3 Bedroom + 1.5 Bathroom Classic & Comfortably Furnished Farm House.

Our Property is a beautiful 1859 Farm House renovated to provide modern amenities while maintaining it's original character. The property is located 15 miles north of Cooperstown in the historic Village of Van Hornesville. The property is 8 minutes away from the Glimmerglass Opera House. The address is:

The property includes a Master Bedroom with a King Size Bed; a second Bedroom with a Queen Size Bed; and a Bunk Room. The Bunk Room is suitable for children old enough to sleep in bunk beds. All bedrooms are located on the Upstairs Level of the House as is the Main Bathroom. All bedrooms share the Upstairs Bathroom. There is also a half-bath located on the main level of the home. The Main Bathroom includes a Toilet, Vanity/Sink, Shower and Jacuzzi Tub.

As is common with older Farm Houses, the stairs to the Upstairs are quite steep. This property is suitable for mobile adults; but not for anyone with mobility issues. Nor is it suitable for toddlers. The house has not been 'baby-proofed'.

The main floor of this property includes a fully equipped kitchen; a breakfast nook; a comfortably furnished living room; a large dining room with space for 16 guests; and a den/office. In addition, there are two covered porches and an upstairs balcony (with a SPECTACULAR VIEW).

A lovely country house

Our family loved the size and location of this house. It is also tastefully decorated and furnished. Previous reviews made the bunk beds sound uncomfortable. That was not the case for us; I am in my fifties and had no trouble sleeping on the lower bunk. There were no ants, wasps and spiderwebs on this weekend of August 19-21. We had to do some fly-swatting but that is to be expected when you're next door to a farm. If the kitchen screen door is fixed, that would be helpful. There are games available for indoor and outdoor play. A walk along the road is a photo opportunity: goldfinches flit about the wildflowers and friendly neighbors are willing to tell you about their brown Swiss and Angus cows.

Beautiful

My friends and I stayed at this farmhouse for a weekend to escape the city and relax. If you are not familiar with driving around in areas like this at night, make sure you drive slowly, because there aren't many street lights. When you do arrive you are greeted by a gorgeous old style farm house with a lot of property to walk on. If you think that's nice, wait until night and stand out on the back porch on the second floor, because you have front row tickets to one of the clearest nights I have ever seen. If you get bored around the house, you can get in your car and drive to Cooperstown which is close by. As your driving there you will be greeted by a crystal blue lake for most of your ride. The owners are very pleasant and accomodating to your needs and the house does have a few modern amenities to enjoy. This is a fantastic place that I would recommend to anyone visiting the area.

Picturesque Farmhouse

The property had lovely views, with front and back porches perfect for star-gazing. We were in town for a baseball tournament; it was nice to have a three bedroom property to spread out in, including kitchen and tv/reading areas. We enjoyed paddle-boarding on the nearby lake and visiting the local waterfall as well. The owner and property manager were quite friendly and responsive to our questions/needs.

I would add that it's a scenic drive to Cooperstown Dreams Park if you are in town for the baseball tournament; it does take around a half hour. You are quite close to the Glimmerglass opera house, as well as some great lake spots/hikes. Cooperstown itself is a must visit too. Upstate NY has much to offer, and the farmhouse is a great destination from which to explore.

An enjoyable and relaxing vacation

Our very 1st night here, I actually slept like a log for 9 solid hours, something that hasn’t happened in years and years.

That fact alone speaks volumes about the serenity of this handsome country house, which easily accommodated our family of 6. The beds are comfortable (even the fold out downstairs), the sun drenched kitchen is roomy, modern and well equipped and the amenities are surprisingly good for a rustic, country setting.

We would gladly recommend this vacation home to others.

Get Away From It All

We thoroughly enjoyed our stay at Because of the View. The historic rural home has all of the amenities that made our vacation relaxing, including a large Jacuzzi soaker tub and plenty of linens, and a relaxing living room with flat screen TV and several DVD's. A wonderful fire pit has been added, and was perfect for several bonfires!

Expected better

Considering what we paid, I expected at least a clean house. When we first walked into the house from the kitchen door, there were black carpenter ants crawling all over the kitchen counters, floors and walls as well as in the dining room. So you know I am not exaggerating, two of us killed about 20 ants within the first 10 minutes, this continued throughout our stay. There were also small ants crawling along the window base in the living room. Spiders and spider webs throughout the house and mouse droppings in the kitchen cupboards and drawers. There was an active wasp nets on the ceiling of the outside porch so we were not able to sit outside. It looked as though the house was just opened from winter and no one had gone through to clean it. It really needs a good cleaning...vacuum along the floorboards, window sills and stairs especially.

The upstairs was cleaner than the downstairs and the king and queen beds were comfortable. The bunk beds are not fit to sleep on, even my children could not sleep on them as they were all springs and they had to sleep on the downstairs couch. The bunk beds need new mattresses so do not plan on anyone using them! The water heater in the upstairs bathroom/laundry room leaks and the room had a bad smell. The ceiling in the dining room, which appears to be under the bathroom looks as though it is rotten, could be the hot water heater that has done the damage?

This house is not for elderly, small children or anyone with mobility issues as mentioned in the owner's overview. The view was nice and there were cows and deer visible every day which the kids enjoyed. There was a gentleman who came mid-week to pick up the trash and took down the wasp nest, so that was helpful.

We decided to stay here based on the earlier reviews alone even though it was a 30 minute drive to the Dreams Park. We have had our share of bad rentals and this was disappointing as well.
