Newly listed and fitted with modern comforts for people who enjoy the independence of self catering accommodation. The Barn is the ideal retreat for either a short break or holiday destination to enjoy the secrets of Somerset and to discover Dorset & East Devon.

Nestling within a conservation area of the tranquil village of Merriott in South Somerset, The Barn is a honey coloured Ham Stone conversion, offering a lovely, spacious holiday home for up to 4 people. It is perfectly located for exploring the world heritage coastline as well as an abundance of sights and attractions further inland. The Barn is a 2 minute walk from the dog-friendly Kings Head pub which serves cask ales, ciders and great food (inc. Takeaway option).

Enter straight into the well equipped, light & spacious kitchen/diner. Facilities include dishwasher, washing machine/tumble dryer, fridge freezer, microwave, slow cooker, electric hob & eye level oven & grill. The ground floor double bedroom with skylight is furnished with shaker style built in wardrobes and a brass double bed. Situated next to the bedroom is the bathroom with a large shower cubicle, wash basin and toilet. The living area has two comfortable sofas; there is also a large SMART T.V. including Netflix, a well stocked bookcase and games / jigsaws to entertain you. The beamed mezzanine bedroom, overlooking the bright and airy living area below is accessed via the (steep) staircase. The King size zip-lock bed can be separated to provide 2 x 2ft 6in single beds. There is also a garment rail with shelf compartments.

Outside is a small patio area with bistro table and chairs for you to enjoy a glass of wine on a summers evening. The Barn also provides free WiFi. All towels (excluding beach towels) and linen are provided. There is also a hair dryer, iron and ironing board for your use. Heating and electricity are included within the quoted price.

The Barn is ideally suited to people with restricted mobility as it can be used as one level accommodation. There is a grab handle in the shower and also outside to aid the one step down to the patio area – please contact the owners with any queries.

Dogs are very welcome at The Barn and there are some lovely walks right here in Merriott and the surrounding area. There are plenty of places locally to visit and eat where dogs are also welcome. We donate half of all charges for dogs to Ferne Animal Sanctuary. Please note that dogs must be kept on leads at all times when outside the barn & the immediate area as there are poultry and livestock nearby.

The Barn has off-road parking for one car.

Strictly no stag or hen parties. The mezzanine bedroom is not suitable for children under 10. Changeover day is normally Friday and there is a minimum stay of 3 nights when requesting a booking at most times.

After spending many years holidaying in the area we have finally fulfilled our dream and moved to this wonderful part of the country. We live next to the barn and manage the property ourselves. We will strive to make your visit as relaxing and comfortable as possible.

About Eric Vose

I'm recently retired and moved to the West Country with my partner Amanda during the Spring of 2016. Our aim was to create a holiday home and to enjoy a better quality of life in a village location - we have achieved both of these goals. We feel as though we came away on a holiday and never went home! Our rural location is both peaceful and full of character with an amazing array of ancient stone buildings in a conservation area.

Why Eric Vose chose South Somerset District

We live in Maple Cottage which is situated across the driveway from The Barn. We were instantly taken by the setting and appearance of the 2 buildings when we viewed the properties early in 2016. The opportunity to convert The Barn into a holiday let was an exciting project and before the end of the year we were able to open our doors to guests. The Barn is really well-appointed and provides all of the modern comforts and features that today's guests routinely expect. We have used the experiences from our stays in holiday cottages in an attempt to cater for all of the things we wanted to find in the perfect location.

What makes this barn unique

We are so lucky to live in a conservation area and we particularly enjoy the wonderful historic buildings we have in our village. The village church, All Saints dates back to the 13th century and the local pub was serving beer in the late 17th century. The majority of the village buildings are constructed from Hamstone, which is quarried locally at Ham Hill. The rustic, honey tones of the stone is uniquely attractive to the area. The Barn was converted to a dwelling over 50 years ago but within the last decade has been restored and refurbished to provide a modern living space in an historical setting.

Merriott is a peaceful village set in the lush, undulating countryside of South Somerset. The buildings are mainly constructed from locally quarried ham stone which has a charming honey tone and rustic appearance. Ham Stone continues to be quarried to the present day from the scenic outcrop of Ham Hill which forms part of a 400 acre parkland within 5 miles of The Barn. Together with the sense of community which prevails in the village, Merriott is an ideal holiday destination for local tourism. There are many walks which pass through the village (the River Parrett Trail being one) and a major cycle route wends it's way through Merriott on a circular tour of South Somerset.

The village boasts 2 pubs, a pottery, a farm shop, a coffee shop (fresh bread available daily) a 13th century church and many ancient buildings which give it an unrivalled and aesthetic charm. In addition there is a Co-operative convenience store, a butchers, a pharmacy and a petrol station (including a Post Office).

There are many picturesque villages throughout South Somerset and crossing the county boundary into either Dorest or East Devon opens the gateway to the Jurassic Coast which is a Unesco World Heritage site. The nearest coastal town is West Bay which has been utilised as the main film location for the BBC drama series, Broadchurch. The traditional resort of Lyme Regis is 18 miles from Merriott which allows The Barn to be the perfect location to visit the historical coast as well as the major tourist attractions further inland. There are many National Trust properties within a short drive from the village.

The Barn has everything you want (and more) for a wonderful stay. The accommodation is very cosy ( we were there in November) and very clean. The welcome pack is very generous, far more than expected. It's the little things that make the holiday like the fresh eggs , bread and croissants, the fresh flowers, the dog bowl, bedding and biscuits .

The village is a great base for exploring the surrounding area. Whether it be the number of National Trust properties close by, the coast or the local pub!

Thanks Eric for a wonderful stay. We shall be recommending you .

Excellent property, well worth a visit

The Barn is well equipped and comfortable. Eric has thought of everything from a generous welcome pack of goodies to Netflix on the TV. We had a very enjoyable stay, the location is quiet and perfect for a relaxing break. The pub in the village is a couple of minutes walk away and serves delicious meals. Thank you for your hospitality Eric, we will certainly recommend your Barn to our friends and hope to make a return visit soon.

Owner's Response: Cathy and Tim spent a 4 day break at The Barn out of season and were very fortunate to have great weather for the duration of their stay. They enjoyed the food at the Kings Head and were very complimentary with regard to the Welcome Pack which we provided. They were surprised with the wealth of local amenities for visitors to the village. Our property and it's contents were respected and the whole place was left in an extremely clean and tidy condition upon their departure. We are so pleased that they have promised to recommend The Barn to their friends and contacts when they get home. We would certainly recommend them to other hosts within the Owners Direct family.

Excellent

We really enjoyed staying here, the cottage was lovely and perfect for 4 people. Lots of little details were thought of such as fresh milk, teabags, fresh bread and little dog treats and more. The cottage was very well decorated and well equipped with everything you needed for a relaxing stay. The local pub is 2 minutes away and the locals are very friendly. I would absolutely recommend staying here.

Owner's Response: Angi and Tim along with daughters Jess and Hannah plus Max the dog spent the last few days of half term at The Barn. They used the location to visit attractions inland fitting in trips to Longleat and Bath which are both within reasonably easy driving distances from South Somerset. This is one of the appealing aspects of Merriott, in that trips to the coast and to inland locations are convenient and not too far to travel. We appreciate their comments regarding the welcome pack and the condition of the property. They were very complimentary of our standards which gives us a wonderful sense of achievement.

Owner's Response: Alan and Fay enjoyed a relaxing mid-week stay in late October. They spent the first couple of days visiting some of the many attractions in Somerset and finally found their way around the county. They visited the Kings Head on a couple of occasions and really appreciated the friendliness they encountered within the village. All too soon it was time to return home and they left the property as they found it - clean and tidy. We hope to see them again for a longer break next time.

A wonderful welcome

Eric met us on arrival and showed us round the accomodation. The amenities available are very extensive,including bed for the dog, more than we have ever received at other properties. Also provided - eggs, bread, drinks and much more so that we didn't have to shop at all until after following breakfast. Perfect for elderly mother with downstairs bedroom. Very good value for money. Highly recommended.

Owner's Response: Sue and her sister Chris brought their Mum for a belated birthday break to The Barn. They specifically chose the property because it provided ground level accommodation for Mum. They used the trip to relax and meet friends who live within driving distance of Merriott. Our welcome pack was well-received and included creature comforts for their pet dog.

Compassionate Owners

A few days before our planned arrival, unforeseen personal circumstances meant that we were unlikely to be able to make it so I contacted Eric to explain our situation. We wanted to wait until the very last minute to cancel in case we were able to go especially with cancellation policy not allowing for any refund. He was very understanding and suggested that if we cancelled on the Friday, he would re-advertise the property and if successful he would transfer the proceeds back to us. If not successful we could still make use of the property if our circumstances changed. As soon as we cancelled, the deposit and service fee were refunded. On the Sunday Eric informed me that he had been able to take a booking for the last 4 days and as such would make a partial refund of around 65%. As it happened we couldn't make any of the week at all and so this was the ideal outcome. Eric was well within his rights not to do any of this but his compassionate actions gave us one less thing to worry about during a very difficult time for me and my family. Thank you.

We always deal with our guests in an open and fair manner. We were delighted that we could offer Ben and his family a significant sum from the full proceeds of the alternative reservation, which we managed to attract, following his late cancellation. We sincerely hope that Ben and his family will be able to visit us in the near future.
