Apartment completely renovated, fully equipped open-Venice city center with WIFI near the Church of Frari and Campo San Polo. It is located on the ground floor 'with the glass door directly on the street. The apartment is composed of a living room with kitchen area and a large sofa -bed, bedroom with a double bed and bathroom with shower. All the windows Guardent on a very quiet canal.
Small clean apartment with all the amenities you need .Within walking distance to all Venice sites .There is a wonderful market down the block with wine and a well stocked Deli .The canal is right outside the front door so we could see gondoliers going by everyday.Behind is a school so did wake up to children playing. There were only two of us and more would be tight.
There were 3 of us and we stayed for 3 nights.
Location: The apartment is in a quiet alley hidden away from all the tourists. We got a little lost trying to find the apartment when we attempted to navigate without a proper map. Get a good map if you don't want to drag around your luggage! The apartment is steps away from a supermarket and about 3-4 min walk to the vaporetto station. Very convenient!
The apartment: the beds were comfortable and the kitchen was well equipped. It is located next to a canal so you will hear some engine noise early in the morning especially on days of garbage collection.
Host: Michela was very helpful and responsive during booking and throughout our stay. Her friend greeted us on arrival and showed us around the apartment. She also gave us a list of good restaurants and places to visit.
All in all, we enjoyed our stay!
We arrived early to this apartment and met the cleaning lady who was quite rude. She spoke Italian to us but we were not fluent in the language. However knowing 2 Latin languages, we made out that she was saying that we should speak a little Italian if we are in Venice. We waited outside of the apartment for the host's friend to come. Since we noticed a few mosquitoes flying into the apartment, we tried closing the door only to be stopped by the cleaning lady. She insisted we keep the door open and showed us there were screens on the windows which was irrelevant. As a result, we got 11 mosquito bites that night and could not sleep. In fact, every night we had to kill at least 2 mosquitoes before going to bed. We wondered what the cleaning lady did because when we wiped the surface of the tables, the paper towel turned gray.
The temperature of the hot water was not consistent and went from freezing cold to scalding hot (be careful if you have children!). The hot water often dropped out a few minutes into showering.The grout between the bathroom tiles were grungy and had black mold growing on them and the walls in the bathroom. There were also no soap detergent for dishes nor soap for the washroom. We had to buy these ourselves. There was no hair dryer and the towels were so hard it felt like drying off with cardboard.
Since Venice has no cars, the waterways are the roads. This apartment was located right next to the canal. So, we heard engines of the boats early in the morning and late at night. There was loud music and sounds from a TV that creeped into our apartment until 2AM in the morning everyday. The location of the apartment is nice as it is not at the centre of tourists also the grocery store made it easier to get every day essentials. There was also a strange sewage smell that came into the apartment at night, even though all the windows were closed. The only part of this apartment that seems renovated is the kitchen.
Although the apartment is roomy, we would not recommend this place and would not consider returning.
We had a fantastic time at this cozy apartment in Venice as a family of 4 (2 adults, 2 children). We unfortunately arrived later than expected, and the hosts easily accommodated our late arrival. The location of the apartment was ideal for us. It was quiet and just off the beaten path, and close to all of the major sights we wanted to visit ... and close to nice restaurants, and a grocery store. Making a snack and enjoying a glass of wine to a singing gondolier going by the kitchen window was really quite a treat.
We would certainly recommend this place, and would stay here again without hesitation.
Lived with his mother 3 nights and was very pleased! Very attentive to the guests, the hostess, realizing that we are late, I realized that we were lost, went to look for us and we quickly found each other. Thank you so much!!! The apartment is in excellent condition, close to the waterbus stop and very quiet! Thank you for your hospitality, we surely will come back!
My family (three people) spent five nights in this comfortable apartment in the San Paolo section of Venice. The apartment is located in a mostly residential area at the end of a small street overlooking one of the many canals in Venice. This put us out of noise of the main street while providing the sounds of water and gondolas.
While the apartment is on the small side, it was clean and very comfortable. (In general, space is at a premium in Venice; I don’t think there are many large apartments in the entire city) It has a complete kitchen, including a dishwasher. It also has air conditioning, which is a great relief during Italian summers.
There is a small well-stocked supermarket literally a minute’s walk from the apartment. There are also many restaurants and shops nearby. The San Toma Vaporetto and traghetto piers are about 5 minutes away.
While it is often mentioned that the location is close to the Rialto Bridge, Venice is such a small city that if you have a good sense of direction (essential for Venice) you can walk practically anywhere from the apartment. We were able to walk to both the train station and to the Guggenheim Museum (we did need a traghetto to cross the Grand Canal).
We enjoyed staying in this apartment during our time in Venice. I wholeheartedly recommend it.

You agree to keep and leave the property and the furniture, kitchen equipment and any item in the flat in good condition and undamaged as you found them. Therefore, you agree neither to cause any damage to the walls, floor, doors, windows or furniture of the property especially coming in and out with the luggage nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or any other occupier of adjoining or neighborhood properties. No liability is accepted by you in respect of damage to or loss of such property except where the damage or loss is caused by your negligence.
SAFETY RULES - You agree for security reasons, always to close the shutters, the windows, the doors to the terraces if any, the apartment doors and the street door before leaving the house. You agree that we are not responsible for any items missing from your belongings during your stay in one of our apartments.
check-in of the apartment is normally from 15.00 until 20.00. Check-in is free of charge until 20.00. Between 20.00 and 24.00 there is an extra charge of €30,00. We do not accept arrivals from 24.00 and 09.00.
The price is for 2 people. If you are 3 or 4, there is an extre paiement of 50€ more.
