Well equipped 3 bedroom, 2 bathroom villa with mosaic tiled pool, garden & wifi.

Villa Belfiore sits in the tranquil countryside of rural Pugla surrounded by olive groves and vineyards yet is just 5 minutes from the thriving, medieval town of Oria with its beautiful historic centre, castle, many restaurants and all the amenities you'll need.

The Villa is ideally placed for exploring the wonderful towns and cities of Puglia and also conveniently located between the Adriatic coast and the Ionian coast, each 30 minutes away.

Comfortably sleeping 6/7 with 3 bedrooms and 2 bathrooms, the Villa has a spacious open plan sitting/dining room with a well-equipped kitchen. There is a further toilet and shower area by the pool all of which is set in mature landscaped gardens with lawns and flowerbeds. The house is located off a quiet road and has a gated driveway with parking.

The shaded verandas directly accessible from the house provide areas to dine alfresco or sit and relax. Both the front and rear verandas have sofas and dining facilities, giving you the option of choosing the coolest or warmest area depending on the time of day. The rear veranda leads to a lower terrace with bbq and seating and from there the tiled walkway edged in lavander guides you under the wisteria-covered pergola to the pool area. Here there are six sunloungers, a shaded gazebo with table and chairs, and an umbrella for shade while cooling off on the steps of the pool. The 10 x 5 m pool, fully tiled in mosaic, provides a wonderful space to relax and enjoy the peace and quiet of the countryside. Completely private it is the perfect spot to swim or enjoy the sun. There is also a large area of lawn next to the pool which is great for children to play.

The garden around the house and pool is fenced and walled. Our land extends for a further hectare behind the house and garden where we have an olive grove of 190 trees, a vegetable garden and an area of fruit trees including pears, figs, plums, apples, apricots, lemons, oranges and clementines. Guests are very welcome to wander in this area and help themselves to whatever is in season, includings fresh vegetables from the vegetable plot.

The villa has everything you need to enjoy a memorable holiday with family and/or friends and is a great choice for those looking for the peace and quiet of an Italian countryside location but close to the amenities of a traditional town, with the sights and coasts of Puglia within easy reach.

About Mike Constable

We moved from Scotland to Puglia in 2007, having enjoyed many wonderful holidays in Italy in previous years. We particularly enjoyed our time in Puglia and made the decision to move out here permanently.

To us, Puglia is a unique region with so much to see and enjoy from the stunning beaches, crystal clear seas, to historic architecture, up and coming boutique wineries, and restaurants serving fresh local produce. There is something for everybody.

We look forward to welcoming you to our villa which we have developed over our years here and to sharing our enthusiasm for this region.

We live close to the villa and are on hand 24/7 should we be needed and we're very happy to help and advise on anything during your stay. However, we keep a low profile and the pool is solely for guests use.

A very impressive property

This is the best villa we have ever stayed in ( and we have stayed in quite a few). We were a family group of six adults and there was plenty of room for all. The rooms are cheerfully decorated (this was what attracted me to the villa in the first place) and extremely well equipped. The jewel in the crown is the pool, to have a pool of this size for just our family was wonderful. The gardens are beautiful, sitting having breakfast on the terrace overlooking the gardens each morning will be sorely missed!

The owners, Mike and Annette, went out of their way to make us feel welcome. Their advice was invaluable. They were always on hand without being intrusive. I cannot thank them enough!

Relaxing and well equipped house, ideally situated for exploring this area.

After a warm and friendly welcome from Mike and Annette, we had a most enjoyable and relaxing stay.

The house has everything we needed, including the different outside seating areas and a great pool.

We also felt we were centrally situated for touring both the north and south of Apulia. Thank you both for all the tips about places to visit and good restaurants in this area. It was also good to have you nearby when needed!

A 'trulli' great holiday !!!

Beautiful relaxing property.

A beautiful property set in a rural part of Italy. The house is lovely especially the outside area with its veranda, bar-b-q area and pool. We spent two weeks here with our 16 and 18 year old. The weather was perfect and we had a very lazy time using the immaculately clean pool and lazing on the sunbeds. Mike and Annette have catered for all your needs including mats and umbrella for the beach and towels for the poolside. The house was very clean and well furnished and the welcoming pack of bread, wine and jam was gratefully received when arriving at 9 in the evening. Mike and Annette were on hand to answer any queries or issues and nothing seemed a bother to them. The area around the house is very flat and very quiet. This is definitely a holiday location for those who want to get away from it all and sample the 'real' Italy away from tourists.

Great place for real chill out!

We had a great time in this place ! We have been looking for true south Italian atmosphere and we found it in this area. Annette and Mike are fantastic people and they were very supportive during our stay. They gave us great advise what to see, and where to go to enjoy our stay the most. In the house there is a lot of travel guides and maps of Puglia which was very helpful for planning trips. We loved the house, it's really well equipped and convinient to stay for family of four like us. And the pool is awesome! We will come back in the future for sure :)

Poolside glamour among the olive groves

My family ( parents, grandparents, student kids) had a wonderful time at Villa Belfiore. Communication with Mike before our arrival was super-efficient and helpful; given the times of our flights, we particularly appreciated early check -in/out. Any small problem we had during the visit (eg electricity outages) were dealt with within minutes.

The villa is exceptionally spacious and brilliantly kitted out. Air-con was extremely efficient ( though unncecessary at night -time) and the beds were large and immaculate. Bedding and towels are new and high-quality and the kitchen will delight keen cooks, with its array of locally inspired cookery books and comprehensively equipped kitchen ( great espresso machine, and nice to have 'extras' such as weighing scales and cool-bags with ice-blocks.) Four adult bikes are provided ( complete with bike-locks) - ideal for nipping into nearby Oria or bowling about among the olive groves.

The beautifully kept gardens and huge, glamorous swimming pool were a real highlight, with loads of thoughtfully provided shady areas. Outside chairs and sofas were super-comfy and we enjoyed eating all our meals al fresco.

Villa Belfiore is an excellent centre for touring. The beautiful baroque city of Lecce is 40 minutes' drive and we also loved Martina Franca, Alberobello, Ortranto and Ostuni. Oria ( five minutes away by car) is a very appealing spot for an aperitivo or pizza in the evening.

We were delighted by our stay, and warmly recommend Mike and Annettte as hosts. I hope Villa Belfiore brings them all the success they deserve.

A lovely villa in a beautiful setting with a wonderful garden and a spectacular pool.

A lovely rural oasis near a small ancient town, Oria, with few tourists and a picturesque castle, our holiday was a delight. It was a repeat visit to enjoy the glorious garden and spectacular pool once again. The villa was very comfortable with every amenity we needed, and lovely outdoor areas. The friendly owners live nearby and were always approachable and helpful but never intrusive. We could drive easily to towns such as Ostuni and Lecce and always return to the tranquility of our villa and spacious grounds to relax. We will be back.

Villa Belfiore is 5 km (7 mins by car) from the delightful, historic town of Oria with its cobbled streets, wonderful restaurants, bars and a vibrant market. It has everything you'll need from banks, post office, chemists, supermarkets, doctors, bars/cafes/restaurants. This charming medieval town has history around every corner, with its 13th century castle and palace, colourful dome-topped Basilica, a Jewish quarter dating back to 500AD and many churches. Oria is less 'discovered' than many other parts of Puglia and as such remains more Italian and less expensive than many other areas. The restaurants are fantastic and very reasonable. In the summer months Oria and most other towns offer entertainment programmes including music, food, wine and beer frestivals. The Medieval games in Oria every August is an event not to be missed!

The Villa is conveniently located between the Adriatic coast and the Ionian coast, each 30 mins away. Both have fabulous sandy, white beaches. The beaches are suitable for children, particularly San Pietro with its gently shelving beach. The villa is also ideally placed for exploring the wonderful towns and cities northwards: such as Alberobello with its famous "trulli", and the "White city" of Ostuni; as well as the beautiful towns and cities further south: such as Lecce (known for its baroque architecture), Otranto, Gallipoli and the beautiful Santa Maria de Leuca down at the very heel of Puglia.

Puglia is well known for its fresh Mediterranean produce, amazing olive oil, fruit, vegetables and pasta, as well as incredible meat inland and delicious seafood on the coast. In fact, Puglia is known as the "bread basket" of Italy, specialising in the production of food, whether as growers, 'catchers' or manufacturers.

The wine is delicious with many cantinas now producing wines exported across the world. The local varieties of primitivo and negromaro are the most famous but there are also many others to be savoured. The quality of Puglian wine and oil is now amongst the highest in Italy but prices are still very reasonable.

Puglia is famous for its unique conical trulli buildings and magnificent Masserias - fortified farmhouses. However, it is largely undiscovered by the rest of the world. If you want to experience the true Italy at its best then you are in the right place!

We provide a detailed information pack for our guests, full of recommendations of our favourite local restaurants, local market days, the best local beaches and lots of activities for children, for example the safari theme park in Fassanoland and the nearby water park of Carrisland.

Changeover day is Saturday but we will consider other days outwith high season.
Check-in time is 10 am and check-out time is 4 pm. We can be flexible with these times if there is no immediate booking before/after, please enquire.
25% non-refundable deposit required to secure booking.
Balance to be paid 60 days prior to rental date, including refundable security deposit of £250. Security deposit to be refunded within 7-14 days of your departure subject to property left in a satisfactory condition.
Towels, linens and cleaning prior to/at the end of your stay are included in the rental cost. A welcome pack is included at no extra charge.

  • 100% refund if canceled at least 60 days before arrival date.
