Sunset Plams Villa is a fantastic 5 bedroom, 3 bathroom villa that has been luxuriously furnished throughout. A key feature of the property is the oversized south-facing pool and spa, which overlooks a conservation area that can only be described as magnificent; especially when relaxing in the spa enjoying your favourite drink and watching the Florida sunset on the horizon! Internally, the 2 master bedrooms both have en-suites, king size beds, walk-in wardrobes and flat screen televisions. The third bedroom has a queen size bed and the remainder have twin singles all with TVs. The family room has a large screen TV with home cinema/ DVD/ VCR. The front living room has 2 large sofas and is ideal for some quiet time! The dining area is adjacent to the kitchen, which has been upgraded with a glass top cooker, large fridge/freezer with ice maker and an eye-level large microwave. Sunset Palms ticks all the right boxes for a most enjoyable stay yet only some 10 mins from Disney.

A great family villa, with all the amenities you need for your stay in Orlando. Easy access to all the main parks, and loocal restaurants and supermarkets within 5 mins.

Would definately stay again on our next visit

Great place to relax after days in the parks

This was our first time renting a property in Orlando and this house catered for all of our needs.

The owners are friendly and provide a great service. Great communications and easy to follow instructions to the house.

On arrival everything was as described and the property was clean and well maintained with everything in working order.

The listing description and pictures are accurate.

The property is located in a very quiet location and it was great to be able to relax after a busy day in a theme park. The house is in a great position to get to all of the attractions and restaurants. Supermarkets are close as are good restaurants - we would highly recommend Manny's Chop House which is a ten minute drive away.

The view out of the back is lovely and adds to the tranquillity of the area.

We would certainly recommend this property/location to our friends and family and we would consider using this house again in the future.

Fab stay. Recommend to everyone

The villa was easy find thanks to the directions from Ash. The villa was fantastic just like it was advertised the cupboard was well stock with glass, plates etc, plenty of towels and bedding. We have a great family holiday thanks to the villa and Ash and Ellie. We have and will recommend this villa to everyone and we will be visiting again Thanks

4th or 5th visit so something's got to be right

We first visited this home a couple of years ago (see earlier comments) and have returned a few times since then. So here's my updated review.

A previous review mentioned the lack of a portable fan. There was one in the small cupboard in the living area by the kitchen. We've used it on previous visits and again this time so we knew it was there.

There were comments about mobile phone connectivity, - go to the 7 -11 at the end of the road and buy a Pennytalk Global calling card. A $10 card will give you calls to the UK at about 2 cents per min to a land line or well over 60 mins of time to a mobile. We never used all of the one we bought. Why pay 50p per text or a fortune per min on a mobile?

The new access road to the estate really improves access and exit, and simplifies directions.

Again the house was perfect for our stay. We had a couple of minor issues but Sally Busby of Peach Management was great in helping us out and getting things sorted.

We cannot fault the house, the support from Sally, and the booking process with Ash. My only fear is that more people will book with him and restrict dates available for us.

Update usefull places

1. Chinese Takeaway - Bamboo Wok on the Town Centre Sand mine road about 4 miles North up SR27. They don't deliver but you can phone and pick up or order and buy your shopping at the Publix next door.

2. Restaurant - Manny's Chop shop - 200 yards south of Sonny's BBQ pit in Haines City. Excellent food, good service, but can get busy. We went at 8:30pm and was OK

3. Groceries - The Target Supermaket on Posner Park now has a small ( by US standards ) grocery section. So you don't have to drive miles for bread and milk.

So overall,

A great place to stay away from the bustle and relax by your own pool, but within easy access of the parks or shops. Just don't try to book it when we want to go, because we'll certainly be looking to go again.

Our stay at the property was nice, although when we pulled up to the house, it did not look anything like the picture on the internet. The Lawn company came and installed new sod while we were staying this week. The house was in good condition and it was a quiet neighborhood. We enjoyed the pool and the sand hill cranes who entertained us in the yard. We did not have good cell phone reception in the house, as our neighbors had similar problems seeing there were many people in the streets on their phones. Suggestions for improvement would include more than 4 washcloths abailable in the house--we had plenty of towels. Also, a ceiling fan or portable fan for the back bedroom connected to the pool would be helpful. That bedroom gets most of the sun and it gets very warm in there. All in all an enjoyable stay despite the rain we had each afternoon we were there.

Owner's Response: Dear Guest, thank you for taking the time to review our home. We have to apologise for the condition of the front garden as the grass had been lifted in preparation for being re-laid. During this work the front clearly did not resemble the image on the internet. Unfortunately, the dry cold winter had a negative impact on the grass and consequently we decided to replace it. This work has now been completed and we are pleased to advise that the view of the front of the house has now been restored to match that shown in the image. As per guest suggestion, additional washcloths have now been provided. In respect of the back bedrooms being too warm, our Management Company noted that the air conditioning was set quite high by the guests and a lower setting would have provided a more comfortable temperature in the bedrooms. Unfortunately, this issue was not bought to the attention of our Management Company who are extremely helpful and would have been able to resolve this issue had they been notified. We do recommend that guests contact our Management Company with any issues or concerns that they may have during their stay as most things can be quickly and easily resolved to the satisfaction of guests. We are pleased that overall you enjoyed your stay in our home.

Sunset Palms Villa is located on the southern fringe of the Sunset Ridge gated community adjacent to the conservation area. The villa is approximately 1 mile from Junction 55 of the Highway I-4 on the S.R 27. The highway allows for fast access to Disney (approx 10 mins) and other central theme parks as well as the beaches, particularly, to the west for St.Petersburg and Clearwater. This route also passes Tampa for Busch Gardens. Travel east for Cocoa Beach, Daytona and the Kennedy Space Centre. Orlando International airport is approx 30-40 mins. A good choice of restaurants is available locally as is shopping with a huge Wal-Mart some 5-10 minutes away and a Publix supermarket also close by. Outlet and Mall shopping is also available along the I-4 at Premium Outlets, Florida Mall and the Beltz shopping centre - approx 20-25 minutes. If golf is your game then you are spoilt for choice with Highlands Reserve, Southern Dunes and Champions Gate all approx 10 mins away.

Other Activities: Disney, Theme Parks, Designer Outlets, Shopping Malls, East Coast and West Coast beaches

Please contact us for special late availability rates (i.e. up to 6 weeks before travel). Discounts may be available for longer stays. Pool and spa heat rates are available upon request as are rates for extras such as cots, high chairs, welcome packs etc. Guest parties of 8 or more, may be charged a premium at the owners discretion (guests will be advised at the time of enquiry).

A £100 per week holding deposit is required to confirm a booking. A £150 refundable security deposit is payable with the final balance, which is due for settlement in full no later than 8 weeks before departure. All local taxes (12%) are included in our rates. Cleaning following departure is charged at £80 per stay.

Owner's Cancellation Policy

  • 50% refund if canceled at least 7 days before arrival date.
  • 100% refund if canceled at least 14 days before arrival date.
