I happen to be an environmental engineer, who has been living and working in Venice since 1996. I actually came to prepare a tender for a remediation project, thinking I would stay for a week but I am still around 18years later. I am passionated for the old stones of this paradise of all cities, its culture and its history. Venice is actually a center of civilization, just like London or Paris are, but true Venetians have also an islander bias.

Why Pier chose Cannaregio
Renting this apartment just helps me to keep on living in Venice, with rising living costs due to the pressure of global tourism. This pressure, combined with the fact it is an island and therefore that everything needs to be transported by boats does result in everything being expensive, especially the costs of maintaining a house.
What makes this Apartment unique
The key advantage of this apartment is its location, in an area aside from the touristic flow, still peopled by Venetians (there are 2 gondoliers living in the building). A few celebrities, including Casanova, Goldoni, and, surprisingly enough, Nietzsche, used to live in the same street - Calle della Testa. There is a bakery and a supermarket less than 100 m away, together with local pubs still patronized by Venetians. It takes less than 10 minutes walking to Rialto and to San Marco Square. Just round the corner, you will find the San Giovanni e Paolo church, which is the Westminster of Venetians, full of graves of Doges, heroes of the Serenissima like Marcantonio Bragadin, governor of Cyprus, who fought the Ottomans to the last shortly before Lepanto, or the Bandiera Brothers of the Risorgimento. But also filled with masterpieces of Titian, Bellini, Vivarini, Veronese, Palma and other artists. You will appreciate having a cappucino at Rosa Salva on Campo San Giovanni e Paolo, while having a look at the equestrian statue of Coleoni, a proud 15th century condottiere who would have been a general anywhere anytime. Access from and to the airport is really easy through the Fondamente Nuove vaporetti station which is the closest to the apartment, less than 5 minutes walking. The same for visiting the lagoon islands, of which I recommend Torcello and Burano.

Excellent apartment at a very good location
The best part is location, just 5 minutes walk to Rialto bridge, water bus station and 7 minutes walk to St Marks square. Murano is only 15 minutes from water bus station. The owner is an excellent person and very flexible. He made our stay memorable. We have absolutely no issue for the 2 nights we stayed. The house is equipped with everything with good qantity
.The only problem is the apartment is at 4th floor and no lift. I always dreamed of staying in such kind of house. Thanks for making our stay a memorable one.

"The owners of this property are friendly and caring. They respond to emails promptly and communication regarding meeting time/place was excellent. The apartment is on the 3rd floor. It is clean and a good size for 2 or 3 people. I found the convenience of the washing machine and dishwasher excellent. The kitchen is large and fully equipped. We were staying in August so the downstairs air conditioner was great but the cool air didnt really reach the upstairs area.
I found the ladder style stairs awkward. Unfortunately the kids did not like the pullout futon beds and the apartment is in desperate need of some new pillows. The location of this apartment is excellent as it is close to the Vaporetto and only a short walk to Rialto. Its safe and quiet. Overall its a really good place to stay."

"Although we knew in advance that the apartment was located on 2 floors, with the master bedroom being tucked into the attic on the 5th reached by a "ship type" ladder, this ladder was still very difficult to negotiate. The futon beds in the living room were very hard and the quality of the pillows was poor. The previous renter's linens were drying in the living room when we arrived, we put them away 2 days later. Pierre knew that the coffee maker only worked sometimes, but seemed unwilling to replace it when we brought it to his attention. We were forced to go to the local cafe for coffee. Useful maps of store locations and hours was lacking. Overall this wasn't a bad apartment considering that Venice is a seller's market. it was quiet and well located. If Pierre makes some improvements to this apartment, it may suit you."
"1/ Concernant l’escalier d’accès à la chamber

les appreciations sont variables, c’est à dire pas d’appréciation à des commentaries “accès sportif” mais il ne s’agit en aucun d’une échelle, ce qui est de la mauvaise foi.
De plus et très justement M. D. a pu lire dans d’autres appréciations cette particularité de l’appartement comme:
« les seuls inconvénients ne concerneront que les gens peu mobile …l’accès à la grand chambre se fait par des marches fixées au mur »
Un reproche peut être fait concernant l’accession sportive à la chambre mais on s’y habitue… »
« L'accès à la chambre à l'étage est assez sportif, comme les 4 étages sans ascenseur !!!!!! »
2/ Au sujet des futons: “The futon beds in the living room were very hard and the quality of the pillows was poor.”
Ce sont des futons Ikéa et l’avis de M. D. est plus que personnel.
3/ “The previous renter's linens were drying in the living room when we arrived, we put them away 2 days later ”:
Il pleuvait effectivement ce jour là et j’ai demandé à M. D. si cela le dérangeait et si éventuellement il pouvait les plier lui-même une fois secs, et il m’a dit d’accord.
Je ne pense pas qu’il s’agisse d’un défaut de l’appartement ni d’accueil mais de bon sens et de bon rapport.

Il y a 3 cafetières dans l’appartement. J’ai expliqué à l’arrivée à M. D. laquelle utiliser. Le reste est toujours de la mauvaise foi, voire ridicule.
5/ « Useful maps of store locations and hours was lacking.” :
C’est absolument faux – il y a plusieurs guides dans l’appartement, dont le Rick Steves Venice, le Guide du Routard, l’Eyewitness « Italy » et les itinéraires de Corto Maltese.
Je crois au contraire que cette mauvaise appreciation qu’a mis M. D. a une autre source, qui est personnelle et n’a rien à voir avec l’appartement : le fait est que M. D. a déréglé le chauffe-eau en touchant des boutons. Il m’a appelé un soir et je lui ai proposé de venir l’ajuster. Comme le chauffage fonctionnait, nous avons concordé que je serai passé le lendemain faire le réglage. Ce qui fut fait. Je lui ai fait part de ma perplexité – de ce que le thermostat se soit déréglé tout seul alors que je lui avais bien dit de ne rien toucher en dehors de boutons plus ou moins pour augmenter ou abaisser la température. Je crois que cela l’a vexé.
Il est certain que les américains ont des critères souvent assez différents des européens sur les appartements qu’ils louent."

"Pleasant and quiet district, without an abundance of tourists. 5 minutes on foot from a stop vaporetto, are convenient to reach Lido. Nearby fine cafes and restaurants. In a heat rescues the conditioner, but in the second room all the same too hot in the summer. If the Internet it is necessary to warn the owner of apartment is necessary. The sofa in a room inconvenient, isn't enough pillows, a small shower. The apartment is more likely intended on a family or a young pair.Fine picture from windows on roofs of Venice."

The owner would obviously come to pick you up at an agreed-upon meeting point.
Yet the best way to access on your own to the apartment would be to step off at the Fondamente Nuove vaporetto station (good point if you come directly from the airport - take Alilaguna and exit at Fondamente Nuove).
Then exiting the station you need to turn left toward the hospital, cross the first bridge you encounter, then turn on your right either at the 1st, 2nd or 3rd gangway on your right (they are all the same), keep on walking straight all the way down 'Calle della Testa' till the 3rd intersection on your left - which is where the house is located.
I can recommand you those 4 places specialized in venitian cooking:
- Alberto (€€) at about 50 m from the house;
- La Strega (€) a venitian pizzeria with nice owners - 5 minutes walk from the apartment past S. Giovanni and Paolo square;
- Alla Vedova - in front of the Ca' d'Oro vaporetto station - which is the most typical venitian cheap restaurant I know (not yet too spoiled by tourists and greed);
- la Fiaschetteria Toscana - should you invite your boss or a top client or a dear person - €€€€€ - in a nice context.
Restaurants are usually expensive in Venice.
Otherwise and since you are interested in renting an apartment and that the kitchen is fully operational for cooking, I would advise you to go shopping to the Rialto market which is about 10 minutes walking - you need to take the ferry 'traghetto' at Santa Sofia to cross the Grand Canal but it is a nice, short gondola experience which cost 50 cents per head.
You will find there a large fruit and grocery market as well as the Fish market.
Otherwise you'll find a bakery with basic food products (noodles, milk, etc...) 50 m down the street where is the apartment and a good butcher 200 m on your right on your way to Rialto.
There are 2 small supermarkets 'COOP' about 300 m east and west of the house where you can buy nearly anything (one next to the Giorgione - unique venitian cinema and the other walking toward the Arsenal past San Giovanni and Paolo Square).
Better leave your car at a parking lot in Mestre rather than in Venice - you will save a lot without any hindrance (6€/d against +20€/d).
