Patrizia is an excellent host who provided full and good information and great communication for easy check in and during our stay. My daughter and I had everything we needed for the 3 night stay.
The place is rather small. It is adequate for 2 people for short stay. For long stay, it might be too tight of space.
It seems like this is everywhere in Italy: The bathroom does not have fan and requires opening the window to air out. For us, mosquitoes got in and we had quite a few bites. Recommend: to put a screen on window so mosquitoes can not get in. Also, looks like it's common in Italy: no dryer.

Nice location, experience should have been better
Location was convenient however it was very difficult to find. Location on maps (Google, Apple and Maps) could not locate street. Owner sent us a map but couldn’t open it with my new updated phone. Apartment was cluttered with items. Nice to have a washer. Fortunately there were only two of us. If there are four as advertised you could not get into the bathroom when you open the spare bed. Communication with owner was very poor. Did not answer emails when we could not locate apartment. Took us an hour dragging suitcases to stumble upon the flat. She wanted to meet at 7 pm and we waited until 7:30 and finally went to dinner after sending emails requesting status and not receiving any response. When we finally met with owner the next afternoon she came unannounced and woke us up from our nap. Seems like her main reason to come was to try to collect taxes and a cleaning fee from us. HomeAway price includes all fees and taxes and when we mentioned this she said we still owed more. She left an invoice and told us to leave the payment when we checked out. We check the HomeAway booking and verified taxes and fees were included so we did not pay invoice. She needs to update the location and if she wants more money than advertised, she needs to change her ad to state she will be coming by to collect it.

Good accomodation for couple night
Overall, we were satisfied with our stay. Patrizia is a very sweet lady, and her care shows through her efforts and manner. She made sure we had the proper directions to the door from train station. That was great because it is easy to get lost in small lanes of Venice, especially for a just arrived tourist.
The apartment had everything required in the kitchen, bath and bedroom. The only negative we experienced was the mosquitoes (it had rained past couple days, and apparently, mosquito is a problem there). Also, the spaced felt cramped for 4 people, but we managed ok given we were hardly in the apartment. It would be perfect for 3 people in my opinion.
The place is by the grand canal (a taxi boat stop 2 minutes walk away) somewhere between Realto bridge and Saint Marco square. So it was convenient 10 - 15 minutes walk through the lanes of Venice to most of the attractions in San Marco area.

Location and Accommodation are the best!
For us 3 ladies this was just perfect! the apartment had everything we needed, starting with 3 separate beds (one of them double, so it can work for a family with 2 kids), and ending with the kitchen. We cooked every day.
The location is very central, but on a side street so you have absolute peace. VERY important in Venice - don't underestimate the combination of central location and peace. That's rare.
Our hostess was very communicative, though not fluent in English, so we used Google Translate every now and then.
To get to the very center would be about 15 minute walk or a ferry - whatever you like better.
Bottom line - very recommended. If the size of company fits next time - i will dig this property up and book it.
