About the property

Away from crowd and noice, peaceful and green rural surroundings

If you wish to experience the real Montenegro, away from the noisy and crowded coastal towns, traffic jams, hustling and bustling of usual tourist hot spots, then village Kuljace is ideal for you. Be above it. Quite literally.

Village Kuljace is situated on hills above glorious island/resort of Sveti Stefan. Nested at 450m above sea level, you can enjoy peaceful green surroundings, admire the magnificent view of entire Budva Riviera, drink tab water which comes directly from mountain springs around the village, chill down in a climate always 5-10 degrees lower than on the beachfront places and awake with the sound of birds singing. In exactly 13 minutes you can be swimming in picturesque Przno which also has the best restaurants in Montenegro, or sunbathing in sandy Kamenovo beach. Take a short mountain hike and visit nearby monastery Duljevo, built in XIV century or monastery Rustovo, dating back to XVII century.

My house is a typical Montenegrin coastal stone house and it's my family’s legacy for more then 150 years.

House has 3 levels: at upper floor there are 2 bedrooms, full bathroom, AC for hot summer nights, and huge terrace with exits from both bedrooms. All doors and windows in entire house are equipped with mosquito nets.

At middle level there is a living room with very comfortable sofa bed, open-plan fully equipped kitchen, second bathroom, AC, and another terrace for dining or just admiring a view.

At ground level used to be a wine cellar, and now, after the latest renovation in 2014, it's a third bedroom with en-suite bathroom (No.3) and a fire place. This is the only room in the house without AC because 1 meter thick stone walls provide cool temperature even in the hottest of summer nights.

As you can see in photos, all areas of house gives amazing sea view. Entire house is facing south, overlooking St.Nicolas island and old town of Budva, so you can enjoy both sunrise and sunset from our two terraces.

Outside property consists of huge stone-paved courtyard, with our beloved 200 years old mulberry tree, and other various sorts of trees such as fig, linden and quince. All trees are fruitful, so you can pick for example figs right from the branch and have a delicious snack or dry some linden flowers to make your own home grown tea. Special feature of entire property is 15 meters wide stone paved circle called "guvno" which was very important for the village back in the old days, because the crops were processed in it. Our "guvno" is one of very few remaining in surrounding area and certainly one of the best preserved objects of Montenegro cultural identity and heritage. Also, there is a grill made of bricks which is in the shade of a linden tree, ideal for barbeque parties.

To complement rustic feel of our house, we equipped it with all modern amenities one can ask for perfect holiday such as 2 AC, cable TV with more then 100 local and international channels, free of charge WiFi, refrigerator with freezer, bread maker, ice maker, coffee maker, cattle, toaster, dish washer, washing machine, iron, hair dryer, bed linen, towels, cooking utilities etc.

Village Kuljace is perfectly located for exploring Montenegro's numerous beauties. Given the fact that village is situated right in the middle of Montenegro coastline, all major sites are within 1 hour drive away.

To name a few: city of Kotor, an Unesco heritage site, is 45 minutes away. Picturesque little jam of Perast - 1 hour. Vibrant Budva, capitol of Montenegro tourism - 15 minutes. World famous Sveti Stefan - 15 minutes. Old royal capitol of Cetinje - 45 minutes. All natural and cultural beauties of Skadar lake National park - 45 minutes (via Sozina tunnel).

It's good to know that both Montenegro airports (Tivat and Podgorica) are also less then 1 hour drive from our village. Dubrovnik airport in Croatia is about 2 hours drive away.

Village Kuljace is very peaceful and quiet, and very small - some 20 houses all together. There are no bars, restaurants, discotheques, nothing to produce any noise or spoil overwhelming quietness of our village.

Nearest grocery shop (very well supplied) is down at the main road, 3.5 km from the village, and just across the main road is nearest restaurant called "Kusta" with delicious local and international cuisine.

If you were wondering is it suitable for children, the answer is: yes, absolutely. In fact, vast majority of my guests over the years were families with children. To give you an example, we have a big parking lot at the entrance of our village (60 m from my house) and no one can drive beyond this point, so village is practically car-free.

About Vladimir Kuljaca

I try to be as helpful to my guest as I can, but not imposing. For any troubles that may occurs, I'm doing my best to fix it. Also for any "local knowledge" that may be useful to my guest, I'm more then glad to share it. The rest of time, I'm just leave my dear guests to enjoy their holiday.

One thing I always do is I give my guests a very precise driving instructions of how to reach our village or meet them down on the coast and then I lead the way to the village. Sometimes people get lost in Montenegro and thus far I managed to avoid this situation with 100% accuracy.

I rent my entire house and all of its property as described, only to one group. So no sharing of anything or with anyone.

The house was clean, comfortable and very well equipped, air conditioning, ice-maker and bread-maker all much appreciated. The views from the terraces are amazing, both day and night. Quiet and peaceful, away from the busy tourist areas but only 15 minutes to Budva and local beaches. Owner very welcoming and helpful, nothing was too much trouble.

Nous avons été enchantés de notre séjour dans ce petit hameau très calme, loin de la foule du bord de mer. Les plages sont accessibles assez rapidement. la belle maison de pierre est aménagée avec goût et de sa terrasse on ne se lasse pas d'admirer le superbe panorama. Vladimir le propriétaire est très accueillant et ne demande qu'à rendre service. Nous avons été reçus le 1er jour comme des rois ! sa gentillesse est exceptionnelle !

Since Kuljace is 3.5 km away from the main road you will need the car and please be aware of this fact. The road leading to the village is very winding and steep, but not dangerous what so ever. On a contrary, for first time visitors it always has been thrilling and adventurous, because it really is the real Montenegro. Kuljace (Cool-Ya-Tche) is really cool place to stay in.
