Palms of Dune Allen is a 24 unit, three story condominium complex in the heart of Santa Rosa Beach. There are restaurants and shops within walking distance. It is across the street from the Santa Rosa Golf and Country Club. We are six miles east of Sandestin and two miles west of Grayton Beach.
We are right on the beautiful Gulf of Mexico. You do not have the cross the street or walk down a public walkway to get to the beach. You can leave your beach chairs on the beach for your entire stay. We have the most gentle sloping walkway to the beach of any development in the area.
Our unit is on the second floor of a secured entry development. There is an elevator available. The unit is elegantly furnished.
There is a king-size bed in both the master and guest bedrooms. The third bedroom has a queen and bed, with a trundle. There is a queen-size sleeper sofa in the living area. Each bedroom has its own bathroom. There is a huge, open living/dining area.
The unit comes with linens and towels. The kitchen is fully equipped with everything you need except food. Beach chairs and chaise lounges are included. There is secured access to and from the beach.
There are TVs in every bedroom. Two of the TVs have HD DVRs. We have high speed wireless internet access for your use at no additional cost.
The pool area has an ice maker to fill your coolers for the beach. The sunsets are incredible!!!
This is our second home, and we like to share our pride and joy with others who appreciate luxury furnishings and amenities as we do and will respect the unit as if it was their own. NO SMOKING or PETS are allowed.

Our stay in unit #205 of the Palms of Dune Allen was wonderful. The condo is furnished very nicely. All the amenities of home are provided and top notch. The facility is very nice as well and very well maintained. I cannot express our happiness in our choice. Will definitely be going back.
This condo complex offers a fantastic location! The condo exceeded our expectations with a very open floor plan with sweeping views of the Gulf of Mexico and top of the line renovations to the kitchen and master bath! This unit was clean when we arrived. It is also a great location within the complex with easy access to the pool and beach. The amenities within the condo such as tiled floors, the upgraded kitchen appliances, tons of pots and pans for our day to day cooking, the bedroom and bath layout and the covered lanai worked well for our stay. The condo complex is in a great location within a 1/2 mile to Gulf Place shopping and restaurants and within minutes to other great restaurants, Grayton Beach, Seaside but without all the crowds! We loved the non crowded beach in front of this complex! The owner was also a joy to work with answering several questions before our arrival and during our stay. This is a 10 out of 10 and should we visit this area again, we will definitely come back to this unit! Thanks! Mike and Becky
Best condo we have stayed in.
We have been coming to 30A for almost 10 years and The Palms 205 is the best condo we have stayed in. The view is spectacular, the pictures don't lie. The description of the condo is correct when it says to check in first before going to the store. Everything we needed happened to be provided...foil, plastic wrap, seasonings, rubber gloves, sponge, scrubber. I could go on and on but I won't. Randy sent a very thourough sheet explaining everything about the condo and the area before we arrived. By the way, the weather cooperated which helped to make everything great!
Back for More...and Not Disappointed!
This is our second year in a row at this condo, and we had just as great of a time as last year. The nice thing is that in the span of a year, the condo has been upgraded with a new living room set, new beds in the 3rd bedroom and a new washer and dryer. The condo continues to be very well stocked with anything you can imagine (olive oil, spices, every cooking utensil you'd need, dish soap, laundry soap, you name it!) Our 2-year-old son also enjoyed the beach. We were glad that the beach was private to give him more room to roam. The owner is very easy to work with, and it makes the experience even more enjoyable. Highly recommend!

During the summer, all rentals are Saturday check in and Saturday check out. Cancellation policy-Full refund if cancelled 45 days in advance. If cancelled less than 45 days but more than 30 days, $200 cancellation fee. If cancelled less than 30 days but more than 15 days, $400 cancellation fee. No refunds if cancelled less than 15 days. Special rules apply in other situations -discuss with owner.
