In central Spoleto, in the midst of bars, shops and restaurants, in the pedestrian area of Porta Fuga, these 3 fabulous, self catering apartments, with WiFi internet access, are in the Rocca dei Perugini, one of the most historically important palazzos in Spoleto.
Both apartments are comfortable, elegant and spacious. Terrazza Tetto and Terrazza Splendida can be easily 'joined up' to create 1 enormous unit with 4 double/triple bedrooms + 3 bathrooms, to sleep up to 8 persons, at a discounted rate, of course !
Terrazza Tetto, with 2 double/triple bedrooms + 2 bathrooms, has a sitting/dining room with French windows onto a terrace with pretty roof-top + hill views.
Terrazza Splendida, with 2 double/triple bedrooms + 1 bathroom has a very large sitting/dining room with French windows onto a very large and sunny terrace.

Terrazza Tetto and Terrazza Splendida have a flat 27' TV, mounted on the wall, with sat. TV/DVD.
For those without a car, the train station is a 10 mins stroll.
There is a smart tennis club, 10 mins stroll away, and riding stables, 15 mins by car, in a fabulous location, nestled in the woods.
SPOLETO HISTORIC PEDESTRIAN CENTRE: In the midst of shops, bars and the largest selection of fantastic restaurants, all offering a diversity of dishes from local black truffles to pastas and paper thin, bubbly, crispy crust, piping hot pizzas, Spoleto is not a touristy place and, therefore, prices are good, competitive local prices.
The local wines eg Trebbiano, Grecchetto, Montefalco, Orvieto... are to die for. You will hardly notice the price of it on your bill.
You can choose from amazing shoe, bag and clothes shops, any shape or size, designer label or otherwise.
And, there are churches and monuments on street corners, under arches, through tunnelled alleyways, peppered hither and thither, as you meander along the picturesque cobbled lanes, every angle, a work of art. Fatal to take your camera out. You will obsessively do nothing but take photos !
The local bars are filled with friendly locals and the owners will warmly welcome you.
The passeggiata is where everyone meets and is joyful, especially over aperitivi.
BUS, TRAIN OR CAR: From Spoleto train station, a 10 mins walk, it is possible to get to practically anywhere in Italy eg 1 hr 20 mins to Rome, 4/5 hours to Venice and Naples, 30 mins to Perugia.... An easy walk along a flat boulevard road, also stuffed with shops and bars !
From the nearest bus stop, a 5 mins walk, you can catch a bus to Norcia, which will take you on a sensationally beautiful drive along the Valnerina, for about 1 hr 45 mins, passing through mountain scenery, climbing higher and higher.
Or, by car, you can continue further to the heart-stoppingly, amazing Gran Piano and see the tiny hick town of Castellucio peeking through swirling mists. On a great plane, surrounded by mountains, the world spilling beneath you, your heart will miss a beat. In Castellucio, you can dine on the finest lentils and white truffles.
Nearer to home, by car, it is easy to visit Todi, Gubbio, Orvieto, Perugia, Spello and Assisi, all within a 45 mins heavenly drive.
WALKING, HIKING OR BIKING: Walk to the top of Spoleto, passing the famous Duomo, and you reach Spoleto's finest 2 monuments, the Rocca and Il Ponte. Takes about 15 mins. Then, you can do a circular walk around the Rocca, which is spectacularly beautiful, as you see Spoleto sprawling below you.
Or, you can take the escalator from the bottom to the top of Spoleto.
Then, pausing at the bar at the top for a prosecco, you can continue across the famous and stunning looking, arched bridge, directly into the mountains, and, either do another circular walk, passing across valleys, mountains and dales, ending up in Piazza Garibaldi, at the bottom of Spoleto, or, continue up through the Sacred Mountains to Monteluco.
Or, you can take the travellator from the bottom to the top, or vice versa, which takes about 10 minutes or you can get alight anywhere in between - there are many dropping off points..
If you are a cyclist, you can hire bikes locally and cycle along the river bank, all the way to Assisi, passing Campello and Trevi along the way.
We were retired ! We 'fell' into our holiday rental business by accident. It started as a hobby after someone pleaded with us to rent them our house in San Mamiliano, while we were away.

However, we still do not regard ourselves as 'proper business people' because we care far more about contributing to making our guests' holidays fantastic than we do about making money.

Hello Norma and Laurie
We arrived home late last night, after a wonderful holiday. The apartments are
well equipped and lovely with every attention to detail. The balcony was an
amazing space for all of us to gather from meals etc. We really enjoyed our day
in the mountains the pool and food was fantastic. Felicity wished we went soon
in the holidays so we could have gone a second time.
Thank you so much Laurie for the transfers it was so easy to walk to the station
without the luggage and Felicity enjoyed the ice cream on the way. Marc and
Gemma didn't mind one bit looking after the luggage whilst sitting in the bar!

We have stayed in a number of apartments during our years travelling Europe & particularly Italy. This was the best! For 2 people, the size of the apartment was a luxury; as was having a bathroom each. The bed was very comfortable. Also comfortable was the living room sofa ( for some reason sofas often aren't very comfortable in rental apartments- but this one sure was!) The living room was just lovely- bright & light & comfortable with big windows. The terrrace was very big & a lovely spot to sit & read or just look at the view at the end of the day.
The apartment was also well located. We had considered hiring a car but found we didn't need one. From the train station/ bus stop we made trips to Spello, Trevi, Bevagna, Orvieto & Norcia. We also did some lovely walks from near the aqueduct.
Supermarkets within walking distance.
Norma provided lots of information about the apartment before our visit & anwered promptly all our questions. We were very grateful to Laurie for collecting us from the station & dropping us back there at the end.
We also thought the aprtment was very good value for money.

Thank you Laurie and Norma for another fantastic stay in one of your apartments! This apartment, Terrazzo Tetto was very spacious and attractively furnished. With two bathrooms and a lovely terrace off the living room, it was perfect for four people. Even though our stay was only for five days the apartment would be ideal for an extended visit to Spoleto. This is our sixth visit to Spoleto and each time we have booked with Norma and Laurie. We have always been very pleased with the accommodation and the service offered. The station pickup has been especially invaluable, as has the "welcome pack" of essential items which includes wine and olive oil. We love Spoleto because of its vibrant atmosphere and its proximity to many other towns in Umbria. As Norma advertises, you do not require a car, as everything you need is easy to access within the small city and the train station is within walking distance, should you wish to visit other towns.
This property was supposed to be an upgrade on the initial property we had booked and paid the deposit on, but which became unavailable due to it being sold. The replacement property, which was offered to us as an "upgrade" is very tired, with many faults including no shower screens in the bathrooms, which required us to mop up floors everyday and, which were a real trip hazard. The bedroom wardrobe doors would not remain closed and the kitchen had absolutely no food preparation area, as it was so small. The only good thing about the property was its location- close to many restaurants and cafes, shopping and not far from the train station. Spoleto is a beautiful city: our accommodation most certainly was not!
My two traveling partners and I enjoyed our stay at the apartment and truly loved Spoleto. Laurie, Jo, and Andre helped in every way to assure we were comfortable and knew our way around. The package provided us contained all the insider information we needed to drive to other sites and enjoy the best local dining. Norma was a perfect communicant via email while we were planning our two week stay in Spoleto.
I recommend any of the properties listed by Norma. In our experience, having the property managers on site made our trip that much more wonderful. We also hired Andre to drive us to areas we had no idea existed. He was a wonderful guide. Thank you Andre.
Hi Norma, well we've been back in Florida for awhile now and I'm still not really settled back in. While I am here physically, my heart and my head are still in Spoleto. Needless to say I was quite smitten with your gorgeous idyllic little town. Michele and I found Spoleto to be exactly what we were looking for.... beautiful, charming and full of character and history. It is just as you described it to me, "...like stepping into a fairy tale". It is small enough to be personal and not overwhelming, but large enough to offer lots of options for eating, drinking, shopping and whatever else suits your fancy.
My objective was to be able to immerse myself in the local culture and that's exactly what we did. We found the people to be very warm, friendly and helpful. We truly felt at home there and were beginning to feel like we were a part of the community.My only regret is that I didn't book our trip for a longer stay.
You should also know that our stay would not have been nearly as enjoyable had we not had the benefit of an apartment like Terrazza Tetto.The size, location, comfortable furnishings and all of the other amenities made it easy for us to get settled and feel at home. (I do wish the shower had a curtain or enclosure though) And we can't thank you and Laurie enough for all of the valuable information and assistance and for the timely response to any questions or problems, etc. that we had over the course of our stay. Laurie is a prince of a guy and as hard as you work him, he always seems to find time to handle any request and does so with a smile. We had hoped to be able to share a few glasses of wine with the two of you before we left but time and life just didn't allow it this time. The next time for sure! (and there will be a next time.) .

Staying in Spoleto is like staying in a fairy-tale castle, peppered with piazzas, sprinkled with bars, restaurants and shops amidst a maze of tunnelled, cobbled lanes and alley-ways, all leading skywards to the famous Rocca and the aquaduct and, some of the best views in the world. Close to Assisi, Perugia, Orvieto, Trevi, Montefalco and Rome, this whole surreal setting is akin to a stage-set in the making, fringed by mountains, olive groves and vineyards and a mixture of medieval monasteries, towns, cities and tiny hill-top villages - all beckoning a visit ! However, for me, Spoleto is the ultimate temptress. Once under her spell, you are lost forever in her beauty. You must use all your will-power to leave this place, even for a short while. It is, quite simply, the most captivating city in Italy, never mind Umbria, Venice being on a par – the difference being that Venice has the water and Spoleto has the mountains. Nonetheless, like Venice, Spoleto has a history to be reckoned with.

All our activities are totally authentic, put on by Italians, whose familes go back for centuries and who have been in the truffle, olive oil and wine trade for all of that time.
And, because all the activities we offer are "inhouse" we can undercut all the "professional" businesses, for whom it is their livelihood. Such activities are not our livelihood. Neither are they the livelihood of our partners. We and our partners offer these activities with the aim of enriching your holiday.
