Martinozza di Sopra, on the Tuscany Umbria border, was featured as a 'Dream Come True' in the Telegraph Property Section. It is a beautiful secluded private house, standing in its own gardens, surrounded by unspoilt countryside. It has amazing views over the Pian di Marte valley. The house is built as a traditional Umbrian farmhouse, with stone walls, terracotta tiles and oak beams. The luxury interior is modern and spacious, with designer furniture. There is plenty of room for friends and family to spend time together or to enjoy peace and privacy. The main living rooms, which is about 10m long, has huge arched doors looking out over the gardens and concertina doors opening out onto the loggia. This covered terrace provides a cool place to eat or just to enjoy the views. The modern kitchen is exceptionally well-equipped. The pool is lovely – it is a double infinity pool – with a shady pergola. And all around the house are private terraces, opening from both bedrooms and living areas.

Stunning Villa and Property

Our family had a wonderful time at Martinozza! Sally and Francesca went out of their way to ensure that our family was welcome and well looked after. The interior of the Villa was beautiful and only to be outdone by the incredible landscaping. We loved the peacefulness of the location and the stunning views and hope to be able to return to stay at Martinozza again. Thank you Sally!!!!

Too remote, snakes on property - and not safe

The house is beautiful and in a beautiful location however it is so remote that you have to return to it before dark. Also, when you arrive there is a welcome book that advises you that there are poisonous vipers on property. The worst part is we were robbed and all of our money, computers and jewelry were stolen. Dealing with the police was a nightmare. There is no safe on the property to store your belongings. Be careful if you stay here.

Owner's Response: Much of what Adine says is not true. Whilst the house is secluded in unspoilt countryside, there is no need to return to it before dark. There is no welcome book warning of "poisonous vipers" - a sensible warning that snakes live everywhere in the Italian countryside. She was robbed and wanted me to refund her rent, saying she would use bad publicity if I gave her nothing back! All the other holiday makers at Martinozza di Sopra have given us 5 stars!

Super property and fantastic owner

Our second visit to Martinozza. Sally - the owner - is just fantastic to deal with and nothing is ever too much trouble. We have rented a few properties in the Umbria area and nothing comes close to Martinozza. It retains a rustic feel but all the fittings and furniture are stylish and modern. Great kitchen and superb pool. Best available! GC

It was like a dream every morning

We have rented many nice properties and this was the best.

Everything was perfect the views were outstanding we had to pinch ourselves every morning.

Wonderfully relaxing week in a perfect location

Martinozza di Sopra is a beautiful house, tastefully furnished and thoughtfully equipped. We spent at least half of our holiday simply relaxing under the loggia or lounging by the pool. The views from the house are breathtaking and the more artistically gifted amongst us took the opportinity to paint. The rest of us were happy to take in scent of lavendar and lose ourselves in a book. The pool is fantastic (particularly at the end of the day when the sun is setting over the hills).

There was plenty of space for two families (of four) and we enjoyed the opportunity to buy local produce and prepare meals at our own pace. The kitchen has everything that you could wish for and there is plenty of outdoor furniture so you can decide where you want to eat depending on the time of day.

We had a couple of day trips (to Cortona and Perugia) and an evening meal out in Tuoro (having asked Doris to book us a table because our Italian was not up to job!)

Thoroughly recommended if you want to relax with friends in beautiful surroundings.

Martinozza di Sopra is a secluded luxury private house surrounded by lovely gardens, on top of a hill with beautiful panoramic views of the Umbrian countryside. It is on the Umbria/Tuscany border, between the historic Tuscan hill-top town of Cortona and the Umbrian capital of Perugia. Lake Trasimeno - with its islands, boats, leisure activities and amazing views - is in the next valley - about 10 minutes' drive away.

Although surrounded with unspoilt countryside, the house is very accessible. It is a great base from which to explore the numerous beautiful places in both Tuscany and Umbria, including Assisi, Florence, Montepulciano, Siena, Arezzo, Gubbio and Sansepolcro. The nearest villages - Lisciano Niccone, Mercatale di Cortona and Castel Rigone - with thriving local communities, shops, bars and restaurants - are about 10 minutes drive. And mainline train services run to Rome, Florence and Milan from local stations about 30 minutes away.

Other activities: watersports on Lake Trasimeno, golf, mountain and road biking, horse riding, wine-tasting, vineyard tours, cooking lessons.

We can also provide a chef, catered meals, housekeeping, babysitting/ childcare and additional cleaning. A maid service five days a week is included in the rent.

(Winter - Central heating/ wood is extra). We can also provide a chef, a driver, extra housekeeping/ cleaning, and childcare, as required (payable at cost locally).
The pool is open 3 June to 30 September. Other times, by arrangement.

The spacious master bathroom is connected to the bedroom via a separate dressing room.   • The large master bedroom has an enormous 'Emperor' sized bed, as well as a leather day bed. It has two sets of French doors onto its own balcony with views over the valley, as well as a separate comfortable dressing room and stunning bathroom. The East Room and the Terracotta Room are also spacious, with super king-sized beds, en suite bathrooms and their own garden terraces. Bedroom 4 is a smaller double room, with direct access into the bathroom it shares with the Terracotta. Since the rooms are generally very large, the beds can usually be arranged to meet your needs. For example, the Terracotta Room can be configured as a double with a superking-sized bed, with an extra bed, or to sleep up to four (children) in single beds. All the bedrooms are simply and comfortably furnished with contemporary bed linen. The floors are oak to match the roof beams, except in the Terracotta Room which is tiled with lovely old terracotta tiles. A child's travel cot is also available.

Notes:
Martinozza di Sopra is lovely and luxurious. Inside it is very spacious and modern. The surroundings are quite stunning, with unbroken views, and no neighbours. It is perfect for families with children, couples or groups of friends. The interior is contemporary with high quality designer furniture and fittings, including Edra sofa and Cambridge Audio sound equipment. There are two living rooms for relaxing, a large covered loggia to the front for eating and enjoying the views and a table for cool breakfasts in the kitchen garden. The large kitchen is very well equipped with the latest stainless steel Gaggenau/Neff kitchen equipment and juicer, bread machine and blender. It is an impressive oak design with a stainless steel island. There is a large free-standing 'Outback' BBQ. Next to the pool, there is a shady pergola, teak sunbeds, table and chairs and a pool house with fridge and pool toys. Wireless internet is provided as is a desktop computer, books, games and DVDs.
