping a few clays at the nearby shooting school.

For sightseeing, twelve miles will take you to two of the most picturesque towns in the Scottish Borders - Kelso, home to Floors Castle the majestic residence of the Duke and Duchess of Roxburghe; or Melrose which sits tucked between the Tweed and the gorse-backed Eildon Hills with its charming array of independent shops, pubs and restaurants and the evocative remains of Melrose Abbey as the stunning backdrop. Alternatively the stately homes of Mellerstain, Manderston, Abbotsford and Thirlestane are all within a half hour drive where the beautiful artworks, rich architectural detailing and scenic grounds and gardens are guaranteed to leave a lasting impression.

For day trips slightly further afield, the cashmere mills at Hawick and Selkirk offer a good day out and the stunning Northumberland coast is an hour's drive away with miles of rocky coves punctuated by a chain of imposing castles including Alnwick and Bamburgh and miles of pristine sandy beaches for walking, riding, kite-surfing and sandcastle-building. The Georgian splendour of Edinburgh can be easily reached in an hour by car or by train from Tweedback (12.5 miles).

Kitchen - high quality kitchen with granite work surfaces. Breakfast bar area with two bar stools. Electric oven and grill, ceramic hob, large integrated fridge/freezer, integrated dishwasher, microwave, Dolce Gusto Nespresso coffee maker.

Cloakroom - with WC and basin.

First Floor

Family Bathroom - with roll-top bath and hand-held shower, heated towel rail, basin and WC.

Bedroom one - with 6’ super-king bed, large cupboard with storage and hanging space, chest of drawers, console/dressing table. Garden views.

Two dogs are permitted but they must be kept to the large boot room/utility room when wet and dirty, and thereafter to the ground floor uncarpeted areas of the property only. Please note that the garden is not fully enclosed and dogs are not permitted in the formal gardens of Monteviot House.

Heating - throughout, with a large woodburning stove in the sitting room. Logs provided.

Wi-Fi and mobile coverage

Wi-Fi is available. Mobile coverage is good to reasonable depending on the network.

Garden and guest privacy

Monteviot Stables West sits within the grounds of Monteviot House and Gardens and is surrounded by a large open lawned garden which is not overlooked. Garden furniture with seating for 8 is provided. Please note that the garden is not enclosed. This leads onto a network of woodland trails leading down to the stunning gardens of Monteviot which guests have complimentary access to. Please note that Monteviot gardens are open to the public from 1st April - 31st October.


There is private parking for 3-4 cars in the courtyard which sits to the rear of the property.
