Appreciate real Florentine living in the typical neighborhood of San Frediano with the special feature of a quiet terrace and garden, a rare situation in central Florence.

"At the end of a crowded day it was a wonderful oasis in which to return."


San Frediano is a village within the city of Florence. Inside the ancient city walls, the neighborhood has served the city with craftsmen for centuries. You'll see examples even on your street. This neighborhood is know for its restaurants. It is a few blocks outside the most popular tourist neighborhoods so you will experience local 'village' life without tour groups passing through. the Quercia building dates from the 1500s.

Quercia is located in a narrow building with grey 'pietra serena' stone doorway. On the ground floor and in the back of the building, there are no steps to reach the apartment. Because the apartment is at the back of the building, it is quiet.


Railroad-style layout, a long hall connects the bedrooms to the living/dining room and terrace beyond. Ancient masonry is exposed on part of the hall wall, together with the vaulted brick ceiling in the first bedroom, the typical Tuscan floor tiles and kitchen evoke the echo of centuries of Florentine and Tuscan history.

Air conditioning in living room and bedrooms.

The heart of the home is a the 'great room' with open kitchen, dining room and modern sofas organized in an L shape, allowing all guests to sit comfortably. Light flows into from the terrace and garden just outside the living room. In warm weather, about 6 months of the year, the terrace forms an outdoor living room. It has table and chairs for dining and even lounge chairs for, well, lounging. And, it has screens, a very unusual thing in Italy.

"The terrace was great and I loved sitting out there in the evening enjoying a glass of wine and listening to the families conversing in Italian."

The living room also has the television with only local Italian channels, wifi router, and air conditioner. The bedrooms are also air conditioned.

Very nice pieces of original, local art are found throughout the apartment.

The compact kitchen has everything needed with full sized refrigerator, gas stove-top, oven, microwave, dishwasher and drip coffee maker.

Moving from the living room towards the entrance you find the master bedroom with queen sized bed, wall of closets and ensuite bath with shower cabinet. The bathroom has heated towel racks, so nice in cool weather.

Between the master bedroom and the twin bedroom, there is an internal patio with a wall of windows that brings in light and good also for bicycle parking. this is where the washing machine is located.

The twin bedroom also has an en-suite bathroom with shower. In this room there can be one bed or a second bed can be pulled out from under the first. New, thick mattresses. The twin bedroom has a high, vaulted masonry ceiling that probably harks to a time when this ground floor was a stable.

A friend and I stayed at the Quercia apartment in Oct/ Nov. It was all that was advertised...charming, relaxing and well appointed. The location is away from the maddening crowds, but within easy distance to all the necessary shops. The walk to and from city center kept us from weight gain despite pasta, wine and gelato over indulgence. The greeter was lovely and helpful. WiFi was a plus. Fabulous in Florence

My sister & I rented the apartment for a week. We absolutely loved it. The location was perfect, walking distance to most all churches & museums. We had breakfast every morning in the apartment. There was this quaint bakery a block & 1/2 away with wonderful pastries, fresh bread, cheeses, meats freshly sliced for you, butter, yogurt, water, etc. Also close by were fresh produce stands. If I return to Florence I'd stay there again in a heart beat. Our greeter, Veronica was so helpful and always available by phone if we needed her. I highly recommend this property!

Florence, art, churches and so much more

Florence is a wonderful city for walking and the location of our apartment was located just perfectly for that. We were 15 minutes to the center of the historical city, I.e. Duomo, Uffizi, Academia, Ponte Vecichio, Petti Palace and many large plazas. As we wanted to see as much art work as possible, we toured many of the churches as they have some beautiful frescos, paintings and sculptures, and we were never disappointed.

The other wonderful thing was all of the fresh food. I would encourage anyone to just pop into one of the local restaurants for lunch or dinner and have a delicious meal at a reasonable price which almost always included a glass of red wine. The only splurge was having Florentine steak which you should try at least once.

The apartment was nicely appointed, clean, and comfortable. We did cook in some, but it was more fun to eat out.

The agent for the apartment, Veronica, was professional and very helpful. All in all, I can easily recommend this apartment.

I want to go back!

The flat was terrific. The second bathroom made everything much easier. It was clean, well furnished, and equipped. Easy walking to most things. We even used the terrace on Christmas Eve. Wifi worked well but inside cell service was limited. This was not unexpected. Property is perfect for two independent travelers, a couple with children, or three adults if two are willing to share the queen bed.

Great vacation

We were fortunate to spend two weeks in Florence at the Quercia apartment. The apt. was exactly as it was represented online. Thanks to Veronica and Gabriella for the lovely basket of necessities, which we really appreciated. The orientation to the apartment and neighborhood were much appreciated. We took your suggestions on several neighborhood restaurants which we highly recommend - Gherardo for great pizza, Il Guscio, at the end of the street, Santos Bevitore, excellent but make a reservation several days ahead and Il Santino, a very small apertivo and drinks place a few doors from Santos Bevitore. Several other really nice restaurants we visited in Florence were La Brussola, Cantinette Veranzzo and definitely visit Mercator Centrale for fresh pasta for lunch.

We loved the quiet neighborhood and felt like a local and not a tourist visiting the local grocery store . The apartment was very comfortable and everything you could need was there. We especially appreciated the washer and I even figured out the drying rack. It would have been nice to have bigger bathrooms but in a building built in the 1500's, I guess they had to fit them in where they could.

We took many day trips from Santa Maria Novella Station so the best thing about the apt. for us was it's proximity to the train station. While in Florence we visited Arezzo for the Antiques Fair, Bologna, don't miss the market, Verona, Sienna, Cinque Terre, Lucca and Maltova. Each city is very unique and worth a visit. If you plan to travel by train, particularly the high speed trains, buy your tickets before you arrive in Italy online, they are much cheaper.

We highly recommend Italy Perfect as our experience was flawless.

Stay here and live in history, on the 'better side of the Arno', and live like a local

We lived in this wonderful home for seven days in late November and must say we could not have been more pleased with the place, the location, and the treatment we received. We were greeted by Katarina when we arrived and she showed us all the details of the house. After that, she helped us identify places to go, restaurants, and gelato shops that she recommended. We went to many of those places during our stay and were delighted each time! The 'other side of the Arno' is where many of the locals live. It's just a short walk across one of four bridges to the old city center, however, it feels to be a 'world apart' from the touristic areas. We enjoyed that aspect very much! The unit has two nice showers and a kitchen that, while smaller by US standards, was very functional and we enjoyed cooking one dinner there during our stay. Most mornings we walked 100 meters to a coffee shop where we enjoyed the best cappuccinos and croissants for less than $5.00 equivalent. The apartment owners also have a restaurant in the old city and we enjoyed meeting one of the owners while eating lunch there one day. The unit has a nice outside patio area for the warm months. We did not use it during our stay, however, it was very nice and would make a great living room extension when the weather allowed more outdoor time.

A Wonderful Apartment in Florence

Quercia is located in Oltrarno "across the Arno" in the San Frediano section. Being across the river you have a much needed escape from the tourist heavy locations near the center of Florence. Located on a side street it is devoid of street and traffic noise and the residents in the area are quiet. The best part is that you can get into the heart of Florence (Uffizzi Gallery, etc...) with a 15 minute walk or hop on the "D" bus (or any other bus that passes one block away) and you are there in minutes. I recommend walking through Oltrarno - you'll find so many trattoria and shops as you wind through the narrow streets.

Quercia is a delightful apartment that sleeps 4 comfortably. The 2 en suite bathrooms provide adequate privacy for couples traveling together. Quercia has a roomy, functional kitchen and a comfortable living room. We cooked breakfast every day and the dishwasher took care of our plates while we toured! The apartment is equipped with Wi-Fi so you are never out of touch with the real world.

The outdoor terrace is great for afternoon apertivo and for drying your laundry. We were there during a wicked heat wave and the AC kept us cool all night.

To be prepared for Florence I recommend purchasing the Florence Card that gives you 3 days of "front of the line" museum access and 3 day travel on all city buses. Be sure to get a bus map.... the buses saved us a lot of walking - especially when the temperature hit 93 F. Buy a good guide book (I like Rick Steves) and study it BEFORE you arrive in Florence.. it will help you get oriented to the city layout. As always, avoid cafes and restaurants adjacent to the big attractions.. a walk 2 blocks away will get you a much better and less expensive meal. If the menu has pictures- avoid at all costs.

Our host and one day guide, Veronica, gave us an excellent walking tour of Florence. We saved our Florence Card for the next 3 days to re-visit the sites that were of interest to us. Veronica is listed in the apartment documentation and you should book a day with her at least 6 months in advance of your visit.

Having used another apartment rental agency for our accommodations in Rome, I feel that Italy Perfect provided a much better apartment, documentation, and web site than competitors. I will definitely use them again and recommend them to everyone I talk to.
