SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement (the “Agreement”) is made by and between ELIZABETH ROMERO (“Homeowner”) and _______ (“Booking Guest”) as of . For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. All parties acknowledge and agree that this property is listed on the vacation rental website http://www.vrbo.com/641106 (Home Away). By both booking this property thru www.VRBO.com (Home Away) and signing this Agreement the Booking Guest acknowledges and agrees to all parts of this agreement. 2. Property. The property is located at the address: ______ and the property is completely furnished including linens, towels & appliances. 3. Rental Party: The rental party shall consist of Booking Guest and not more than ______ additional people. There is a $25.00 fee per guest, per day for occupancy over 8 persons. Under no circumstances are there to be more than 12 people to sleep, stay or reside in the house or on the premises. FAILURE TO OBSERVE THIS 12 PEOPLE MAXIMUM REQUIREMENT WILL RESULT IN FORFITURE OF THE DEPOSIT. 4. Term of the Lease. The lease begins at 4:00 PM on the ______ (the “Check-in Date”) and ends at 11:00 AM _______ (the “Check-out Date”). 5. Rental Rate and Deposits: a. Rental Amount: The rental amount including cleaning fee is $ . b. Deposit: The Deposit amount is $_______. The deposit is for security and the Homeowner shall initiate security deposit refund thru http://www.vrbo.com/641106 (Home Away) within 3-5 Business Days after the Checkout Date provided no debits are made due to: i. damage to the property or furnishings; ii. dirt or other mess requiring excessive cleaning; or iii. failure to abide by requirements/rules as stated in this agreement or iv. any other cost incurred by Homeowner due to Booking Guest’s stay. c. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. 6. Cancellation Policy: If Booking Guest wishes to cancel his/her reservation, the deposit will be refunded as follows: a. 50% refund of total due if cancelled 90 or MORE days before Check-in date. b. 0% refund of total due if cancelled LESS that 90 days before Check-in date. 7. Insurance: We encourage all renters to purchase travelers insurance. 8. Property Use: Booking Guest may use the Property only for the purpose of a private vacation residence for the accommodation of Booking Guest and his/her invited guests, for a Maximum total of up to 12 persons, unless otherwise agreed upon in writing by Homeowner. Commercial photo or video/film shoots require written permission from Homeowner. Parties, Social functions and/or Events of any kind of more than 12 people require written permission from Homeowner and may require an additional fee. Guest shall not engage in any activity or practice that may be or become a nuisance or annoyance to Homeowner or to occupants of adjoining land, or that might invalidate any insurance policies on the Property. Failure to abide by these requirements and/or obtain Prior written permission from Homeowner will result in forfeiture of the Deposit. 9. Maximum Occupancy: The maximum number of occupants on the premises is limited to not more than 12 people at any one time. FAILURE TO OBSERVE THIS 12 PEOPLE MAXIMUM REQUIREMENT WILL RESULT IN FORFITURE OF THE DEPOSIT. 10. Transfer: Booking Guest shall not sublet, assign or transfer this Agreement or the rental of Property or change the number of guest or occupants without the Homeowner’s prior written approval. 11. Access: Booking Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 12. License: By accepting this reservation, all parties acknowledge that the Homeowner has a California Real Estate Brokers License but is a Principal Only in this rental transaction. 13. Liability: Booking Guest releases and agrees to hold the Homeowner harmless from and against all liability and responsibility whatsoever, for any damage to property, personal injury, or loss of life, which may occur to you or to your guests as a result of the Property and its amenities, and you do hereby agree to indemnify Homeowner from and against any costs, judgments, claims or demands, including reasonable legal fees as a result of any actions of Booking Guest, Homeowner, or any other third parties of their respective agreements, or for any consequences due to their actions. Booking Guest and his/her invitees are responsible for securing their personal property as well as the property, including locking all windows and doors while away. If, for any reason, the Property is not available, Booking Guest will receive a complete refund of all prorated rental fees paid. Homeowner will not be liable for any cancellation charges for travel or other arrangements. 14. Governing Law: In the event that any dispute and/or difference should arise between Booking Guest and Homeowner which cannot be resolved amicably, the matter in question shall be resolved either by arbitration or small claims court, at the discretion of Homeowner. Under no circumstances will any charge-backs from credit cards or other payment sources connected to the Booking Guests account be allowed, unless approved in writing by both parties. Any credit card or other fees incurred by Booking Guest while attempting to obtain a charge-back, or by Homeowner to dispute the chargeback will be Booking Guest’s full responsibility. This constitutes the entire agreement between the parties. No changes shall be made except by writing, signed by each party and dated. The failure to enforce any right or remedy, the payment and acceptance of rent shall not be deemed a waiver by either party of such rights or remedy available. In the event legal action is required to enforce any provision of this Agreement, the prevailing party shall be entitled to recovery of reasonable attorney's fees and costs. 15. Rental Rules: By accepting this reservation the Booking Guest agrees to abide by these Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else Booking Guest permits on the property to abide by the Rules at all times while on the premises. 1. Smoking is NOT allowed INSIDE the property. Smoking is allowed outside only. 2. People other than those in the Booking Guest party set forth above may not stay overnight. Any other person in the property is the sole responsibility of Booking Guest. 3. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Booking guest or their invitees. By accepting this reservation, it is agreed that Booking Guest is expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. 4. Keep the property and all furnishings in good order 5. Be respectful of neighbors by keeping noise levels down. No partying or illegal drug use. 6. Parking: Parking is limited to 2 vehicles in the driveway. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 7. Housekeeping: There is no daily housekeeping service. While clean linens and bath towels are provided at check-in, daily maid service is NOT included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the premises. 8. Fireplace: The fireplace is a gas-powered fireplace. Please do not run the fireplace and air conditioner and/or heater at the same time. Please do not throw any paper or other combustible materials in the fireplace 9. Pets are NOT allowed unless Pets are specifically approved by the Homeowner.

Great place for a family
We stayed here for a week when our daughter was married. It was a perfect home base, very comfortable for our small, 4-generation family of 8. It was convenient for the last minute details of wedding preparation and an easy drive to the wedding venue in the Santa Monica Mountains. The home is clean, well maintained, and well-appointed. The area is safe and quiet, with friendly neighbors.
Elizabeth was very responsive, from my first contact on the VRBO website to checking out on the last day, a pleasure to work with.

we stayed at elizabeth place for my sisters wedding in malibu ,the house is perfect for family we stayed there for 1 week it was close to everything ,we had my family stay over for few days and we cooked the breakfast and luches we found everything in the house ,

We feel the kitchen is the center of a home so our kitchen was specifically designed for entertaining with families (like yours) and large groups in mind. Glad you found that the kitchen had everything you needed to prepare large family meals. The large outdoor dining and BBQ just extend that indoor living space since we have such amazing weather in LA. Hope to see your family again for your next vacation!!!

My 11 yr old son and I took advantage of a hole in the rental schedule and stayed 4 nights.
We used the house as a hub to venture out on some of the most entertaining motorcycle roads and mountain bike trails in the Santa Monica mountains. The proximity to the beaches near Malibu wasn't bad either. The garage was so nice to have for our bikes and motorcycle.
The house was roomy for us and could easily accommodate many more. The neighborhood alone was quite an attraction for post dinner bike rides. It's a very family oriented area and I was impressed with how friendly everyone was, contrasted to the typical tourist hot spot. I look forward to returning and would recommend this house as a destination for others that would rather avoid the average hotel stay. Also, Elizabeth responded to my questions within minutes, very helpful.

Your comments echo what several other guest have told us that the parts they love most about our neighborhood is that the people are friendly, the area feels safe and it is close to lots of fun things to do in LA but feels a world away since it is nestled in the Santa Monica Mountains. A nice place in a lovely neighborhood. The house is comfortable and roomy. With California weather, the large fenced in yard becomes an extension of the house through most of the day.

Lovely Property, Great Location
We were a group of 4 travelling from Scotland for a week in March 2015. The property is in a lovely, quiet residential neighbourhood, was as described on the website and we were more than happy with it (inside and out). We especially liked the large kitchen and the outside seating area. Elizabeth responded to every query within 24 hours and the whole transaction was friendly and without issue. The property is in a great location (a vehicle is essential if you plan to see the surrounding areas). We had a rental vehicle and were approximately 20 minutes from Malibu, 20 minutes from Camarillo, 1 hour from Santa Barbara to the north and 30 minutes from downtown LA. There are trails for walks, hikes and biking nearby. It was good value for money (compared to equivalent hotel cost) and I would definitely consider returning if we are ever in the area in future. Thanks to Elizabeth for all of her assistance and for sharing her home with us.
I'm so glad your group really appreciated that the house is located in a quiet, safe area but is so close & convenient to the Camarillo outlets, Malibu, Santa Barbara & downtown LA. We really strive to be a great value for families & groups who find it much more affordable to stay in a house where you can cook & everyone has their own space as opposed to a hotel where you are often cramped for space and you end up spending a lot of money to eat out at hotel restaurants. We look forward to your next travels from Scotland to our home...all the best.
A Gem in the Hills
We were a group of 11 athletes travelling from Canada for some warm weather training on road bikes. We were able to ride out from the house on some incredible roads. Plenty of flats and plenty of hills - hours and hours of riding. There were beautiful trails a mere 4 minute walk from the house that were terrific for morning and afternoon hikes and runs. The amenities in the house were above and beyond and the large dining area both inside and outside made team dinners seamless and family like.

One of the things we really love about sharing our mid-century house with others is that the area is so beautiful...the hiking, running & biking trails are plentiful & accessible right at the end of our road so you feel close to nature but in fact you are also really close to to all of the fun things Los Angles has to offer. It is a true blessing for others to love & enjoy the same things we have always loved about the house so I'm so glad your group really took advantage of the area and the house for all the "family" dinners!!! Looking forward to welcoming your group again in the near future!!!
