Apartment is located close to busy street, but the city noise added to our experience, and we always enjoyed our afternoon nap and good night's sleep. We were out late every night, but always felt safe in this neighborhood. The neighborhood offers great little eateries, and laundry service half a block away worked great for us. The 20-minute walk to The Colosseum was VERY CONVENIENT because we also caught the Sightseeing Bus there. Travel hint: We arrived to Rome by train and took the public bus to apartment. However, we are seasoned travelers and not afraid to walk a good distance. If you are not as adventurous, just spend a little extra and take taxi to apartment.
Tiziana and Luigi are the best hosts. Luigi is a good travel guide he explained many things about his beautiful city (Rome) and Tiziana made us feel like family. The apartment is spacious, clean, comfortable and very well located we walked to major attractions or used the local buses. We stayed here for a week. The location can't be beat, walking distance to the Colosseum and 4 blocks away from the Appian Way and the Baths of Caracalla. 2 blocks from the ancient walls of Rome. The owner Bruno will say that he does not speak much English, but he actually speaks it quite well. He is quite friendly as well.
A few problems: Although the bedrooms are large, the mattresses are uncomfortable. We could feel every spring in the double bed in the master bedroom, and would sink twords the middle of the bed. There's no laundry, but there is a laundromat nearby that will wash your clothing for 7 euro a load. The kitchen is small but functional, except that the fridge is a bar fridge, too small to keep more than a days worth of drinks and groceries in. Finally, there's no dining room, nor room for everyone to eat together. We managed to squeeze 4 people around a folding card table, using all the chairs and most of the space in the process. Any more than that would be impossible.
If you don't plan on cooking or eating in the apartment, then this could be the place for you.
If you're there on a Sunday then rent a bike and travel down the ancient Appian Way (Via Appia Antica), stopping at the Catacombs of San Callisto and the Circus of Maxentius, you won't be disappointed, as this was the highlight of our trip.
One final note. Although there's a lift, you have to climb 6 steps to get to it. Just a small note in case you have mobility issues.
