More than just a studio, it is actually a little independent house adjacent to our home, with a bedroom and bathroom located on the mezzanine. It is ideally located between the port and the English Promenade yet in a haven of greenery at the foot of Castle Hill. What a pleasure it is to feel like you are in the countryside, so close to the beaches and city center!
Have your breakfast in the garden (reserved for you only), on one of the terraces that rise to the base of the rocks of Castle Hill: 3 garden lounges await you! Take pleasure in contemplating the port and watching the movements of the sailboats, ferries and cruise ships. The astonishing beauty of the lush terraced garden with typical Mediterranean flowers is entirely reserved for you.
The 1st beach (rocks, no life-guard) is at the end of the street, which is to say only a 3 minute walk, at the start of the famous English Promenade.
We are two Nice locals who love our city and introducing it to others. We also enjoy contact with people; we find it very rewarding.

We are lucky enough to live at the foot of the "Castle" in a unique setting 2 steps away from everything that matters most in Nice: the sea, English Promenade, port, Castle and of course the old town and its Provencal market.
The 750 m2-terraced gardens that we reserve for our guests are unique in a neighborhood of older buildings that typically only have small balconies. With us you can live outdoors in the gardens, relax in one of the 3 furnished terraces (2 with sea view). It is the countryside in the middle of the city yet waterside and the same time.
We have just returned from a lovely week in this superb property.
Joelle and Pierre are the perfect landlord and landlady welcoming and yet providing us with all the privacy we needed.
The property is well equipped with everything required for a home from home including guide books in English.
The flat is quiet and yet right in the middle of Nice between the port and the lovely old town and is close to public transport.
The garden is a real delight we enjoyed our breakfasts in the garden with delightful views over the old port.
We don't normally say this but we will be back!
Lovely little apartment just minutes away from the Old Town and waterfront. Very clean and well-maintained, with a comfy bed and pillows - perfect for a short stay in Nice. Joelle and Pierre were so friendly and helpful, and made us feel very welcome. The apartment is 10 minutes' walk away from the train station which takes you along the coast, and the bus stop to the airport is also a similar distance. The outside areas (of which there are three!), are blissful, with fantastic views overlooking the port. Highly recommended.
"We stayed in this lovely accommodation in June and had a great time. The location is perfect, over looking the old port. The Old Town, beach and bus stops are all 10 minutes walk away. The house itself is beautiful, with its terraced garden over looking the sea; we had spent many lovely evenings sitting there eating, drinking and watching the boats. The decor and furnishings in the apartment are very nice; it is really modern and very well done. Joëlle and Pierre are helpful and considerate; they are lovely. "It was our first time we rent apartment instead of hotel as accommodation during vacation and this experience was perfect. It’s cosy studio tasty decorated and equipped all necessary stuff, all details are thought-out. Especially we were impressed with picturesque garden and terrace, where we’ve had dinner. The owners are very pleasant and tactful. Location is convenient as well: calm place in 7 min walking to beach, shopping area and 10 min to place Massena. So we enjoyed our staying in Nice."

A detailed notebook is at your disposal in the apartment with all our favorite places, as well as the main tourist attractions of the city and region.
Our location is ideal if you want to avoid the hassle of a car or the constraints of public transit. (There is however, a bust stop less than 50m away).
Take an easy stroll to the most important tourist sites in the city: the port, of course, but also Castle Hill (large green and wooded space with a playground for children), the English Promenade, the Saleya Square (large Provencal market), the old town: only steps away.
Many beautiful one or two-hour walks are accessible.
Restaurants abound in every direction offering all the different varieties of cooking possible.
If you like the sea and swimming: it is also steps away.
If you like bicycling, the cycle path on the English Promenade passes 50 metres from us and it is a real treat to 'do' the 'Prom' at any time of the day or night. The 'Blue Bicycles" offer quick and easy bicycle rental.
We are also in the antique district and the new little 'Nice Marais' area with its charming 'trendy' shops and restaurants is at the end of the street.
The all-new 'green belt ', with its reflecting pool, sprinklers, children's playgrounds, lawns and beautiful vegetation that incite indolence or a picnic is 10 minutes away on foot.
