What makes this Apartment unique
The windows of the room overlook the private garden, which has many flowering plants and a giant pine; the leaves of the trees cover the view of the neighboring houses, so there is plenty of privacy!

We were first time visitors to Venice. After flying in and catching the AlliLaguna line to Ospedale, Francesco meet us at the stop and took us on a very short walk to our room. It has every accommodation that we needed/wanted. Plenty of hot water, WiFi connection, comfortable bed, & windows open up to garden behind the house. Quite nice and Chiara & Francesco were very friendly.
We loved wandering the narrow streets to all the major sights. You can reach San Marco or the Rialto in about 10 minutes. Great place!

Far from the Madding Tourist Horde
The property is perfectly located off the beaten tourist path in a neighborhood which disproves the myth that no Italians live in Venice. Only a short walk to the Arsenale and Giardini and at the same time surprising close to Piazza San Marco. A supermarket and vaporetto stop which connects with the airport are all 5 minutes always; I only needed to use the vaporetto for that. . The owner went out of his way (to Mestre on the terra firma) to buy some medical supplies for me without my asking. .. The apartment is a little dark and lacks an ideal computer work space but; I believe the owner is putting in some extra lights; but the garden is always available. I stayed for 12 nights, attended the Biennale most days and ate in most nights in the fully equipped kitchen.
Fabulous week in Venice
A great spacious apartment, pictures don’t really do it justice, a beautiful clean space . Small kitchen large bathroom and large bedroom with TV . There is plenty of storage space , so no need to pack lightly.
The apartment is in the north of the city , easy walking to most areas- there is a charge for being met at the water bus, by the owners , which we felt excessive, but we arrived on a late plane so was a charge that we had to pay.
There is internet service , but it’s poor and intermittent, so we relied more on our mobile data.
Overall a great find
Dear Mrs Angela, thank you for your feedback, I'm glad you had a great stay in our home! As stated in the adv page and then again in our emails, we ask for the "late check-in fee (30€ between 9pm and midnight, 50€ after midnight)" only after 9pm, during the day we do not ask anything for this service. I didn't know you had this bad feeling since you agreed with the terms of the booking and you didn't mention it to me.
If you had told me about WiFi, I would have turned the router off and on again, sorry! Best Regards, Maria Chiara
Very quiet and clean flat
This was a very large and quiet flat. Very clean and well supplied. It is in a more residential area of Venice and it was nice being away from the crowds of St. Marks Square. Francesco met us at the water bus stop and was very helpful with places to eat, maps etc - the restaurants he recommended had amazing food. The bed was comfortable and we slept well.
Like most of Italy, it is an old building and smelt very musty - we stayed at the beginning of October and it was too cool to keep the windows open to air it out. The wifi is ok if you want to check email but not strong enough to download anything, including a photo or two. There was a 50 Euro deposit due on arrival which we were aware of but inconvenient for us as we were heading back home from Venice.... with 50 Euros in our pocket. Would have preferred it taken on our credit card at booking and then refunded. Would have been fine had we continued on in Europe.
Overall, we enjoyed our stay - the owners were lovely and helpful. The flat was clean and well equipped. The garden would be beautiful in the spring/summer - still pretty in the fall.
A lovely spacious apartment
The apartment is well situated in the Castello area of Venice and the location is much quieter than other areas on the islands while still giving the Venice experience. The apartment is very comfortable, well appointed and a good size. I stayed there for 3 nights with my two grandchildren and we enjoyed our stay. Francesco met us at Ospedale and walk with us to the apartment, an easy walk from the vaporetto station. There is a supermarket close by which was good for self catering.
Everything you need in a perfect location
We enjoyed our stay in this apartment. Francesco and Maria were perfect hosts. Very responsive before our arrival and during our stay. Francesco met us at the water shuttle and escorted us to our apartment a short walk from the Ospedale stop. No bridges to carry luggage over! Wonderful, The apartment is exactly as shown online. Furnished simply with plenty of room for a couple. We found it to have everything we needed. A grocery store a short walk away and plenty of great coffee shops and restraunts in walking distance. Don’t miss a cappuccino or an Aperol spritz at Rosa Salba. A charming great location that gives a break from the chaos of Venice yet is only steps away.Loved having the shutters open to the garden and hearing the church bells. We were close to everything we wanted to see yet had a quiet neighborhood feel to the apartment. The kitchen was clean and stocked with an Italian coffee pot and everything needed for a stay.
Ca’ Barbaria is easily accessible from the airport with the boat service “Alilaguna – Blue Line” (Ospedale stop), from Piazzale Roma and the railway station of Santa Lucia with the line 5.2 (Ospedale stop); the nearness of the stops of Ospedale and Fondamente Nove allows you to embark on a trip to the lagoon islands - Lido, Murano, Burano, Torcello the most famous - with ease.
