Dramatic views, exquisitely restored as a family home not a rental, breathtaking
Set in peaceful countryside, overlooking the ancient Etruscan, hillside town of Cortona, 10 km away. Fontenicchio is a beautifully and sympathetically restored farmhouse, encompassing many traditional features, as well as high-quality, modern amenities, to provide simple, elegant but comfortable living. The mature garden has been carefully planted with shrubs and flowers, including rosemary, lavender, roses and jasmine, to provide an oasis of tranquillity in harmony with the surrounding countryside.
The house has five double bedrooms, (three double and two twin) and four bathrooms. Each bedroom has been furnished simply with artisan-made iron beds, teak furniture and top of the range mattresses and linen. There is ample storage in each room.
The kitchen is spacious and well-equipped with two dishwashers and fridges and plentiful crockery and glasses. There is a gas barbecue on a dining terrace. Four large reception rooms offer ancient fireplaces, wood-burning stoves, comfortable sofas and chairs, books, games and wifi. There is underfloor central heating and four seasons' bedding, making this an ideal holiday home for the Spring and Autumn as well as the Summer.
An exquisite, stone-lined pool (12' x 6') is set in an ancient and tranquil olive grove above the house commanding magnificent views of Cortona and its surrounding countryside and providing an opportunity for perfect peace and relaxation for your holiday. There is a little pool house, complete with bathroom and a kettle and fridge.
For the energetic there is a gym, equipped with top of the range equipment, including a running machine, cross-trainer, and full set of weights and for the more gently energetic there is a petanque court for boules and a drink in the evening, catching the last rays of summer sunshine. The nearby village of Pergo, 2 km away, provides most amenities, including an outstanding small supermarket, bicycle hire and two lively bars, as well as an excellent, family-run pizzeria. Other historic towns and cities are easily accessible, notably, Pienza, Montepulciano, Perugia, Assisi and Arezzo. The mainline train service from Rome to Bologna stops at Terentola or Cortona-Camucia (both about 5km away), making Florence readily accessible for day or overnight trips. Lake Trasimeno, site of the battle between Hannibal and Gaius Flaminius in BC 217 is nearby. The lake today is used for some water sports but is also a conservation area and the lakeside towns are gentle, old-fashioned holiday resorts with great charm and even better ice-cream!
Please note that there is an unfenced pond in the garden and the pool is also unfenced. The topography of the property makes it unsuitable for wheelchair users or for those whose mobility is impaired.

This house is owned by a lovely British couple residing in Hong Kong who have recently decided to rent it out when not in use. As such it IS a family home and you feel this from the moment you walk in the door. I'm Cynthia and have lived in the area with my 3 children for a decade. I've booked dozens and dozens of rental villas around Cortona for family events (brother's wedding, daughter's Christening) and have seen some beautiful ones but nothing is as spectacular as Il Fontenicchio's spacious understated elegance and breathtaking views. You just can not stop looking down over the valley over to Cortona. The Tuscan sunlight changes the greenery on the land and also the colours within every room of the villa from morning to twilight. The light is absolutely breathtaking. And the pool area, high above the clouds, is astounding. The views are something out of a film. If you desire solitude, but would like the convenience of a short drive to town, spaciousness both inside and on the property, yet quiet intimate corners, this is your Tuscan dream villa.

The beauty of Il Fontenicchio is that it IS a family home. You feel that from the second you step inside, in the warmth of the decoration - the eye tries to take in all the subtlety of the ingresso. Glance right into the warm open dining room and you'll find yourself imagining Tuscan meals made from market day local staples. The fully stocked kitchen is filled lovingly with everything you'd have in your own home, the comfortable beds and couches are unlike traditional hard Tuscan furniture, and all the love and care that went into restoring, decorating, and designing this ancient property just sort of envelopes you. Rental villas can be cold. Antique materials of stone, tiles, wood, and brick are just that. Hundreds of Cortona's properties were renovated with the sole purpose of holiday rentals and you really feel a lack of ....something. However Il Fontenicchio bestows on you (if you can tear yourself away from the views upon arrival) something comforting and rejuvenating in its calm elegance. I took on the honour of renting it for the owners, as its benefits are indeed unique to hilltop town villas for rent. Glorious location and faultless accommodation. Spectacular views from every room as well as the garden. The patio and the pool were our favourite spots - so tranquil. Loved the fact that the supermarket at the bottom of the hill was so well stocked that we did not need to venture further. However, we did and loved Cortona which was only 10 mins by car. Great shops for browsing, lots of lovely street cafes, ice cream parlours and some really nice restaurants. Easy parking. Saturday market was fun. Would also recommend a day trip on lake Trassimino and a day trip to Florence .( Train was very easy). Tremendous holiday.Already planning our return visit next year.
Heavenly farmhouse with spellbinding views
You could not ask for a more beautiful, peaceful heaven on earth.
We stayed in this hill top farmhouse enveloped by beautiful oleander, roses, wisteria, lavender walnut, fig and herbs in early June and it was perfect for our group of family and friends aged 20-65.
We wanted a tranquil, serene spot surrounded by nature and views but also somewhere elegant and practically appointed and this restored villa with large, airy bedrooms, plenty of reception rooms, breath taking views from of every set of double doors, a huge mezzanine, a large terrace, stunning hilltop pool with equipped summerhouse, a gym, petanque terrain and table tennis answered our needs perfectly.
We found ourselves relishing the wonderful crisp linen, windows and shutters to throw open, family breakfasts on the terrace, mornings unwinding or playing and exercising before we venturing afield after lunch each day to visit nearby the sights of Cortona, Montepulciano, Siena, Arezzo and Castiglione del Lago.
After our first evening watching the panoramic sun setting directly in front of the terrace and following morning with the sun greeting us from behind the hills, we found ourselves daily constantly drawn back to the villa’s special beauty, tranquillity and sense of home.
We look forward to returning with our friends next year.
Our villa on top of the world
This beautiful villa and its gardens were simply breathtaking. The pool is at the upper level and looks down upon the house and outwards over the valley and clear across towards Cortona...We loved spending 'aperativo hour' up there after a swim, watching the setting Tuscan sun before descending to the huge farmhouse kitchen to cook whatever we'd purchased at the outdoor market that day. Tons of plates, wine glasses, everything we needed, really made us feel at home and not in a rental property. The main living space has many arched doors which we left open, filling the house with the smell of lavender from the garden just outside. Beds were comfortable, decor was calming and refined, bathrooms modern with warm stones and slate, and the gym cleverly hidden down a set of stairs under the front terraces! The view from the master bathtub was amazing. We felt a million miles from real life, but don't worry, the drive down the mountain is quick and we were in Cortona and out exploring with ease. Couldn't have imagined a prettier, more relaxing stay anywhere.
The property is seemingly remote because it sits so high on it's own magnificent peak; however, you can be in the center of Cortona in 10 minutes, and in the nearest borgo, Pergo, for supermarket, mini-market, pizzeria, bars, restaurants, etc in less than 5 minutes. Best of both worlds.
