We are a family of 3 with aspirations of retiring to the mountains and managing 5 of our own properties and 15 others luxury vacation rentals. A condo purchase in May of 2018 represents our 3rd property In 2014, we took over the daily management of the properties. We aren't prefect but we do believe in continuous improvement. We bought the property in October 2014 as a distressed foreclosure. We loved the view and the neighborhood and decided to restore this wonderful old cabin. The renovations took a life of their own as it became a bit of a rebuild. We have enjoyed bringing this 1970's property up to 21st century standards. Our goal has been to bring modern convenience while maintaining a unique country cabin feel.

Lovin’ Bear Necessities
We had a great time. The property was more than we had hoped for or expected. Owners Ed and Janan were personable and very responsive. Would definitely like to return to this property. Even saw a bear and wild turkeys!!

Family vacation 2019
The house was the first VRBO that we have rented to have everything we needed. It was clean, and the view was beautiful. We had a few visits by the neighborhood bear too. Far from the pools. Close to downtown Gatlinburg. We recommend driving to the state Park and wading in the beautiful creek, it's about a 15m drive. The only negative would be the beds, and pillows need a little updating. The bunk beds were comfortable, but the pillows were flat. Overall our 2019 family vacation was a success.
Thanks for the review. My preference is flatter pillows but i try to have a mix.
I did buy new pillows for one of our other places for similar statement. I'll take your statements under advisement when i'm at property next week.
Great place to stay
We very much enjoyed our stay. The property is very nice and clean. The only thing we was disappointed about was how far away the pool was. I would suggest listing online that a crock pot and keurig are provided. Also, that the pool is a car ride away.

Yeah the pools are for the neighborhood. Only walking distance to a few homes. Being mountain hills it makes required proximity for walking even closer.

Great cabin but cleanliness and uncomfortable beds were an issue!
Beautiful views and beautiful cabin!!
Good location. (Driveway is steep but not a deal breaker)
Great spaces for multiple people/families to hang out.
Great outdoor areas and balconies.
Manager easy to reach with issues.
Wi-fi and entertainment systems were great.
Mattresses old and uncomfortable (consensus from everyone who stayed at the cabin).
Dining room table was unstable and posed issues when eating or playing games.
Downstairs table was beautiful but posed a safety issue with the little ones because the glass top was not secured to the base.
Half of the hot tub jets were not functional.
Overall cleanliness an issue...food crumbs in bed, inside cobwebs, wet laundry left in dryer.
Fireplaces are pretty but not functional.
Although it was nice seeing the sun rise, the master bedroom could use a set of curtains.

Dining room table - you are 100% correct, i'll get this fixed. My previous table top was showing wear and I decided to replace it. I built a new custom top and had a poorly executed idea for the table legs. My crew installed it and I didnt realize how unstable it was. We will redo the legs and it will be stable.
Table downstairs - I wanted an elegant look and felt glass on top of wood in that manner was very nice. Actually the top is attached but its through suction cups. you can move the table by pulling at the glass so its a strong connection. With effort the seal can be broken but it would take a lot of effort. I'm not saying this applies to you but like all coffee and end tables its never meant to be sat on. Thats the only way i see this being a concern as you point out.
Beds - yours is second this year to complain about beds, We just stayed there and we love the beds. Whenever, i'm there Janan reminds me ours at home are not as nice as the ones there that she loves. And they were all brand new 2.5 years ago with a couple beds replaced during that time. Sleeping is huge part of a vacation and as such I take any comment about beds very seriously. I'll monitor closely but right now i am treating this like Goldilocks in that you can't please everyone all the time when it comes to bedding.
Fireplace - they are working. They are electric, they can be set for ambiance, heat, or a combination. During July I hope you were going after the ambiance and not really looking for a functional fireplace.
Curtains - thats the only bedroom window without a blind. It was added and i sorta liked seeing the sunrise but appreciate your comment and will add a blind sometime during our Fall discretionary upgrades.
Hot tub jets - I want to refute this suspecting it may have been something with the way you used the controls. Literally it was serviced on/or about July 9th after a lightning strike required we replace the controller board. Regardless, they will be working.

Overall a great family vacation.
Beautiful view, roomy common areas. Pleasantly decorated. Appliances, sink and countertops were new and very clean. Nice linens and towels.
On the downside, bathroom sinks drained slowly, something leaked from 3rd floor into my suitcase in second floor bedroom- possibly air conditioner condensation, there were zero hangers available in a couple bedrooms and just a couple in the others, could probably use new mattresses soon however it was okay. Beautiful new deck but could probably use a good sanding. Also, there was conflicting information regarding check out procedures. One said sheets and towels in laundry room, the other to put them in tub and leave on bed or there would be charges incurred.
All in all a lovely place. Owners seemed nice in email correspondence.

Thanks for your stay and feedback. Addressing the items you point out:
1) drip into your suitcase. I'm sorrry, I wish I had called you before last night. As you suggested you were unfortunate enough to place your suitcase immediately under the HVAC upstairs. For the readers it was initially thought that her husband might have set a damp towel on her stuff (as indication of magnitude). After our call I called my AC man and unit is being serviced as I type Wet clothes during a vacation is a pain. I'm sorry for that inconvenience We did have HVAC serviced at beginning of Spring. Further, we are in the process of replacing older units with a brand new more energy efficient version. This year we are doing the downstairs unit, next year will be upstairs.
2) Deck being a little rough - we just replaced the deck. We let the pressure treated wood dry for 6 to 10 weeks then paint. Generally pine is a very soft wood and doesnt respond well to a lot of sanding. I didn't recall any rough spots as we assembled it. I will inspect closely for rough spots as we paint.
3) Replacing mattresses - This is the house we use when we are in town and I even change up rooms to get a feel for things. I wanted to say "we feel" Janan corrects me saying THE MATRESSES ARE much better than what i had at home. That said beds are the foundation in a rental business. I listen closely to bed statements. Until then I regard beds a lot like trying to please Goldilocks.
4) Conflicting literature - Thanks for pointing this out. In 6 years I've never charged any one an additional fee for not following checkout rules. I dont want to micromanage housekeeping so frankly havent paid much attention to what they have added. .I had a cleaning crew (still do but they work a different area) that liked to do things 1 way. I incorporated their instructions in my information and my new company likes to do things a bit different. I'll reconcile with the cleaning company and adjust literature accordingly. Update. This was on my list for July review but we had a lightning strike that changed priorities. I've asked the cleaning crew to adjust but it will be September before i get to the non urgent to do list.
