The apartment 'Red Trilo' is at the ground floor of the residence central villa.
Inside distribution: two bedrooms: 1. double bedroom; 2. three beds, one single bed, two bunkbeds;
one living room with sitting/dining sides;
open kitchen (gas oven, freezer refrigerator, dishwasher, micro w. oven;
two bathrooms: 1. basin, w.c., bidet and shower; 2. basin, w.c.;
Outside equipment: a) veranda (20 sq.m) and garden (120 sq.m) on the panoramic front; b) yard in the rear house for domestic services (washing machine, clothes-line set, external supplementary shower with heated water).
Possible Option (supplement) for a mini apartment (40 sq. m) in the villa basement, accessible by external staircase directly from the veranda of the apartment: double bed-settee, wardrobe, bathroom with shower and living fittings (armchairs, table and chairs, TV set).
The two apartments (Red Trilo and Green Trilo) are located in a small residence, inside a private park, 500 m far from the village square. High panoramic position facing woods hills and granite rocks, in a Gallura's typical scenery.
The rooms of both the apartments are comfortable and well furnished, and the main cooking and cleaning equipment is supplied.
For both apt: a) air conditioning (summer/winter) in bedrooms and in the sitting-dining hall; b) heating radiators in the bathrooms for colder seasons; c). warm water from gas boiler; d): TV set; e) reserved parking space in shaded car park inside the Residence grounds; f) natural park (5000 m2) reserved exclusively for the Residence.
Two more beds (if needed) are available for each apt in a comfortable annexe close to the main home (option, supplement; e-mail for details).
Red Trilo Features (ground floor, 5 sleeps).
- Rooms and equipment: 1 bedroom with one double bed, 1 bedroom with 3 beds (one single bed and two bunk-type beds); 1 bathroom with water basin, toilet, bidet, shower; a second bathroom with water basin and toilet; living room with dining and sitting side (TV set) and annexed open kitchen (gas oven, freezer-refrigerator, small microwave oven, dishwasher, washing machine). Independent access to the apartment. Overall internal surface: 65 m2.
- Outside area and equipment: a) exclusive entrance gate; b) veranda (20 m2) equipped with a motor driven sunblind with table/chairs and garden (120 m2) on the panoramic front; c) yard at the rear of the house for domestic services (washing machine, clothes-line set, external supplementary shower with warm water);
Green Trilo Features (upper floor, 4 sleeps).
- Rooms and equipment: 1 bedroom with one double bed, 1 bedroom with 2 single beds; 1 bathroom with water basin, toilet, bidet; a second bathroom with water basin, shower, toilet; living room with dining side and sitting/TV side; annexed open kitchen (gas oven, freezer-refrigerator, small microwave oven, dishwasher, washing machine). Independent access to the apartment. Overall internal surface: 65 m2.
The rooms are comfortable and well furnished, and the main cooking and cleaning equipment is supplied.
- Outside area and equipment: a) wide terrace (60 m2) on the panoramic side of the villa, at the same level as the apartment and equipped with a motor-driven sunblind offering shade over the main entrance area with outside table and armchairs; b) at the rear of the villa, on the ground floor side entrance, private garden (120 m2) with outside shower (warm water) and sun beds (n°2).
Home Rules (valid for both Red Trilo and Green Trilo and implicitly accepted in case of booking).
Reception. Check in/check out and assistance by a local delegate (Key Holder);
Arrival/Departure. On the stated day, at the following times, unless a different specific agreement has been made: arrival after 5 p.m. (h.17,00), departure before 10 a.m. (h. 10,00).
In case of arrival later than h 9,30 p.m.-10,00 p.m.(h 21,30-22,00) a “late arrival fee” of € 20,00 will be paid by the Customer to the Key Holder for the extra service;.
Pets. No pets are allowed.
Behaviour. Use of the apartment requires: 1) complete silence during daytime rest hours (2 - 5 p.m.) (h14,00 – 17,00) and at night (12 p.m.- 9 a.m.) (h 24,00 - 9,00); 2) to comply with the good neighbourhood rules; 3) care in managing the home, equipment and garden;
Linen. Table and kitchen linen are supplied and included in the rent price together with an initial set of bed linen and towels. Change of bed linen and towels after every two weeks is free of charge.
A further replacement of bed linen and towels is possible contacting the Key Holder (extra price per guest: € 15,00);
Consumption of gas, water and electricity. This is included in the rent price, however consumption of electricity is limited to a maximum of 70 kWh per week (Electric Sparing Clause). Excess consumption will be charged to the Customer at the price of 0,40 € /kWh.
Rubbish. It is the Customer’s responsibility to regularly deposit his personal rubbish, correctly distributed into the due containers (to be later withdrawn when empty), outside the Residence's gate, following the instructions/timetable available in the home. In case of too much personal rubbish left at home upon Customer's departure or badly mixed in the 5 containers (wet, plastic, glass & cans, papers & cardboard) the Key Holder will charge the Customer the cost of the extra service for disposal (€ 25,00).
Final Cleaning. Upon Customer's arrival the home will be consigned completely clean and the Customer, during his rental period, is formally expected to use the home, and to leave it upon departure, in tidy and clean conditions (Home Care Clause), so that only a finishing touch and a bathrooms disinfection, free of charge for the departing Customer, will need to be performed by a professional cleaner to let the home be prepared for a new incoming Customer.
ln the event the home or its surroundings are left in a dirty/neglect state upon the Customer's departure (for example: dirty oven or cooking utensils, dirty bathrooms, bottles/leftover food not removed) the Key Holder will charge the cost of a preliminary tiding and cleaning of the premises (€ 40,00).
Extra services. On preliminary request are available:
- baby cot (for children up to 3 y.o.) linen included + high chair (supplement: € 50,00);
- Internet key (for web connections to the Customer’s personal computer); supplement: € 50,00, of which € 30,00 refundable (deposit);
- coal barbecue with tools: € 30,00.
Security, Extra charges and Damages. Upon arrival, a deposit of € 300,00, will be paid in cash as security by the Customer to the Key Holder, who will return the sum at the end of the rental period after having made the exit check, and deducted the Extra charges if any (a possible cleaning fee; the cost of an incidental excess electricity consumption; the cost of damages, if any, which the Customer may have caused in the home or its surroundings during the rental period; the cost of possible extra services if used).
Damages caused in the home for which the Customer is responsible, if any, will be reported spontaneously by the Customer himself, also to simplify the exit operations, and will be evaluated in agreement with the Key Holder, with the criteria of paying the costs of repair in order to restore the damaged parts to their original state, if possible (walls, furniture, garden etc.) or of paying the entire cost of replacing the damaged goods if these are not in a fit state for use by an incoming Customer (damages to bathroom fittings, permanent stains on fabrics, mattress, etc).
In the event of more severe damages to furniture or other home equipment for which Customer is responsible and compensation of which exceeds the Security amount, the Customer will be required to provide a supplementary payment, in accordance with a specific evaluation of the damage with a technician, if necessary, and/or contacting the Owner.
Equipment breakdowns: in the event of breakdowns of equipment during the Customer's stay, the Key holder will organise repairs. Payments will be charged for breakdowns directly or indirectly caused by the Customer. No claims will be accepted for the reduced use of the house if any repairs are needed (It. Civil Code, art. 1583);
Terms of payment. Two possible alternatives: alternative 1: advance payment 30% of the rent price to be paid upon reservation of the home (by credit transfer); full settlement 70% to be paid within 30 days before the arrival date (by credit transfer)(note: in the event of lack of the effective full settlement, the Customer will lose the right to enter the home and claims to the advance amount paid); alternative 2: advance payment 50% of the rent price to be paid upon reservation (by credit transfer); full settlement 50% to be paid in cash upon arrival.( Please choose the preferred alternative: 1 or 2.
The advance payment is an integral part of the booking.

I lived for about 20 years in Sardinia as a result of my husband's job and I was very tied to this region that I find beautiful, especially the Gallura. I am therefore pleased to entertain in our homes tourists from many countries.
I have two children and four grandchildren who live in Rome, but they also willingly come here for their holidays ..

My stay in these places are very pleasant in all seasons, and I willingly give hospitality to relatives and friends for their holiday periods. But not always I or our relatives use the homes and in free periods willingly we leave room for international tourists that can know the island and enjoy periods of stay in these beautiful landscapes and in this beautiful sea.
The rooms in the home are of excellent quality and comfort; The Residence 'Fiorella' is quiet and inside a green area, close to a lovely village;, in a land of original landscapes, archeology, wonderful sea, international famous resorts in the nearby surroundings.
I absolutely loved this holiday! The holiday home was very clean, well furnished and the garden was stunning! The owner left a very thorough folder full of tips and explanations for anything and everything you would need to know (including maps to beaches). It is the perfect place if you are looking for something away from the tourist type areas. You need a car to get to the beaches but you can walk into the charming town of San Pantaleo. The market Thursday morning was a delight. My husband, 4 year-old daughter and I would love to come back!
Die Fotos lügen nicht! Die Wohnung ist sehr schön und die Küche super ausgestattet. Der Blick auf die Berge von Pantaleo ist wunderschön (die Wanderung um die Berge ist sehr zu empfehlen). Die Anlage (drei Häuser mit je 3? Wohnungen) liegen ruhig oberhalb des Ortes. In den Herbstferien hatten wir das Anwesen für uns allein. Leider spricht die Verwalterin vor Ort kein Deutsch oder Englisch - aber mit Händen und Füßen hat die Verständigung doch geklappt (und wir lernten so etwas italienisch....) San Pantaleo ist ein schöner Ort (kein typischer Turi-Ort). Alles in allem: absolut zu empfehlen!
We stayed here early June 2010 with 3 children aged 13,10 and 2.Beautiful apartment,stunning views,peaceful and very nicely furnished with great facilities for a holiday-easy to self cater, washing machine etc. good local market on Thurs and little mini supermarket and ice-cream place-lots of lovely beaches not too far away by car.Some super restuarants nearby-try Ichnos pizza place in San Panteleo. The lawn was great for our 2 year old and we barbecued a lot too.We would definately return.
We had a great stay in the appartment with 2 adults and our little son (2 years old). Fantastic view, quiet surrounding, perfectly equipped, very clean and tastefully decorated. We did not miss anything during our stay.The little village St Panthaleon provides everything needed (Supermarket, Cafe, etc.). Beaches are approximately 10-15 min. drive. A car is a must. The housekeepers where very friendly, flexible and supportive at all times. We are looking forward to coming back soon!
Magnifique location en excellent état et très bien équipée, rien ne manque. La vue est superbe, l'environnement très calme. L'appartement était très propre à notre arrivée. L'accueil est agréable, même un dimanche soir à une heure tardive (21h). La location est dans un ensemble fermé avec une place de parking privative et ombragée. Et le village de San Pantaleo dispose de commerces pour le courant. Notre seul regret : une météo inhabituellement froide et humide qui nous a empêché de profiter de l'immense terrasse équipée de table de jardin et de transat !!
Ho soggiornato nell'appartamento al piano terra la penultima settimana di settembre (2015): le fotografie, assolutamente autentiche, danno già un'idea ma non rendono merito della bellezza del posto e del livello di qualità della casa; la posizione, in questa piccola valletta ai margini del meraviglioso paesino di San Pantaleo con lo sguardo a Sud-Est verso le "Dolomiti di San Pantaleo", è unica e splendida e il panorama impagabile; l' appartamento non ha le caratteristiche della casa da vacanze ma quelle di una casa in piena regola arredata e rifinita con estremo gusto e qualità; dotazioni completissime, con ben due bagni, una doccia esterna , una bellissima vetrata nel soggiorno che comunica all'esterno su di una terrazza attrezzata per pranzare comodamente; di lì un graziosissimo e godibilissimo giardinetto.
Qualità, classe, pulizia per un soggiorno immersi in un paesaggio che non teme confronti!!

Located in Gallura, the region North East of Sardinia, with intense green bushes and fantastic granite rocks, San Pantaleo is a pleasant and quiet village, away from the road traffic of the coast line and only 20 km far from OLBIA (harbour, international airport).
As a live village it offers the main basic services all over the year: a grocer's shop, pharmacy, post office, filling station, news papers, cafés/restaurants, and a popular weekly stall market.
High on the sea level (170 m) and in the middle of the Costa Smeralda promontory, S. Pantaleo joins the healthy and restful atmosphere of the hillside to a barycentric position among the famous beaches of the area, all reachable within 5-15 km.
The village is close to the resort of Portisco (5 km), where the major services for a sports holiday are available (boat renting, tennis, beach etc.). Starting from S. Pantaleo many of the great international resorts are easy to reach: Porto Rotondo and La Marinella (18 km), Porto Cervo (14 km), Baia Sardinia and Poltu Quatu (14 km), Palau and La Maddalena archipelago (24 km).
