Surrounded by olive trees and vineyards in the gentle hills to the north of Rome is this spacious stone farmhouse (220m2) located in the beautiful countryside of the Sabina region. The villa is only one hour from central Rome and 10 minutes' drive from Poggio Mirteto with direct rail to Rome and its airport. The location is rural and unspoiled and has superb views over the surrounding countryside and hills. The house is about 4 kms from Roccantica, uphill all the way and downhill all the way back !! It is a beautiful walk with great views. There are 2 restaurants in Roccantica but not much else - the nearest supermarket is about 4 kms away in the other direction in Cantalupo. The nearest town is Poggio Mirteto (about 8 kms).
It is an excellent base for those wishing to explore this relatively unknown area of medieval hilltop villages Casperia, Tarano, Selci, Poggio Catino and Farfa and some sightseeing in Rome and in Umbria. The area also offers wonderful walking and horse-riding country.
The farmhouse is divided into 3 apartments, each with a separate entrance, so is ideal for groups of friends or family members wishing to holiday together. There will never be other people staying at the same time. Each apartment has 1 or 2 bedrooms, living room, kitchen and bathroom. In total 3 double bedrooms and one room with single beds (bunk beds), 4 bathrooms, fully-equipped kitchens and living rooms. Can sleep up to 9 people (small supplement for 9th person)
It has a large private illuminated pool (12x6m) and is set in 2 acres of garden with olive trees, orchard and vegetable garden. The pool is 12 x 6 metres, 1.2 metres deep at the shallow end. About halfway down the pool it slopes down to about 4 metres. There is a ledge round the pool about 6 inches wide at the 1.2 metre depth so it is easy to stand anywhere round the pool if you are in the water. There is also a fence round the pool with fastenable doors. There is a large covered outdoor area (loggia) with a kitchen and fireplace to grill on which is ideal for relaxing and dining al fresco. The pool is down steps about 35/40 metres from the house. There is an area for eating by the pool in shade or an area up the stairs which is shaded so lunch can be taken either above or below.
Nearby there are plenty of good restaurants and markets and shops selling local produce.
Bedlinen and towels and end-of-stay cleaning are included in the price.
During quieter periods, it is possible to rent just one of the apartments with sole use of the pool - please ask me for details.
The house is well-placed for exploring this little-known region and Florence, Naples, Perugia, Orvieto and Siena are easily accessible.

Super maison en plein Latium
Une maison très charmante avec tout le confort nécessaire, un jardin romantique avec une très belle piscine, une région pleine de villages médiévaux et Rome est facilement accessible en train! C'est l'endroit idéal pour des vacances reposantes et culturelles.

découverte du Latium
Nous avons passés des vacances reposantes et riches en découvertes.Les paysages aux alentours de la ferme sont superbes.La ferme est très bien avec une décoration de gout.Elle est très fonctionnelle et bien équipée.La piscine est de bonne dimension.
Très belle villa au calme
La maison est très belle, aménagée avec goût, confortable. Les espaces extérieurs sont magnifiques : belle piscine qui domine les alentours, grande terrasse ombragée, vaste jardin... Les voisins (ferme) sont charmants et accueillants. Nous avons été enchantés de notre séjour.
The area is known as la Sabina and it from the extends from the banks of the Tiber to the Sabine Hills and the Appenines. It is a landscape of rolling olive-clad foothills which rise to steeper forested mountains scattered with castles, abbeys and medieval hilltowns such as Casperia, Norcia, Poggio Catina and Fara in Sabina. This part of Lazio has many similarities to the agricultural landscapes and hill villages of Tuscany and Umbria but is less touristy and also cheaper.
The beautiful Umbrian towns of Spoleto and Orvieto are just over 1 hour away and Perugia is under 2 hours. The national Park of the Monte Sabini is worth a visit and offers beautiful walks and hiking. The Gardens of Ninfa, the Monastery at Farfa and the Villa d'Este are about 1 hour away. Lakes Bolsena and Bracciano are about an hour's drive and you can swim, go sailing, windsurfing there or enjoy a meal at one of the many restaurants.
Horse-riding, tennis and numerous lovely walks nearby. There are plenty of good restaurants, pizzerias and bars near the house.
For those who enjoy solitude, there are numerous walks in the hills or to the top of the mountains within Monti Sabini which reach over 1200m; or else plan a circular car journey through the quiet roads that cross these mountains.
Skiing and wonderful walking country are to be found at Monte Terminillo and at Leonessa. There are thermal spas at Viterbo.
Numerous music festivals and shops and open-air market selling local produce nearby.
