7 bedrooms, 5 bathroom (split into interconnecing apartments) only let together.
This large traditional style house with private pool has been renovated in character style, with beamed ceilings, chestnut windows & internal shutters, wood flooring and fireplaces throughout.
Externally, the house is finished with local stone, and lintels and the property is set in the Garfagnana, just up the hill from a river at a point where one can paddle and swim and enjoy nature.
The house is split into four apartments all let together to give groups full privacy. They are split, over 2 floors, and the ground floor apartments interconnect with each other as do those on the first floor.
Ideal then for a large group who wish to be together but also like the privacy of separate kitchens and living areas for those private times of days and totally flexible too...
The property is light and airy with lots of windows, and all windows have views over the garden, the pool and the hills beyond.
There is a good size private pool in the garden and the back entrance of the garden leads down to a gate where one can take the footpath down to the river at a point where it is possible to swim - great fun!
There is a good sized covered terrace for al fresco dining on the side of the house, along with a further al fresco uncovered dining area overlooking the pool area.
For ease of understanding layout we have called each part of the house a different name.
Ground floor- Giardino and Romantico Sleeping 6
Three bedroom apartment (or you can split into one 2 bed and one 1 bed apartment if you prefer)
Enter via arched doorway into hallway which is open plan to a living/diner leading to kitchen area.
Living area has fireplace, TV, DVD, WIFI, Sofa, and double doors leading to garden area.
Dining area has dining for up to 8 and leads directly to kitchen which is furnished with oven/hob, microwave, dishwasher, and fridge/freezer.
The living area is connected to a second living/kitchen/dining area, also independently equipped.
Ground floor bedrooms:
Two double bedrooms, one of which leads out to personal patio to side of house giving a perfect space to breakfast away from the group, or for early birds to sit and read without disturbing anyone else.
One twin bedroom
Two Shower rooms.
Outside there is a personal dining area for eating al fresco and a BBQ.
First floor - Terrazzo and Laurel - 4 bedroom apartment sleeping 8 (or can be split into 2 x 2 bed apartments if you prefer)
This a first floor apartment, but since the property is built into a slope it feels as though it is on ground level when entering/exiting.
Enter into hallway leading to open plan living/kitchen diner.
2 Living areas each with fireplace, TV, DVD, WIFI, Sofabed, and windows overlooking garden.
2 Dining areas has dining for up to 6 each, and the kitchen areas are furnished with oven/hob, microwave, dishwasher, and fridge/freezer.

Outside there is a large personal covered terrace for eating and relaxing al fresco and a BBQ, and a further smaller terrace too.
Large garden with steps down to swimming pool 12M x 6M .
The house and the pool overlook open countryside, and other villages, with the mountains beyond.
It is possible to walk down to the river to a point where one can swim which is great fun for all ages - 5 mins.
Each apartment has its own eating area, and BBQ.
There is a large covered terrace for al fresco dining along with a further area for dining overlooking the pool .
A good choice for large groups, especially those who would like a bit of privacy from each other but still holiday together.
A very flexible house which can be arranged as one 4 bedroom and one 3 bedroom apartment, or if you prefer 4 separate apartments - ideal for couples or families needing to accommodate a few generations together.
A good value way of holidaying as a large group with full privacy!

Fabulous friends and family sharing rental
We were a mix of 2 families and grandparents, young children 6yrs - 10yrs in age range, parents in their 40's and grandparents 65 - 75yrs and this villa was accessible, worked well for the mix of needs/abilities. We had a few teething problems on arrival, a few missing bulbs and a leaking toilet but these were fixed or in hand within an hour as the owner is very close by and couldn't have been more friendly and helpful. We were given great restaurant recommendations and all the info and support we wanted. (There's an abundance of leaflets in the ground floor lounge too).
The pool and outdoor space is the absolute selling point, you might say the inside is a little quaint and it is, but the outside space is perfect. We were there 10 days and did plenty of trips out, days by the pool and afternoons in the river which is about a 5-10 min walk down the unmade track/road.
I would highly recommend this villa, but the immediate village doesn't have much in the way of shops or restaurants. The next village over however is only about 3-5km away so a drive as there are no pavements to safely walk along.

Sorry you had some teething problems - these should have been picked up by the cleaning ladies and we ensure this training need is rectified, but good to hear they got resolved straight away.
You are right, you do need a car anywhere in this rural area really, but there are lots of lovely places to eat within a short drive.

A lovely italian house in large grounds
This is the perfect place for a large group holiday - we had an incredible time. The location is beautiful with amazing countryside and walks, and lovely towns to visit nearby. The river swimming near to the villa is a real bonus - we absolutely loved jumping in off the rocks and paddling and swimming around. We were there during a heat-wave, so didn't really do much apart from chill at the pool and walk down to the river, but the large garden made it possible for all the children to run around and let off steam. The house is comfortable and feels very Italian - apart from cooking and sleeping we spent all our time outside! I am sure we will all be back.

Was gerenoveerd met respect voor authenticiteit maar had toch moderne voorzieningen.
The house of Filicaia is situated just 1 km from the village of Filicaia itself with its restaurant/pizzeria, pub, bar and basic shop.
This beautiful unspoilt and mountainous region can be found just 1 hour north of Lucca, and 90 minutes from Pisa.
Hundreds of hilltop villages abound, one can walk down to the river to swim in around 5 minutes, and the closest station is at Poggio less than 5 minutes in the car for easy exploring.
Also close to the property (3km) is the village of Camporgiano which has restaurants, bars, small supermarkets and privately owned castle.
Just across the valley is the stunningly located fortress of Verrucole and also the zip wire park which is great fun for both children and adults, and ideal for a day in the welcome shade! You can also picnic and BBQ here if you want to make a day of it.
The local attractive market town of Castelnuovo, famous for its Thursday morning markets, and with all facilities is just a 10 minute drive. This town has bars, restaurants, gelaterias, and a river...In high season the town really comes alive, and often hosts outdoor evening entertainment.
The beautiful mediaeval town of Barga with its cobbled streets, renowned restaurants, Cathedral and stunning views is a 40 minute drive, and often there is free live music here.
Lucca, with its fully intact walls can't be missed for a day out and cycling around the walls is a firm favourite with day trippers and locals alike. Here, spend the day meandering in the shady streets, sitting in the open piazzas, dining al fresco, climbing towers, visiting the Opera (this is the birthplace of Puccini) or just shopping!
The Grotta del Vento, the famous Wind Caves is also a family favourite...
There is lots to do if you wish, but the real beauty of the area is the countryside and the scattering of small villages wherever you go....
