Cooper's Farmhouse is a serene luxury residence located 2 hours from New York City on the border of Pennsylvania and NY State in Shohola, PA. Shohola is Native American meaning peace and tranquility. This property is situated on 5 pastoral acres, overlooking the Catskills of New York. The Farm is a newly renovated 1866 boarding house which was historically used to board patrons of the former Shohola Falls Glenn amusement park which, in its hey day, brought thousands of people each weekend at the turn of the century.

This luxury home sleeps 12 people (this includes infants & children…we do not accommodate more than 12 total).

There is a massive gourmet kitchen-living area and spa-like bathroom and laundry on the first floor. On the second floor there are 3 queen sized beds and 6 twin sized pillow-top beds in addition to another two massive bathrooms. The third floor is the en suite bedroom, complete with a king sized bed and spa bathing room with a massive window overlooking the property. Our artisanal Well provides magnificent water that is simply pure and amazing.

We have a large entertainment barn for an additional fee of $500 for groups of 12 or less. There are 2 outdoor patios, outdoor furniture, outdoor fireplace, fire pit and a stainless steel Thermidor grill.

*The Barn will never be rented during your stay, unless you are renting it yourself.

You'll wake up to 5 acres of fresh pastoral country air every morning. You can hike, kayak, paint, cook or just do nothing! After all, we all retreat in different ways.

Nearby Cooper's Farmhouse are a host of many things to do in Sullivan, Orange and Pike County. Within 5 minutes is the award winning Barryville Farmer’s market located in the back yard of River Market (June-Oct).

Yes, most people get cell service here at the farm. Our high speed internet wifi will also keep you easily connected.

Please know that we attempt to accommodate reservations. The earlier you reserve the better. Check in is at 3pm and Check out is 12 noon.

We max out at 12 people. Yes, this includes children....no exceptions.

Cancellations and Refunds:

Should a tenant cancel a confirmed booking, tenant will be liable for the full amount of the rental unless the residence is re-rented at no less than the same rate for the same period of time. If the latter occurs, the Tenant's deposit, rent and any other sums paid to the owner will be refunded less a service charge of 10% of the total rent. There will be no partial refunds for rental arriving late, leaving early or no shows. We have a stringent cancellation policy because we have only one residence to rent. We hope that you understand our business position.

We host MANY seasonal events here. In the past we have had numerous weddings, yoga retreats, fundraisers, barn dances, concerts and parties. We stayed here November to get away. It was BEYOND our expectations. Paula, the house manager, was so helpful and ready to answer any questions. Ok, now for the property. This is a high end designer property that exudes nothing but warmth. Some high end places are stuff and cold. This home feels like a cozy sweater that you just don't want to leave. We cooked, laughed, drank wine, went for walks, went to the fabulous River Market General Store (which he owns fyi) and slept. We all felt 100 percent about our stay and will return for years to come. Thank you Cooper. Thank you Paula. Thank you Blue Stone Farm for making this an amazing life time memory.

This is a very well appointed rental, like none other. The massive kitchen caters to food lovers. The location is only 2 hours from NYC. We have a world class spa within 15 minutes of the residence along with a ton of outdoor and indoor exploring options! Canoeing, Paintball, Swimming in the River, Bald Eagle Watching, Yoga, Meditation, Skiing, Ice Skating, Fly Fishing Schools, Country Fairs, Local Festivals, Art Galleries & Artisans, Film Fest, & much much more.

Beautiful home!

House is very clean, excellent condition. We had a great time. The only criticism I could say is the top staircase is very steep. The top stair has a big drop and we had 3 ppl fall pretty hard. Maybe just add a sign just as a precaution.

Brilliantly decorated cabin for a group stay.

What a fantastic place for a winter getaway. Beautifully decorated in every detail. Huge kitchen. Great number of rooms and bathrooms for all guests. The owners were ready to help at the drop of a hat and were prompt with all correspondence. Highly recommended.

Just lovely but could be better!

Beautifully decorated and spacious home, as described in description and photos besides the minor change in one of the bedrooms (a queen bed turned into 4 twin beds) without any notice. The kitchen space was lovely for cooking, has a large refrigerator and multiple stove tops. We were a group of 10 and were very comfortable, still had plenty of room in the home! We fell in love with the interior design however not practical AT ALL (e.g. small bucket sinks, no garbage cans in majority of the bathrooms). In regards to home improvements, I would highly recommend adding blinds and curtains to all the windows and doors, adjusting the thermostats so that temperature is consistent throughout the home, ensuring there is hot water in the first floor bathroom shower, testing out cable TV so it actually works and remote controls have working batteries in them, and dusting prior to renters' arrival. Although listed that you only need to bring you and your guests, clothes and food, everything else is provided - you should still bring your own necessities such as garbage bags, dishwashing liquid soap so you do not get penalized for the smallest issues when checking out. Also, here's a very helpful tip - buy the property damage/travel protection plan to save yourself!

Don't expect any responses to your questions and concerns during or after your stay from the homeowner, disappointing customer service.

Owner's Response: It is with deep sadness that we have to write a rebuttal to this review. In 15 years of renting several properties this is the first time we have had to ask for additional cleaning services after this tentant departed. My cleaning staff, who have been with us for those 15 years, refused to clean without additional pay....it was that horrific. After seeing the photos of the state of our home, the insurance company didn't even question the submission and cut us a check immediately. It was that bad. Only one person from her party apologized to our staff for the state of the house. If I could post pictures I would. Massive amounts of dirty dishes, cigarette butts all over the property, cig wrappers all over, beer pong balls scattered throughout the house, windows left open (its winter),late departure that made my cleaning staff wait....well you get the picture. we even allowed them an early arrival without charging, answered all questions speedily and communicated via text and email and phone on spot! As to the house? No comment. The house and our legacy of more than content renters for 15 years speaks for itself. Too bad we cannot screen for entitled disprespectul tenants.

Absolute perfection. Amazing property; best place to ring in the New Year!

A group of 10 of us stayed at Cooper's Farmhouse over NYE weekend. The house is absolutely gorgeous. With 6 bedrooms and 4 very large bathrooms, there was more than enough space for everyone. The kitchen is huge and the open floor plan with the dining and living area was perfect for us. Those cooking could still visit easily with those relaxing on the couch or playing cards on the table. The Farmhouse had everything we needed; no detail was overlooked. You can tell that a great deal of time and love went into the decor. Every piece is unique; this is a truly special place. Highly recommend for big groups. You won't want to leave!

BOOKING

To reserve your event a 50% deposit is required to hold your date. The full balance will be due six months before the event.

CANCELLATIONS

Cancellation within 30 days of the effective date of the agreement will result in a 50% refund of payments received. Cancellation after 30 days of the effective date of the agreement will result in a 100% forfeiture of the retainer and any other payments received.

VENDORS

Vendors must adhere to the terms of our policies and it is client responsibility to share these policies with them. All vendors must provide proof of insurance 30 days prior to event.

CATERING

A licensed catering company must serve food and alcoholic drinks for the day. The caterer will provide a full cooking and serving staff including at least one bartender if alcohol is being served. The caterer is responsible for the set-up, breakdown, and cleanup of the catered site. We ask that your caterer leave the catering areas the way they found them. The main farmhouse is not to used by any catering personnel.

INSURANCE

The wedding party is liable for any damage to Cooper's Farmhouse, its grounds, equipment and facilities, during your stay at the farm. Events are required to obtain event insurance for no less than $3,000,000 in liability, listing Cooper's Farmhouse as the co-insured.

PARKING AND TRANSPORTATION

There will be parking available for 40 cars a short one minute walk from the barn. We recommend however that a bus service be hired to shuttle guests between their accommodations and Cooper's Farmhouse for your guest's safety and convenience. Cooper's Farmhouse will provide 2 on-site parking attendants.
