2 bedrooms 3 bathrooms with a pool and views of the ocean

Newly constructed home features a pool and sliding glass doors to off the kitchen to the pool. Very private if you require this. Features a detached guest cottage out back which is also available. The home sleeps six and is gated for absolute solitude but close to all activities. The home is less than one year old. The access is gated and is the last home on the street so if privacy is important this is the place. You can see whales breaching from the deck and watch the sunsets daily. Also follow the trail to a 15 minute walk to the beaches to watch the surfers.

Amazing home in a great location

There were four of us (two couples) who stayed here for 5 days and we had the best time. The house is stunning... it feels like a palace. The open-air rooms, infinity pool and views were a highlight for us. The house is on the top of a hill, providing great views of the hills and ocean. It's about a 15 minute walk to town and we felt very safe walking. The town is so quaint with great food, great people and not too many tourists. Day tripping to Sayulita is fun, but I wouldn't want to stay in that town. It's too crowded, touristy and noisy for my taste. We spent most of our time at the house enjoying the pool and spending time together. The kitchen had everything we needed and Patricia (the host) lives on the property in a guest house behind the home so she's available if you need anything. We will definitely be back!

Beautiful house and wonderful host!

My husband, two year old son and I have stayed at many homes in Sayulita, Punta Mita and San Pancho, but this house is something special. It has the most amazing views and is so comfortable. If you really want to experience to Mexico, in a wonderful place, this is it. Make sure to rent a golf cart, it makes everything easy and is a fun way to travel to town. San Pancho is a bohemian surf town about ten minutes by car to Sayulita. It is not the best swimming beach but the beach is so amazing, especially at sunset. This is our second time staying at Patricia's paradise home. She is such a genuinely nice person, a pleasure to meet. She even took my husband back and forth to the hospital and stayed win him to translate when he fell ill. I have stayed at more than twenty vacation rentals in the last two or three years, and this one is a true gem!

Best stay in Mexico- san Pancho!

The house is absolutely gorgeous and cozy, it is beautifully designed, perfect for a couple or 2 couples as the suites are in different floors both with patios and spectacular views! The infinity pool and sitting areas make it a very special place to relax and enjoy. Patricia, the owner / host was wonderful and made us feel so welcomed. We would definitely be back to stay in this amazing paradise and will recommend to friends and family. It really was a surprising treat!! Thank you so much Patricia!!!!

Marvelous vacation rental

This is a beautiful property located in a charming village. I thoroughly enjoyed my stay there with Patricia and Lalo helping us along the way with information about things to do and see. I will definitely return next year and am already looking forward to that. The house is so well appointed with everything anyone might need and the village has many and varied restaurants and shops to spend time at. The beach is only about a 15 minute walk and is always spectacular. Patricia, you know I love spending time with you and am looking forward to seeing you again soon. Heather

Lovely modern home with great view

This a a very nice, modern home perched on a hillside out of town. Excellent privacy and security with locking gates, fully fenced. The owner, Patricia, was very welcoming and accommodating, a perfect hostess. Any issues (there were very few) were immediately dealt with. Large bedrooms, very comfortable beds, and a beautiful tiled infinity pool. Really, this would warrant 5 stars for anyone other than those who absolutely require a bath tub (like my wife). There are tubs in both bedrooms, very cool design with concrete and tile 'benches' facing each other in a kind of grotto. Regretfully, there is only enough hot water to fill the very bottom of the 'tub' so you get to sit on a bench with your feet in water. Showers however are great.

Unless there is a trail through private property (I should have asked), 15 minutes to the beach would require very brisk walking (i did it in 17 minutes, and I was hoofing it).

Finally, and this has nothing to do with the house, San Pancho must have the noisiest and most energetic roosters in Mexico. While most roosters crow to greet the sunrise, these go at it 24/7. With the wonderful, floor to ceiling sliding doors open, the noise can be distracting for sleep.

Bgorgeous house and setting

This home is gorgeous and perfect for friends, a family vacation or romantic stay. The views are amazing and the layout of the home is perfect for privacy with the separate bedroom downstairs.

Patricia is helpful and accommodating, but careful to stay out of the way. Ask about restaurants and beaches for her 'local' insights

The home has a wonderful kitchen. Could use a couple of additional ice trays and there isn't enough hot water in the tank to fill the unbelievable bath tubs. That's the only things I would change.

Car: recommended

Cross the bridge to the entrance to San Pancho take the first right immediately, go to the top of the hill on skinny dirt road. Follow Villaguaadalupe signs.It is Nueva Galicia 97 San Pancho turn into town of San Pancho cross the bridge turn first right looks like a back alley go about 1/2 km to top of hill road hooks sharp back to the left to a gated home . This is home VillaGuadalupe
