THE MILL-HOUSE offers self-catering accommodation for at least 8 people. It has a large lounge with many stone features, kitchen, 2 bedrooms, bathroom and open plan converted attic which is great for children or for more guests.
THE COTTAGE is smaller and more basic but offers good value for those on a limited budget. It sleeps a maximum of 6. It has 2 double bedrooms and a childrens room with a bunkbed. Downstairs it has a lounge/diner, kitchen, bathroom and toilet.
Both properties have free Internet access and satellite TV. Kayaks / Canoes and bicycles are supplied inclusive of the holiday rental price. A 10% discount on Brittany Ferries is available. The location really offers something for everyone.
The many southern Brittany beaches are a little over an hour away with places to visit en route. A popular day out is to a forest location with walkways in the trees, rope swings etc. The advantage of being centrally located in Brittany is that one can also explore the north coast beaches and Mont St Michel - a 'must see' !
20 minutes to the east at Ploermel is an inland lake with sandy beach which is also popular with guests. On the other side of the lake there are gardens with picnic areas a 'Hydranga Walk' (The Hydranga is the Plant of Brittany) and a golf course with extensive views of the lake. There is also a disused railway which is great for cycling.

Why Giles Austin chose Pleugriffet
Moulin de Griffet is set in a wonderful location in the heart of the countryside, adjacent to the Brest to Nantes Canal, yet is very close to the magnicifent medieval town of Josselin and indeed the majority of Brittany. I have a growing number of returning guests.
What makes this Cottage unique
It has so much to offer (cycling, canoeing, walking, enjoying wildlife, relaxing, etc) and will appeal to many tastes. It offers Internet access with good download speeds.

Improvements needed but great location
Property location is beautiful. The lake is stunning and the fact the owner has provided boats and kayaks adds to the experience. The issues however outweigh this. Firstly we were booked into the cottage instead of the Mill House. As this is a review of the property I won't go into further details about this but make sure you clarify which property you are paying for. In terms of the cottage. Downstairs is not great. Kitchen is old and basic. Dishwasher was taped up so it cannot be used and there was a strange smell coming from it. The kitchen was also dirty. Bathroom - Shower head was broken, shower curtain mouldy and they have crammed a washing machine next to the bath which doesn't make for a very homely feel. The lounge/dining room is very small. It would have been better if they made it into to either a dining room or lounge but not both. Sofas were a bit old and uncomfortable. The upstairs rooms were in contrast quite nice.
There is a trampoline outside the cottage (by the dining room window). What they don't mention is that this isn't just for use by those staying in the cottage so be prepared to have kids or adults from the Mill House jumping on it in front of you (or using it to fix their bikes whilst you are sitting at the table in your Pjs eating your breakfast). We had to close the shutters for most of the time because there was no privacy as the bike shed is adjoined to the cottage so people walk past your windows often. Likewise, if you are enjoying time in the garden you are over looking the decking area of the mill house so if people are in the hot tub it makes for an awkward experience. We spent most of our days and evenings away from the property to avoid this. Maybe this isn't an issue for most but for me, I prefer a bit of privacy .
The other issue we had was that the communication with the owner was not great. I appreciate he may work full time but when an issue occurs you cannot wait 3 or 5 days for a reply or for him not to answer or return phone calls.
I think there is a lot of potential to this property. There are small things that could easily be done to make the stay more comfortable and it certainly needs updating and the privacy issue addressing. Unfortunately the communication, the booking issue and all the above issues meant this was not a great experience for us. We certainly will not be returning to this property nor could I recommend it to anyone else based on our experience.
This review was left by a guest who mistakenly booked the wrong property (they wanted the Mill-house but booked the Cottage) despite each property page being clearly labelled with ‘The Mill-house’ or ‘The Cottage’ on the OwnersDirect/Homeaway websites, and only realised their mistake at short notice. I was not willing to give them a refund at short notice – an airline would not reimburse a flight at short notice – so a negative review was inevitable.
I believe that their review is overly critical and simply represents their frustration that they had booked the wrong property.
My advertising of the Cottage is, I believe, very honest and fair in that I clearly state that the Cottage offers 'basic accommodation for those on a limited budget'. The cost of their booking, of the Cottage, should have been an indication to them that they had not booked the correct property.
They also initially tried to suggest that the Cottage had not been cleaned before they arrived which greatly upset the lady who cleans the properties for me and who is very diligent in her work.
In my Information pack, I say that the lawn area with the trampoline is communal space, and one hopes that guests, the children in particular perhaps, will enjoy interacting with one another, but I do ask that those in the Mill-house respect the meal-times of those staying in the Cottage.
I did take a while (a few days) to reply to some messages, but I always replied. I was on holiday myself, from 07 – 23 July, and on a boat off-shore for some of the time, but I was contactable by email for the majority of the time.
In due course I am intending to modernise the Cottage but for the time being it offers affordable holiday accommodation whilst still having access to all the outdoor facilities – the beautiful surroundings, wildlife, kayaks, bicycles, trampoline, etc – and the wonderful surrounding countryside and canal. When modernised, the Cottage will have a private, south-facing, terrace at the back of the property.
Please see the many other reviews on the Owners Direct/Homeaway website which I consider to be much fairer.
I would encourage guests to make bookings directly with owners. Missing out the intermediate third party removes so much complication. I have very little control when bookings are made via Ownersdirect/Homeaway and responses are automated; booked directly with owners I do think that an error when booking, such as this, is more likely to be detected and much earlier.
Rustic charm with modern comforts
This was my fifth visit to the The Old Mill. Very quiet secluded and tucked away. The addition of a hot tub, decking and Jamie Oliver barbecue were great additions this year and all used. Wood-burner is superb.Giles most helpful as always as were Ann and Mark who look after the property. Accommodation was great and with an improved bathroom.Would highly recommend the property and look forward to the sixth visit.

Lovely cottage in great location
We had a great week stay in the cottage. The location is perfect, at the edge of the tiny village and very remote and secluded, but only 15 minutes drive away from lovely medieval village of Jesselin. The cottage itself is lovely as well. It has all you may need for holiday. The owner is very helpful, and patiently answered a million questions we had before the trip and even gave as the details for the Vet we needed to see to able to take the dog back to UK.

Great place to unwind
This is a great place for a family holiday. We spent a relaxing week in the cottage and spent our time very enjoyably paddling the kayaks up and down the river/canal. There were lots of colourful damsel flies and dragon flies hatching and darting around the water. We also rode the bikes along the broad tree lined towpath to the local creperie (about 2 miles away) where the option of a Nuttella filled crepe followed by ice cream went down particularly well with the kids and the local cidre went down equally well with the adults.
This is a great place to relax and get away from it all in a quiet rustic environment and while some of the furnishings could do with a makeover, the location, access to the the kayaks and helpful house minders more than make up for it.
Also the bottle of wine that was waiting on arrival was very welcome after a long car journey. Would happily recommend.

A beautiful place!
One of the most relaxing holidays we've ever had. Waking up to the sound of birds singing and the beautiful views over the lake. It was lovely and peaceful. The Mill house was perfect for what we needed. The bedrooms were comfortable and well furnished, the bathroom was fine for what we needed - though I hear the plans are to make an en-suite which would be ideal. The kitchen was well equipped and we had some French cider waiting for us upon arrival. We loved spending evenings sitting in the lounge in front of the fire if we weren't outside having a candlelit dinner and using the bbq!
It was great to have canoes which were free to use and we went for many trips down the river. One day we canoed for a couple of miles and moored up by a creperie!!
The people who looked after the Millhouse were extremely generous and helpful - especially when our car broke down at 5am and we needed to get to the harbour!
To be honest, we were extremely surprised that it was actually as beautiful in real life as it was in the pictures!! We would certainly love to go back. We wish we could have stayed longer!!!!

A real gem!
We stayed in the cottage for 2 weeks with our girls aged 6 and 8 and had the most wonderful family holiday. I was a little wary prior to our arrival as to the unfenced waterways. For anyone who has read the description and is a liitle put off by this don't be. Yes you do have to keep an eye on the children and set boundaries, but no more really than you would anywhere else.
If you want a family holiday where you relax and play together, this is the place for you. Cycling/walking on the canal, fishing the mill pond, star gazing and lots of expeditions and missions with the kids. In other words the simple life!
We were pleasantly surpised as to the size of the cottage when we arrived as i was worried it may be too small from what we could see on the photos. The upstairs is very spacious with the two double rooms being more than a decent size, as is the smaller one with bunk beds. There is lots of storage space, and loads of coat hangers which is always a bonus! The kitchen and bathroom were ample sizes, with a bath and a really good shower, and the entrance hall is long and spacious. Although the lounge/diner is quite small it didn't feel cramped as there is a feeling of space in the property.
The Mill House is stunning. The terrace is beautiful, and i have to admit, when we first arrived i was a little jealous! However i settled in very quickly and actually found the cottage was more suited to our needs. It has everything you need, and also has a grassed garden area where the girls were able to play whilst we relaxed.
All communiction with the owner was via e-mail and i found him to be extermely friendly, efficient and very accomodating to our needs. So much so i wished we had had the opportunity to meet him. At the properties, he has taken great care in catering for families of all ages. There is brand new outdoor furniture at both properties, a new trampoline, a selection of brand new bikes for children of all ages and adults, brand new kayakes, boats and plenty of lifejackets, and our girls favourite, the tarzan swing and rope ladder. He has also provided a detailed information pack about the property and surrounding area .
A special thank you to Mark and Ann who look after the property. You really made our holiday special and we look forward to seeing you again when we return. Ann also paints the most beautiful pots as a hobby. Ask to see them as they are perfect gifts or as a keepsake of your time at this haven.
Griffet is a riverside hamlet in the heart of the Breton countryside 10 minutes North-West of the medieval town of Josselin.
The local village of Pleugriffet (3km) caters for all the essentials of life in France - the baker, the grocer, supermarket, doctor, and the bar.
Aside from the diversions available on-site or adjacent to Moulin de Griffet (fishing, swimming, cycling, walking, canoeing, tarzan-swing, birdwatching, wildlife-spotting), the house is well-situated as a base for exploring the many other attractions that Brittany offers, from its stunning coastline to its beautiful and historic buildings.

Rental is Saturday to Saturday during the peak season. Negotiable outside of the peak season. Arrival time: 4pm / 1600hrs Departure time: 10am / 1000hrs (to allow time for cleaning) or both 'by negotiation' (every effort to be flexible will be made when circumstances permit). A booking deposit of £200 is required. The rental cost is to be paid 8 weeks before the booking commmences
