Bad experience with owner. Loud, hot apartment.
We unfortunately did not have such a positive experience with this stay. Perhaps we had become spoiled by the other VRBO houses/hosts in Italy prior to this, but this turned out to be a not great experience for us.
The problems started when we missed our 12 noon check-in time due to a flat tire on the highway to Venice, which basically snow-balled into a 10 hour delay in getting to Venice. We were staying in contact with the owner the whole time, but it was obvious he was becoming more and more irritated with how this was impacting his plans and our inability to accurately estimate our arrival time, several times intimating that we were at fault for the delay which was clearly not the case.
When we finally did arrive, the host told us that we needed to pay upfront a 40 Euro “late check in fee” as well as the 58 Euro city tax (all the previous hosts had asked for the tax payment prior to check out, not up front). Of course, we were in a bind, as the owner well knew, and we had no option but to pay this as demanded. The VRBO property listing makes no mention of such a fee.
The property itself was clean and located in easy walking distance to all of Venice. However, sleep was near impossible, as temperatures were sweltering during our stay, and there is no a/c, so we had to rely on a ceiling fan and a small desktop fan, which were not adequate for the temperature. Also, due to the heat, the windows had to remain open. This unit is at street level, and hordes of young people doing their pub crawl flowed back and forth right past the open window, loud enough to sound as if they were walking right through the bedroom.
Directly under one of the window is apparently the garbage dump for the whole building, and as trash accumulated there over the weekend, the odor would waft through the unit. Other than that, the peeling paint in the bathroom and the broken front door knob, it was ok. Overall, we had a decidedly less-than-positive experience here, and would not recommend.
I'm really surprised about that review. I was expecting a wonderful one after waiting and gaiving support all day long.
It is first time I have guests so pour in comunication and disrespectful.
Never had any kind of problem with all other guests. The 100 and more reviews can prove it.
Sorry to read such a review where nothing is corresponding to the realty.
I will go through your comments to better and deeply explain them in order to give to readers a complete view:
1) First of all, you had to arrive by train at noon, and you arrived by car at midnight.
2) You never informed me about your change of plans, you just sent me a message at check in time that you had a flat tire problem.
3) I was not irritated but really surprised to know it.
4) I was more suprsised when I knew you were still in Florence, about 4h from the apartment and not close to Venice.
5) You informed me about restart to drive to Venice around 3pm (about 3h later) telling me your GPS gave 2h drive. Then nothing more.
At 8.30 pm I called you because I was waiting since 6pm.
You said you were 5 minutes from Venice Airport, but you arrived at the apartment after 11pm.
6) The City Tax is mentioned in the listing
The same day you booked the apartment, the 25th of Feb. I sent you a document with all the information, house rules and directions to the apartment, including check in rules (night check in cost) and Venice City Tax rules and cost.
Moreover I remembered you about City Tax payment and cost before to arrive.
It was not a news when you arrived at the apartment and you were not in any bind it is the ITALIAN LAW!
7) In the listng is clearly indicated NO A/C devices in the apartment, you cannot complain about something you do not buy.

With so many really nice and polite guests sometimes happens to find someone not.
Excellent apartment and helpful owner
The apartment is in a great area of Venice, especially if you do not want to be in the swarm of tourists. Transportation to the busier areas is very easy with Vaporetto public boat system; transportation to/from airport is easy with Alilaguna boat system. Filippo was extremely easy to communicate with and very helpful getting settled. Would love to stay there again.
Decent base and excellent location
Filippo communicated very well, was an excellent host and allowed us to stay a bit later on our last day. Apartment was in a beautiful building right on the canal, could be a little noisy at times but the windows were effective. Location was great for access to the main sights without being too busy, while the Fundamente had a wide range of good restaurants and bars within 5 mins walk. Handy for the water bus at Nove.
Conveniently location to vaporetto stop, restaurants,etc. Neighborhood feel. The “real” Venice.
First time Venice visit
The apartment was wonderful, nice and roomy. Clean and had everything we needed. Response was quick when we couldn’t figure out how to start the washer. We highly recommend using a porter to get from the train station to the apartment. Would definitely stay here again!
Flat was in a lovely quiet street with nice restaurants. Easy to commute to airport and walking distance to st marks squats and Rialto bridge. Only thing missing is a full length mirror!!

SuperMarket and fresh fruits, vegetables and fishes market nearby.
