What makes this Apartment unique
Full canal view from every single window (pretty unique), perfect position close to everything but out of massive tourism areas, beautiful and valuable area, refined quality features (not usual for turistic use), minty and complete equipement, easy 1st floor with single entrance, easy access from every town's arrival/departure terminal. Ideal Venetian accomodation.

Standard check-in time is 2-7 PM, standard check-out time is 10:30 AM. Late check-in fee: if between 7 and 10:30 PM €25, if after 10:30 PM €50
Tourist tax: imposed by Venetian administration, it is €4 per person per night to be paid cash upon arrival.
Guests must take care of their garbage (in Venice it is strictly regulated). Rules on how to dispose it supplied upon arrival.
100% refund if canceled at least 30 days before arrival date. 50% refund if canceled at least 14 days before arrival date.
We enjoyed our time in Venice even more because we could escape the magnificent and intense beauty of the busy areas to a quiet apartment steps away from the promenade along the water. We were within pleasant walking distance to two different vaporetto stops giving us more route options which made traveling to various destinations faster. (A 6 minute walk to the vaporetto on the grand canal was 2 stops from San Marco or a 20 minute walk with map in hand.) The variety of restaurants within walking distance was also outstanding. One could walk on wide direct pedestrian walkways to a well stock food and beverage store, museums and the converted church to hear a Vivaldi concert. The apartment was spacious and included everything we needed to be comfortable. Some of the streets in Venice can be narrow and confusing but the area near the apartment was refreshingly navigable. Communication with the owner and our contact person was reliable and timely.
Dorsudoro is a GREAT location but I think you can do better than this apartment. There is A.C. in only one bedroom and it's so ancient and loud that it was impossible to sleep with it running. True, there is AC in the living room but that didn't help for sleeping. Finding outlets that worked was a challenge for 4 of us. The clothes washer/dryer combo was VERY tiny and impossible to figure out how to use. We had a infestation of mosquitos that made our stay unpleasant. "Canal view" is a bit of an exaggeration - in one bedroom, the ancient A.C. takes up a good part of the "view". In the other rooms I had to stand on my tip toes and look straight down to see a bit of the water below. I think the place is overpriced.

We really liked the property. The only negative was the bed was very firm. We would stay here again when we are in Venice.
Comfortable, clean, spacious, quiet apartment
We arrived, communicated with Telo no problem about meeting us at the stop, got us easily into the apartment. It is light-filled and spacious, with an air conditioning unit in the living room and master bedroom that keeps things very comfortable. This neighborhood is a wonder - so close to things, but not crazy crammed full of people. There is a small grocery store (you will want to find this first!) along the eastern wall of the Accademia museum (walk towards Hotel Calcina, turn right just after, walk down the esplanade of flowering trees - Rio Terra Foscarini, but street names are hard to find - , and will be on the right just before you hit the Grand Canal). Two doors down from the grocery is a small shop that makes homemade pasta - if you decide to eat in, you can get delicious pastas to go there. The Zattere stop is the closest, but you will want to examine the water bus schedule closely to see if it is convenient to the things you want to see. Otherwise you need to head the other direction to the Grand Canal and pick up the 1 or 2 from Accademia, or 1 from Salute. There is a traghetto stop there somewhere close by but I couldn't find it!
Very good location and the apartment was clean and welcoming. The check in process was very easy. I would recommend this place to anyone visiting Venice.
