Cooper's Farmhouse is a serene luxury residence located 2 hours from New York City on the border of Pennsylvania and NY State in Shohola, PA. Shohola is Native American meaning peace and tranquility. This property is situated on 5 pastoral acres, overlooking the Catskills of New York. The Farm is a newly renovated 1866 boarding house which was historically used to board patrons of the former Shohola Falls Glenn amusement park which, in its hey day, brought thousands of people each weekend at the turn of the century. This luxury home sleeps a 12 people (this includes infants & children…we do not accommodate more than 12 total).
There is a massive gourmet kitchen-living area and spa-like bathroom and laundry on the first floor. On the second floor there are 4 queen sized beds and 2 twin sized pillow-top beds in addition to another two massive bathrooms. The third floor is the en suite bedroom, complete with a king sized bed and spa bathing room with a massive window overlooking the property. Our artisanal Well provides magnificent water that is simply pure and amazing.
We have a large entertainment barn for an additional fee of $600 for groups of 12 or less. There are 2 outdoor patios, outdoor furniture, outdoor fireplace, fire pit and a stainless steel Thermador grill.
You'll wake up to fresh pastoral country air every morning. You can hike, kayak, paint, cook or just do nothing! After all, we all retreat in different ways.
Nearby Cooper's Farmhouse are a host of many things to do in Sullivan, Orange and Pike County. Within 5 minutes is the award winning Barryville Farmer’s market located in the back yard of River Market (June-Oct).
Yes, most people get cell service here at the farm. Our high speed internet wifi will also keep you easily connected.

- 2 night minimum required
-$400 per night for up to four guests, and an additional $75.00 per night for each guest thereafter.
-We max out at 12 people. Yes, this includes children....no exceptions.
-$3000 per week for up to six guests, and an additional $400 per week for each guest thereafter.
-Cleaning Fee: $200
Cancellations and Refunds:
Should a tenant cancel a confirmed booking, tenant will be liable for the full amount of the rental unless the residence is re-rented at no less than the same rate for the same period of time. IF the latter occurs, the Tenant's deposit, rent and any other sums paid to the owner will be refunded less a service charge of 10% of the total rent. There will be no partial refunds for rental arriving late, leaving early or no shows. We have a stringent cancellation policy because we have only one residence to rent. We hope that you understand our business position.

This property beats any rental. It's got everything you need. Everything! AND....we now have a second patio with wood burning pizza over and smoker!

We stayed here November to get away. It was BEYOND our expectations. Paula, the house manager, was so helpful and ready to answer any questions. Ok, now for the property. This is a high end designer property that exudes nothing but warmth. Some high end places are stuff and cold. This home feels like a cozy sweater that you just don't want to leave. We cooked, laughed, drank wine, went for walks, went to the fabulous River Market General Store (which he owns fyi) and slept. We all felt 100 percent about our stay and will return for years to come. Thank you Cooper. Thank you Paula. Thank you Blue Stone Farm for making this an amazing life time memory.
The owners did not neglect a single detail. Home beautifully decorated. Very clean. Extremely comfortable beds & huge bathrooms. The fresh flower arrangements scattered throughout the house was an amazing touch we truly appreciated. Also loved opening the fridge to fresh eggs from the hens outside! We loved our stay and cannot wait to return. We really utilized cooperboone.com to help plan our vacation. He had great restaurant and activity recommendations. We left feeling relaxed and grateful for our weekend in paradise!
We ride motorcycles... my uncle, cousin, brother & friend... 5 couples. And every year we look forward to bike season and always try to plan at least one overnight trip. I stumbled upon this farmhouse in Shohola, PA through VRBO and instantly fell in love. It offered everything we needed... and then some. It slept 5 couples comfortably with each having their own bedrooms... plus one to spare. This house also offered 4 bathrooms and, honestly, they're all so beautifully decorated that I could have slept in them. 😊
The kitchen is magnificent. We hung there and on the front porch rockers most of the time. And when morning came, coffee in hand, we were sitting on the back patio lounge chairs... taking in the serenity of the place. So peaceful. Even though we were only 2 1/2 hours away from home, you really felt "away" from all of the hustle & bustle of every day life. We were already talking about our next trip back before we even left... with a plan to rent the barn next time.
Cooper and the house manager Tina were wonderful. You really felt that whatever you needed, they were always readily available. They also equip you with a detailed list of things to do in the area, as well as recommended places to eat. We were there for only 2 nights and really just embraced staying at the house and cooking in.
Honestly, the house is perfection at it's best and I guarantee that you will not be disappointed. We rented this place only one week ago today and we're already missing it.
The farmhouse was fabulous and made our vacation so relaxing and enjoyable. Beautifully furnished with all the amenities of an in-town property. We loved staying at home and enjoying the large yard, the swing and the chickens! Cooking breakfast was a treat with the fresh eggs and the beautiful scenery outside the kitchen window. Wish we had more time! Would love to visit some day in the fall!
We had a family reunion for the second year in a row at this lovely Pennsylvania country farmhouse. It had everything we needed and more. A lovely quiet country setting and a beautifully renovated farmhouse. We will definitely strongly consider returning next year and all our family would highly recommend this for gatherings of any kind.
We had a wonderful time, what a fantastic kitchen. Lovely bathrooms, outodor grill, expansive grass. Nearby neighbors were very friendly, has a sort of far-flung suburbs feel.

21-50 12 ppl the barn rental fee is $6,000.00

THE 4 NIGHT WEDDING RATE
•Lodging for 4 nights
• 6 bedroom 3,600 sf designer farmhouse for up to 12 guests (no camping or additional sleep over guests during stay)
• 4 oversized bathrooms in the main farmhouse

• Use of the restored 2,000 SF Pennsylvania Dutch Bank Barn with additional 500 sf outdoor attached patio with overhang
• 1000 SF massive bluestone patio with grill, furniture and fireplace
• Summer “finishing” kitchen in barn which includes: indoor vintage gas stove, sink and refrigerator
• Banquet tables and chairs for up to 75 people (we can access more for an extra charge)
• A bonfire the night of the ceremony (pending local burning bans)
• Edison string lights throughout the property
• A portable PA system for where you choose to have your ceremony
• WiFi and cell phone access
• On site high end portable bathrooms for day of event
• On-Site Parking with 2 parking attendants
• Setup - The day before your event
• On site property manager for set up and day of event
• Event Day - Start when you like, end by 11 pm.
• Clean up - We ask that you remove all decorations the day following the event. A bear proof dumpster will be provided.

(2016) $16,000 for all the above.
• Rehearsal Dinners or Sunday Brunch for more than 12 guests require an additional fee of $1000.00 per event.
• Events for more than 75 people require additional bathroom rentals and an additional fee of $1500.00.
To reserve your event a 50% deposit is required to hold your date. The full balance will be due six months before the event.
Cancellation within 30 days of the effective date of the agreement will result in a 50% refund of payments received. Cancellation after 30 days of the effective date of the agreement will result in a 100% forfeiture of the retainer and any other payments received.
Vendors must adhere to the terms of our policies and it is client responsibility to share these policies with them. All venders must provide proof of insurance 30 days prior to event.
A licensed catering company must serve food and alcoholic drinks for the day. The caterer will provide a full cooking and serving staff including at least one bartender if alcohol is being served. The caterer is responsible for the set-up, breakdown, and cleanup of the catered site. We ask that your caterer leave the catering areas the way they found them. The main farmhouse is not to used by any catering personnel.
The wedding party is liable for any damage to Blue Stone Farm, its grounds, equipment and facilities, during your stay at the farm. Events are required to obtain event insurance for no less than $2,000,000 in liability, listing Blue Stone Farm as the co-insured.
PARKING AND TRANSPORTATION
There will be parking available for 40 cars a short one minute walk from the barn. We recommend however that a bus service be hired to shuttle guests between their accommodations and Blue Stone Farm for your guest's safety and convenience. Blue Stone Farm will provide 2 on site parking attendants.
