The villa is rent in the configuration with 5 bedooms or 7 bedroom.
The villla is divided on two levels. The main entrance is located at the same side as the swimming pool area. From the main entrance there is direct access to the living room with satellite TV, sofa and dining table. Adjacent to the living room there is a functional corner kitchen. On the left of the living room there is one double bedroom, one twin bedroom and two bathrooms with shower. One of the bedrooms has a direct access to the outside area. On the right side of the living room you have access to the kitchen and to the spacious dining room that leads directly to the veranda, to an bathroom and shower and to the laundry room. The first level is accessible via an internal staircase in the hall next to the dining room. This floor is composed of two master bedrooms, and one twin bedrooms, a shower room and a second bathroom with shower and tub hydro jet (1 en-suite).
Poggio is a typical Tuscan villa of the 17th century, built entirely of stone, situated 3 km from the medieval village of Montisi and plunged the unmistakable landscape of the Crete Senesi. Its dominating position overlooks the area from Montalcino, Trequanda until Siena. The property is built out of stone and has been completely restructured. The strategic location of the villa offers the guests the opportunity to enjoy the beauty of the Tuscan countryside.

The cost of heating is not included. Its cost is 4 euro per cubic meter.
My family and two other families of friends we had a great week at this villa, eating every night in the beautiful veranda. the villa is situated on top of a hill with a spectacular view. During the days we did a lot of hiking in the beautiful cities close to us. Very pretty little village of Montisi which is three kilometers.
Luigi has been very considerate and gave us numerous places to visit.
We stayed at Il Poggio for two weeks and chose this home for its handicap accessibility. (My mother is temporarily in a wheelchair and does have the ability to walk short distances.) She was able to get all around the first floor in a wheelchair. There's a wooden ramp outside that allowed us to get her to the side porch and into the dining room. One bathroom downstairs had a grab bar and an elevated seat, both very nice for her use.
Overall, the house is spacious with large bedrooms. The kitchen is large enough to fix light meals. Who goes to Tuscany to stay in the kitchen cooking? The amazing views of the surrounding landscape aren't shown in the photos provided online. And it is extremely peaceful as you are about 1 km off the road. Internet was primarily available in the living room and a couple of bedrooms upstairs. The home looked just as shown in the photos and was in excellent shape.
We visited a cheese maker/farm/restaurant near Pienza, went hot air ballooning just outside Montisi and visit the Avignonesa winery for a tour and lunch.
We made day trips to Sinalunga, Pienza, Montalcino, Montipuciano, Assisi, San Gimignon, and Cortona.

We had a wonderful stay at Luigi's villa in Tuscany. The view was stunning, even more so than the pictures demonstrate. The pool outside was immaculate and beautiful, with a 360 degree view of beautiful Tuscan hills and villages. Needless to say, we spent much of our time outside by the pool. The house was a beautiful old villa with stone walls and lots of beautiful furniture. Some minor disadvantages of the home included: terrible (almost unusable) internet wifi (which Luigi said he would try and address in the future), and extremely firm beds which we found to be quite uncomfortable. Also, there are two small kitchens which are dated and closed off from the other parts of the home. Luigi was extremely responsive to our needs, and a very friendly host. Overall, we highly recommend this property!
We just wrapped up a week vacation at Il Poggio and had an amazing time. The location is excellent and between the pool, patio, and BBQ pit we spent most of our time outside.
It's worth noting, however that the interior left much to be desired. The kitchen was very small and te whole downstairs was quite musty smelling. It was very dark without much natural light inside and only fluorescent lighting. Lastly, the Internet was painfully slow and only worked in the living room (no signal elsewhere in house).
Overall we had a great stay and the property was gorgeous with incredible views.
The location could not be better. The villa sits on a hill with 360 degree views and it is near a delightful small hilltop village. It is off the main tourist destinations but accessible to most of the best. The beds are good, the bathrooms plentiful and well equipped. The villa has a pool and a very nice outdoor eating area. We used the well equipped kitchen for most meals but went into the village to one of their three restaurants as well. I have rented 5 villas in Tuscany and this is the best. I plan to rent it again and I can give no higher praise.

Montisi and San Giovanni d’Asso are a very old village, rich in medieval castles, characterized by the typical landscapes of the country south of Siena, with steep slopes alternating with vast woodland areas and cultivated fields. It is situated in the geographical area known as the Crete Senesi (Siennese Clays) which includes the nearby villages of Buonconvento, Asciano, Monteroni d’Arbia and Rapolano and is characterized by clay hills and the so-called “biancane” which confer to the Crete Senesi the typical cuneiform reliefs. The area of the Crete Senesi represents an uncontaminated oasis with suggestive and ever-changing landscapes, in which the territory and environment have maintained, over the years, an integrity and purity that have led San Giovanni d’Asso to excel in the production of the famous truffles, which grow in woodland only under particular environmental conditions. From San Giovanni d’Asso it is easy to travel, thanks to the good road system, to interesting localities in the region such as Monteriggioni, San Gimignano, the villages of Chianti, Florence, but also to Pienza, Montalcino, Montepulciano, Cortona, Perugia, Arezzo.
